The property lies in southern/central Umbria (35 km from Orvieto and 20 from Todi) at 1,5 km from the village of Melezzole in a hilly and quiet location with panoramic views. The property has a large garden and a swimming pool, all for private use of the tenant. The pool is 12 by 6 meters (depth from 1.4 to 1.9 meters). The house is suitable for up to 5 persons (one bedroom with three single beds, one double bedroom, both on the 1st floor). Both bedrooms have air conditioning. Babycot available upon request. There is one bathroom on the first floor. On the ground floor there is a large living/dining room with kitchen and a bathroom. The living area has sofa seats for 4 person, fireplace and flat-TV. The dining area a big table suitable for up to 10. The kitchen has been renewed in 2018 and has stove with 4 fires, oven, microwave and dishwasher. On the southern side of the house there is a gazebo (with view on the pool area), it's equipped with table and chairs for 6. There are nearby two barbecue at disposition. Wi-fi internet connection available. In the village of Melezzole there are a small supermarket, bakery, butcher and bar. In the villages of Castel dell'Aquila (9 km away) and Avigliano Umbro (13 km) there are other supermarkets, pharmacy and other shops available. The nearest restaurant (Semiramide) is 1.5 km away. The road is fully asphalted until the house.

Nice stay with fantastic surroundings and beautiful view

The house is very nice and comfortable and the surrounding and view is fantastic. Very friendly and welcoming hosts and they clean the pool every day and replies as soon as you text them. It’s quite hilly and a bit difficult with stroller.

Beautiful and quiet

Had a fantastic time. The location is very secluded and some distance from supermarkets. But we didn't mind that. The pool is amazing with stunning views of the mountains. Highly recommended if you want peace and quiet and plenty of walking.

If you like to be really relaxed. This is the perfect place. You could never her a better pool. The aircondition worked perfect in the bedrooms. Was not needed downstairs (35 degreed) Everything worked perfect. Pool cleaned every day. Some nice people looking aften the house. We had a lovely holiday Thank you Helle Heede (Denmark)

Lovely spot for a break

Spent 10 days at the villa in late August '24. The weather was excellent and the location + pool was perfect for our family. The villa is well appointed with all mod cons but the boiler did break leaving us without hot water for 24 hours. No drama and the owners responded as quickly as possible to resolve this. The only other thing to note, and no fault of the owners, was the volume of bitey insects - horseflies, mozzies and large european wasps/hornets. These would bother you constantly in the pool, around the table outside at night and pretty much anytime you were outside. Citronnella candles were deployed around the villa but had little effect. Other than the insects and several cold showers, we had a lovely stay in a great location. The big question - would we go back? No, probably not, but only due to the insect situation - This was a lot to deal with and the kids were bitten continually.

A beautiful spot on earth to be

We have spent wonderful and relaxing days here. As a family of four we were allowed to bring our dog Henry. We immediately felt at home in the house. The house is surrounded by nature and slightly elevated. If you are awake early enough on vacation, you will be rewarded with wonderful sunrises. As the there is no direct neighbour the ambience is quiet and calm. The boys especially liked the pool. Henry loved to be out in the spacious garden. We enjoyed using the barbecue and the extra table in the kitchen for cooking. We did not miss anything: in the kitchen we found all the utensils, plates, glasses and cutlery we needed. Iole and Giovanni were our contacts on site. They were always present, kept the pool clean and helped us find our way around with their tips. We made excursions to Perugia, Orvieto and Assisi. If you like special ice cream, we recommend Gelateria Amandola. But also the immediate surroundings are worth visiting: the small towns like Melezzole or Tuscolano are connected by the hiking trail Borghi Silenti and from Monte Melezzole we had a wonderful view. Thanks to Iole, Giovanni and Guido preparing the ambience for wonderful vacations.

Prachtig huis in rustige omgeving

Dit huis is van alle gemakken voorzien (incl. airco) en heeft een prachtig zwembad. Het biedt zeer veel privacy met een leuk dorpje dichtbij. Mooie uitvalsbasis om Umbrië te verkennen.

Alles Bestens!

