Thanks for visiting! Mother Nature has built up our dunes, providing wonderful protection for our oceanfront home but we can still see the beautiful ocean from the main floor, so I'm a little baffled by that comment. Glad you enjoyed your visit, please come again.

We appreciate this guest’s feedback and are delighted that he enjoyed the beautiful oceanfront location of our home. This guest began expressing dissatisfaction prior to arrival when he discovered a rainy forecast for his holiday weekend reservation. While we sympathize with his desire for better weather, we established our cancellation policies to ensure fairness to all our guests and to protect our business. A few days prior to arrival, this guest requested an exception due to the rainy forecast. We emphasized our cancellation policy, which he accepted, and recommendation to purchase trip insurance, which he declined when making the reservation. He continued to demand that we make an exception for him. We would like to emphasize that we cannot be coerced into providing refunds or exceptions to our stated policies under the threat of a negative review. While we appreciate all feedback, we have numerous rave reviews that demonstrate the positive experiences of 99% of our guests. To accommodate this guest and maximize his enjoyment of better weather, we offered an early check-in and late check-out. While he took advantage of the early check-in, he mentioned having to leave early on the check-out day for an appointment, and was unable to utilize the extension we offered. We would like to clarify that we provide all necessary linens, as clearly stated in the pre-arrival information. Despite exhaustive communication with this guest, he didn’t report a leak until after departure. It is crucial to report such issues during the stay for prompt resolution. An inspection by our crew and contractor revealed no evidence of a leak. As a duplex property, one wall is shared with the neighboring guests. However, the 6-inch concrete construction of the home greatly reduces noise transfer, except through the adjoining doors between the kitchens. We have established quiet hours for the benefit of all guests, and the neighboring guests adhered to these hours. In fact, those guests had no complaints at all and submitted a positive review.

We own and rent seven oceanfront homes and this is the home we choose to stay in when we are at the beach. If anything it is better than represented in the pictures - having newly renovated bathrooms that aren’t even shown currently and plenty of comfortable outdoor seating on the decks. You can read all our other 5 star reviews to see our other guests’ positive experiences. We have never had a guest like this. This guest was a problem from the outset, not paying the rent on time. We chose to work with them on payment timeframe to enable them to keep their reservation. When we had severe storms during their visit - 10” of rain and high winds - that caused a very small amount of water to come into the house, they went on the attack. We offered to send our cleaning crew to clean up. The guests declined our offer and were rude and on the attack when we arrived at the house to help. Despite our prompt, polite and professional response, they demanded a refund and then didn’t follow checkout procedures resulting in significant issues for our crew turning over the property for the next guests (who, by the way, gave a 5 star review). When we told them this may impact their security deposit, they promised a negative review, even after emailing us to say that they recognized the issue was out of our control and we did everything possible to resolve it in a timely manner. The bottom line is they spent their whole week, and their time since departure, focused on getting money back instead of enjoying their week at the beach.
