Big beautiful home

The house is beautiful and was the perfect size for my family, friend's and I. The owner was great with communicating the pool and hot tub were perfect and out kids thoroughly enjoyed the club house pool and lazy river

MAGICAL

This property listing was EVERYTHING we hoped it would be - plus more! Our family of 12 (6 adults and 6 kids) were more than comfortable in this home! The home was spacious, clean and inviting. The pool and hot tub were refreshing and relaxing! We really enjoyed the Disney touch put in every room of the house - it truly was magical. The kitchen was clean and well stocked. The beds were comfortable. The fridge/freezer had plenty of room to hold the groceries of our family of 12. This kitchen also has a walk in pantry with plenty of shelf space for all of our non perishables. Garbage was picked up EVERY morning. Another bonus of this property is the aquatic park, lazy river and playground - all at no extra cost to us. The only "glitch" we had was a freak power outage of our home and the one next to us on Wednesday during our stay. We were just headed out to have breakfast with Chef Mickey when the power went out. We immediately notified the owners (Ray and Stephanie Dobbs) and the property managers. Stephanie answered our message right away - and kept in contact with us throughout the outage. The issue was with the power company... they dispatched a team to come out and fix the line to restore our house and the neighbors. Stephanie was truly apologetic for the disruption - even though it was not her fault. She worked with us and went above and beyond to make it right with us. We would definitely stay in this home again! It was an awesome family vacation!

Family Disney Spring Break Vacation

This home was as advertised perfect for our family dream vacation! It was perfect for our family of 12! The kids loved the pool to jump into after each day at Disney World and the adults loved the hot tub to relax in! The one and only thing I would say negatively is that the carpets throughout the home need to be steam cleaned, but other than that, the house was immaculate! We would strongly recommend this home for any family as it is perfect for families of 12-14 people and within 10-15 minutes of Disney World! Thank you to The Dobbs for providing a wonderful family memory!

Bumpy start, but enjoyable stay

We got in late and the code didn't work to unlock the door. We don't have cell reception at the property either so we had to drive a mile away to be able to call property managers. Thankfully they did have an emergency line that we were able to get a hold of. Very frustrating, especially since I confirmed code beforehand. Other than that tho we had an enjoyable stay. We love the private pool and hot tub. The kids loved the game room and we appreciated the upgraded TV downstairs. It'd be great if they'd upgrade bed pillows and couches, neither of which were very comfortable. This was our 2nd stay and we've enjoyed it and all the amenities very much.

Disney vacation 2023

The 6 bedroom house was plenty big, we had bedrooms for everyone. The TV's in some of the bedrooms could not connect, which was a bummer for the small kiddos wanting Netflix or Disney channels, also no good sports channels, we are SEC fans so could not pick up basketball or softball. The house could have been cleaned better, something was splattered all over kitchen cabinets, ( my husband cleaned also cleaned a spot on bedroom carpet). The master toilet I cleaned! The pool was great, although we had to add water 2 times during our stay, which was not a problem. I believe site stated 10 minutes to Disney, but was more like 20 - 30 minutes(this was with shortcut provided by owners), maybe the time of year had more traffic, we were staying 2/10 - 2/19. The neighborhood pool was great. Overall I am not sure I would stay here again, the travel time to Disney was a huge disappointment for me.

Spacious House

We enjoyed this spacious house for 7 adults & 7 kids. We enjoyed the pool & the game room, & also the Community Center. The kitchen & bathrooms were clean, and there were plenty of towels for all of us. The beds were comfortable & clean except for the children’s rooms with the bunk beds. We washed the bedding in those rooms. Perhaps the prior renters didn’t put the sheets on the floor to be washed. The comforters on the other beds could use a wash. It was unseasonably cold, so we could have used more blankets. Some pillows need to be replaced. The hot tub & pool also were affected by the colder weather, & wouldn’t heat up. We read some of the reviews prior to our trip, and a few issues had not been resolved, such as the dirty carpeting, the frig freezing some food, & plumbing issues with a couple of toilets. One bathroom had a stench, possibly washing the bathroom rugs would help. We appreciated our stay there, especially the location, spaciousness, the washer & dryer, & the nice kitchen with very nice dishware. Thank you very much!