Wir waren 14 Tage hier im Urlaub und es war alles bestens - wie in dem Inserat dargestellt. Der Check-In war unkompliziert, wir kamen erst sehr spät Nachts an und der Schlüssel wurde uns zur Verfügung gestellt, nach Absprache mit Giovanni. Nächsten Tag haben uns Giovanni und Iole dann alles gezeigt. Wir hatten unsere beiden Hunde mit. Das Grundstück ist gut abgegrenzt, aber nicht komplett umzäunt - nur als Hinweis - uns hat das nicht gestört, da unsere Hunde keine Wegläufer sind und das Grundstück riesig ist für den Auslauf. Das Haus hat alles, was benötigt wird, auch eine Waschmaschine, Fön, Bügelbrett und -eisen sind vorhanden. Die Küche ist super mit Geschirr und Besteck ausgestattet, Mikrowelle, Herd, Geschirrspüler. Also alles was man benötigt. Nach einer Woche haben wir frische Handtücher und Bettwäsche erhalten. Giovanni und Iole kamen täglich sehr früh, um den Pool zu reinigen - sehr diskret und leise, so dass man sie selten bemerkt hat. Und wenn man ein Anliegen hatte, waren Sie per Handy erreichbar und haben sich darum gekümmert. Vielen Dank an Beide! Melezolle ist ein hübscher und gepflegter kleiner Ort. Dort gibt es einen kleinen Supermarkt, wo man ziemlich vieles bekommt, der nächste größere Supermarkt ist ca 20 min entfernt. In Melezolle gibt es auch ein Restaurant, was wir mehrfach besucht haben. Wer eine atemberaubende 280 Grad Aussicht genießen möchte, wandert auf den Berg zu den 2 Funktürmen, die man vom Haus Richtung Melezolle oberhalb des Ortes sieht - Wahnsinn!

Fijn verblijf!

We hebben een heerlijk verblijf gehad. Het huis ligt rustig, maar niet afgelegen. Er staat constant een wind zodat het goed uit te houden is. De airco werkt prima. Het huis heeft bij alle ramen horren. De ontvangst was hartelijk. Er lag water, wijn en bier klaar. Tip, iets meer handdoeken hebben geven in verband met het zwembad. Verder alles aanwezig en tip top in orde.

Wir durften sehr schöne Tage in Melezzole und Umgebung verbringen. Giovanni und Iole haben sich täglich wunderbar um unsere Belange gekümmert. Wenn man Ruhe und Freiheit sucht, ist man hier genau richtig.

Sehr gepflegtes Haus in toller Lage

Urlaub in Umbrien ist immer schön, mit einem solchen Haus und einem grossen Pool samt kilometerweitem freien Ausblick noch schöner. Die Alleinlage in absoluter Ruhe ermöglicht Urlaub ab dem ersten Tag. Der Pool wird täglich frühmorgens gereinigt, das Haus ist überdurchschnittlich gut ausgestattet. Wir haben noch kein gepflegteres Anwesen gemietet. Der Garten ist groß und für Spiele ( Federball, Fußball ) gut geeignet. Einkaufsmöglichkeiten sind in der Nähe ( Melezzole, Avigliano, Amelia) und viele Ausflüge sind zu empfehlen ( Orvieto, Amelia, Assisi, Marmorwasserfälle, Weingüter). Die Fahrradstrecke “Rando” und entsprechende Touren sind im Umkreis. Der Feigenbaum vor der Tür und Brombeeren bereichern das Frühstück im August/ September. Man hält sich gerne drinnen im geräumigen aber gemütlichen Erdgeschoss mit offener Küche auf, oder auch draußen beim Grill, am Pool oder auf einer kleinen Bank unter der Eiche hinter dem Haus. Es gibt viele schattige und / oder überdachte Plätze zur Auswahl, auch direkt am Pool . Besonders gefreut haben wir uns auch über den Handtuch- und Bettzeugwechsel nach einer Woche . Klimaanlage ist vorhanden , wir brauchten sie aber nicht. Die Fenster haben alle Fliegengitter, so dass man sie öffnen konnte . Ein sehr durchdachtes und schönes Haus. Tips und Hilfe bei Bedarf von Iole und Giovanni, danke hierfür nochmals .

The house with the pool was very nice. we could enjoy the time very much. Everything was clean and well equipped. The nearest supermarket is in the next place. We can highly recommend the accommodation.

Repos assuré

Si vous avez besoin de repos et de calme, la Casa est l'endroit idéal. Baignade avec le chant des cigales et la vue sur les montagnes (manque peut-être 1 ou 2 parasols au bord de la piscine). Maison très bien équipée, jardin gigantesque (nos chiens ravis), pas de voisins. Epicerie et boucherie au village, commerçants très sympathiques. Merci à Giovanni pour sa discrétion.

Nice house with great views

If you could give 7 stars for location it would get 8! We had a really nice stay in the house! Mister Giovanni has been a true host. Luckily for us he had an extra fan because it was due to heatwave 'lucifer' very very hot. The insect screens are very nice so you can live with all the windows open and ofcourse the pool with the view!!!! Unfortunately we had some minors 'problems' which were solved directly by mister Giovanni and we even got two nice bottles of wine plus one when we got there! We would absolutely recommend the place when you like a secluded clean home with a magnificient view. Melezzole is also very nice a old village with a small butcher and a small grocery store. There is a nice restaurant. There is also a good restaurant in Toscolano. Perfect for children! The house itself could have some small upgrades. There is no dishwasher, some extra cutting knives and some extra cutting bords would be nice. There are two bathrooms which is nice! It's very clean and very quiet. And the pool is cleaned eveyday!