Needs a deep clean

Overall the house had what we needed for our stay as far as lots of room and the kids enjoyed the themed rooms . But the property is dirty. The carpets are really dirty and run down even bathroom throw carpets felt gross on bare feet . We had a used bandaid and hair tie left in pool area which shows the cleaning crew doesn’t go over the areas with a fine tooth comb . The pool needs to be warmer when you pay for heated pool . And the hot tub also needs to be hotter .

A trip to remember Forever!

We could not have been happier with our VRBO! From the minute we walked in and the kids were all squealing with excitement as they chose their rooms! It was so nice to have two family gathering areas, the kids were able to be upstairs and watch their Disney movies! The pool and hot tub were fabulous! The kids loved the pool in the backyard and the pool at the community center. Stephanie was amazing, returning my questions and concerns immediately. This was a trip 10 years in the planning to celebrate my sons 40th birthday. He is heaven but he would have loved the way we honored him. Stephanie assured me everything would be great and she is a woman of her word!! Thank you so much for a magical vacations!! ❤️

Family Time

Reviews should be honest and informative for anyone looking to book this property. I was very nervous reading the recent reviews before our trip. I was pleasantly surprised. Could the carpets use a cleaning, yes. However that in no way affected our trip. The home is beautiful and the owner was very responsive. We had a malfunction with the door lock which she had no control over yet she still gave us a part of a refund for our trouble. That was above and beyond. I would 100% rent this VRBO again. Thank you Dobbs it was wonderful.

DO NOT STAY HERE

I booked this villa in 2019 based on the great reviews and had to postpone due to Covid. Since then it has changed ownership and was one of the most disappointing stays we have experienced. I had seen recent poor reviews shortly before our stay and contacted the host in advance to make sure the issues would be dealt with (namely cleanliness of both the house and pool). She said they would be but this was not the case. When we arrived the house was dirty, carpets were disgusting, walls were covered in dark brown marks, the bedspreads were dank and musty. The downstairs main TV did not work and when I contacted the host she said, oh yes it doesn’t work right now, with no offer to fix. The upstairs TV only worked half the time, most of the time it would turn on and say updating and then not come on. The TV’s in the bedrooms only worked on the Disney channel and you couldn’t change them. The air conditioning in the second master bedroom only let out a trickle of air and it was too hot to sleep in there. Host sent back the cleaners and maintenance team but TV’s weren’t fixed and cleaners just washed the bedspreads. Air con still v poor. On day 2 the swimming pool turned green and we couldn’t swim for the next 3 days as various pool guys tried to come and fix it. On day 5 our water was turned off because the water bill had not been paid. The host said this was a miscommunication with the water company. Thankfully we were at home that day so able to report it, if we’d got back from a day at the parks late in the day we would have been stuck with no water overnight. Out of 7 days I had to contact the host or management team on 5 of these. I had to battle with the host for a partial refund due to all the issues, and in one message from the host she said that our issues were minimal and were not impacting our vacation. I would say that having no water supply to the property and a pool you cannot swim in are not minimal. I have had to battle to get any kind of refund for the problems we have faced, and after getting VRBO involved the host has agreed to a 25% refund, although I think it should be more considering the extent of the issues. We checked out 10 days ago and I am still waiting for the refund and host won't commit to when it will be paid. A most disappointing and frustrating stay.

Be Cautious

Upon arrival everything seemed great, we were excited for our first trip since 2019! When we arrived at the home our code that we were given did not work and we couldn't get in touch with anyone because there was no cell service. We loaded everyone back in the car and drove around for awhile until we received communication with the owner. After sometime we finally got into the home. When entering there was a strong smell and it wasn't pleasant. Whatever they used to "clean" was so strong that we all got headaches. The kitchen looked beautiful but after further inspection of the house it was a complete let down. The carpet on the stairs going upstairs was disgusting! The rooms were nice but sheets were highly stained so we took them all off and washed them, and not to mention on my daughters pillow cases were stained with splattered blood on them. I also found blood splattered blood on the wall where my son was staying. The WIFI was a nightmare!!! They have signs on how to do it but the router name is not the one that appears on the sign nor is the password. I left the house again to find service to contact the owner and she provided a picture of the information and from there it worked. The downstairs tv would not hook up to Disney+, YouTube or Netflix no matter how much we tried it would never let us put our credentials in bc he kept saying there was no Internet access. I did contact the owner and she was concerned about the blood and asked to see the photos but there was no direct number to send them too and VRBO doesn't allow photos to be sent via messenger. She did say her number was under details but unfortunately it was not. Beware that the refrigerator actually freezes your food. We went and loaded the fridge for the week only to wake up to frozen EVERYTHING!! The one thing we were most excited about was the pool. When i stepped outside on the first day the pool maintenance people left the hose in the pool and there was water everywhere. I did alert the owner and i went to turn it off, but yet the pool was very dirty. The bottom had lots of dirt areas and my kids refused to go in because it looked disgusting. The baseboards had caked on dust, and the couches.... well lets just say, don't drop anything in the couch, you'll get more than what you asked for. Noise was an issue as well as neighbors had parties until 2am. Unfortunately I wouldn't recommend this property as much as I thought I was going to love it,it was a huge disappointment

Great home! Stephanie was very nice and helpful. Very spacious and the kids loved the pool!

My family enjoyed our vacation in this home. The home was very spacious and equipped with everything you need! We stayed here for our family Walt Disney World vacation and the distance to Disney was 10-15 minutes away. The stove did go out while I was in the middle of cooking dinner, however, I called the property manager the next morning and maintenance was sent out to fix the stove immediately. I would definitely stay here again and recommend this property for anyone who desires a clean, spacious, and beautiful vacation home for the family!

Renter Beware

Pros -spacious -close to parks -proximity to stores Cons -overall responsiveness of property owner and management company -cleanliness -furniture and supplies provided -no cell service for some providers (Sprint/T-Mobile) -lack of towels provided -no AC in game room Upon arrival at the home was underwhelmed compared to other rental stays our family has done. Immediately no cell service for some in our party within the home. Home was not properly cleaned and disinfectant was left out in a child’s room. Also, not enough towels for a family of 8. Emailed property management company of issues and it took them a couple days to come out and remedy the safety issue of no exterior lighting. Major problem with an infant and elderly grandparents after long park days. Power went out during our stay and we lost food, formula, and a park day. VRBO was more responsive and helpful than property owner and property management company. When property owner was finally reached she didn’t even know how long our stay was and only offered a $50 refund. Also, she stated maintenance would by coming by to the check the home and they never did. The security alarm beeped all day. I do not recommend this home or the property owners.

Excellent Property

We had 8 adults and 4 kids - this house was perfect and provided plenty of space to spread out. The kitchen is beautiful with plenty of seating for everyone. The carpet could use replacing or a very good cleaning and the house could use a good deep clean (ie dust build up in hard to reach areas but noticeable) which is the reason for four stars on cleanliness. But this did not detract from our stay. The pool was great for when we needed time at the house - the safety fence was perfect and helped us feel comfortable with the kids. Having quick access to a bathroom from the pool was an added bonus. The resort pool was a family favorite, especially for the kids! I’ve seen some reviews of the resort mentioning loud guests - we did not experience that in this area of single family units. It was quiet during the day and night. We had an issue with the fridge not cooling properly - I emailed maintenance and they were out very quickly. When the problem returned later in the week, I contacted the owners and received a very quick response and refund for lost food, which was unexpected but greatly appreciated. The location is excellent for Disney, Universal, Showcase of Citrus, Gatorland, and much more. I would definitely stay here again and recommend to anyone looking for a vacation home in the Orlando area!

Loved all the amenities and proximity to Disney

We loved the house and all it had to offer. The only very disappointing thing was the “hot” tub was not a true hot tub and it was one of the reasons I selected this property. It did not get hot at any time even when used as directed. Besides that, no complaints!

Great Disney Family Vacation Spot

Our extended family (6 adults + 7 kids) had a great stay! There’s plenty of room for everyone to sleep, eat, and relax during downtime away from the parks. The backyard pool & hot tub were a nice way to end a long day after a park visit, and the resort pool was a great way for the kids to have fun on an “off” day away from the parks.

Great House! Perfect location

House was great, it was in a great location close to Disney, and had everything we needed for the week! Our kids loved the pool and we had no complaints. The Wi-Fi didn’t work but we honestly didn’t need it so never followed up on it. Would highly recommend!!

Clean house, nice stay

Overall good stay at fab 5. Description of house was accurate. Only issue we had was the game room where there was a broken ping pong paddle and all 3 pool cues were broken so we were unable to play pool. We notified the property owner and manager in hopes of getting new cues during our visit but never received them. Besides that, nice house and beautiful neighborhood with nice amenities and walking trail.

Overall a great time, but with a few bumps

Overall we had a wonderful time, but we had a rough start with having no cell service and inaccurate wifi information provided to us originally. Had to wait to be able to contact anyone including the owners until we were out shopping and got cell service to be able to have correct wifi info. We had 2 separate cell companies and both had absolutely no cell service. Not a big problem once we got wifi set up. We also found a used bandaid out by the pool when we first arrived, that was pretty gross. We overall loved the house. Plenty of space. Super cute theming,. Overall clean. Loved all of the baby gear provided for our 7 month old. Made life so much easier. We loved the resort pool amenities and loved having our own private pool and spa. We were in it every single day of our 2 week stay, except for the very last day when we went to use both the pool and the spa the heat didn't work at all. Contacted the company we were directed to who said they'd send someone over right away, but no one ever showed up. Ruined our last day as that had been our plans for the day. Pool was so cold that it was too cold for my kiddos who normally don't care about cold. There were disappointed tears from the kids that they didn't get to enjoy the pool one last time. Overall we enjoyed our stay and would possibly stay again.

Great spot for a big family

This is a great house for a multi family stay. We had 3 separate families (6 kids under 7 and 6 adults)- and we had plenty of space for everyone. Great layout of the house. Never felt cramped. The backyard pool/hot tub/patio was great. We spent the end of everyday swimming. Kitchen had everything we needed for making meals. House had a pack n play and 2 extra strollers- which was nice. We ended up using one of the strollers every day for our Disney trips. The resort community was nice. Not much room between neighbors, but no issues with noise. The pool/splash pad was really nice. Basically 2 short blocks to clubhouse where all resort amenities are. We all loved the frozen yogurt booth- spent way too much money here. Did not try the other resort amenities, but fitness center looked really nice. We could only park 2 cars in the driveway(not sure how you could get 4 as was listed) but street parking was fine. Kids loved the tiny lizards that scurry in front of you when walking on the sidewalk. Location was pretty good. Plenty of department stores and restaurants within 15 minutes. It generally took about 25 minutes to get to the Disney parks- and part of the way was usually pretty heavy traffic- so we didn’t think that was too bad. Only had a couple complaints. First, check in code didn’t work initially. We called up property management company, left a voicemail, and they returned our phone call in less than 5 minutes. Obviously, you want it to work right away, but they were able to fix it right away- so that’s a credit to the customer service. Second, some of the supplies in the house seemed rather light. Only one roll of paper towel, one trash bag( for the main trash), and one toilet paper roll per bathroom is not enough for a large group for 6 nights. We had to pickup other groceries anyway, so not a huge deal- but still- seems like an easy thing for host to provide. Overall though, we would totally stay again. Just a couple small knocks against it doesn’t take away from everything the house has going for it.
