The property was comfortable. Couldnt ask for easier check in and out. There was only 1 kayak which was disappointing but overall...it was an excellent stay.

Beachfront paradise

Betty and Oswald are amazing hosts! This was our second time staying here, we are always going to book this place for our stays. They are the sweetest family, made us feel like we were staying with our own family. They treated us to homemade dinner one evening out on the back porch, it was so good and a great experience getting to talk with them. If you are looking for a wonderful beach and a cozy room right on it, look no further :)

Beautiful beach!

My daughter and I visited Exuma for the first time. Oswald and Betty were very accommodating and addressed the small issues we had. We enjoyed the peacefulness of the property and the beautiful view.

This was an outstanding rental with an unmatched beach front view. It was quiet and very private all week. The hosts were warm, engaging and checked in intermittently to make sure all our needs were attended. Will definitely be returning for future visits.

Perfect location in paradise

My husband & I stayed at Betty and Oswald’s for 2 weeks. Its perfect for 2 people. Queen bed was comfortable, a large closet with rod to hang clothes and a dresser. Abundant supply of towels including beach towels. We stayed for 2 weeks Betty asked if we would like fresh towels for the 2nd week. They were promptly delivered by relatives since she was out of the country. Back door opens onto covered porch overlooking the ocean where we ate breakfast every day. Beautiful backyard with coconut trees and sitting areas including lounge chairs. Steps go down to a beautiful beach.There’s an outside shower but feet will get sandy as there’s no path to the porch.. Communication with Betty was great! It was important to my husband to watch the super bowl. Betty found a nearby bar having a Super Bowl party with great food & drinks. Family restaurant next door is closed but found plenty of places to eat & cooked in as well. Kitchen is small & challenging with lack of counter space but gas stove worked well. There is a toaster, microwave ,single cup Keurig & small table but usually ate outside except in the eve when the bugs are bad. Location is perfect, close to Cocoplum beach & easy access to island if you rent a car. A/C in both rooms works great, ceiling fans too. A raft,cooler and chairs for beach were great! Suggestions would be cushions for the lounge chairs outside- too hard for us old people and kitchen chairs with backs. Can’t wait to come back for another stay.

This property is a hidden gem, such a cute little rental. It had everything we needed and was very clean. It is on a beautiful beach with almost no other people on it. There are several places to eat close by. The host checked on us several times while we were there to make sure everything was ok. It is about a 30 minute drive to Georgetown but we knew that when we booked and had a rental car and it was a easy drive. We will definitely stay here again if we ever come back.

Perfect getaway right on the beach!

We absolutely loved this place! It was nice and quiet, had our own beach on a beautiful bay. We saw a couple of sea turtles and lots of puppies running around. The hosts were great, jasmine made sure to check in with us and make sure we were settled. Ill definitely be looking to book here again!

I'm sorry but that house was not supposed to be rented to anyone, dirty teeth and terrible humidity, I had to go to rent in Augusta Bay the same afternoon, there was no way to sleep, I think its owners had been passing by there for a long time, because to rent you have to have good conditions and more so in these times when everything is so expensive and one makes sacrifices to walk around and relax, I did not like the rental house at all, I give it a zero

We enjoyed our stay here. It was quiet and the backyard was wonderful with only just steps to the beach which was always empty. Have seen several sea turtles while watching from back yard and snorkeling. Lots of shade and palm trees in back yard. The host and family were very nice and checking on us. The apartment is small but expected it. The A/C worked excellent. The only thing I did not like was the bed that was not very comfortable and the small love seat couch. I don’t think anything bigger could fit in this little apartment. But overall I would stay here again! It’s like having your own little paradise in your backyard!

Week in Paradise!

We just returned from our 5 night stay at the Nixon’s home and we felt like we had our own private cove of paradise to ourselves and it was heaven! Just exactly what we needed from our everyday lives! We could step outside everyday to a beautiful beach paradise and that’s all we needed. The home is small but we expected that and it was perfect for us, and would be for any couple or one with an infant. The kitchen had everything we needed, but we only made coffee twice and ate out to try the local cuisine. They provide everything you need and more, which is so wonderful! The ac unit in the bedroom was old and not working properly but the owner contacted us and was going to fix it during our stay but we declined as it was not a nuisance being from warmer weather. Book this place, we would definitely return again, we looked our little cove!!

Great beach location

We did not stay, but the property manager did her best to fix the problem-which was a big deal. The air conditioner was not cooling properly and unfortunately it was very hot. I have severe asthma which immediately started giving me issues. They worked on it for quite sometime-it was late into the evening which made it almost impossible to find a nice place to relocate to with lots of food/ice etc late at night-it was unfortunate. We would not rent this home again, it was tiny-child size couch in the living area. There were bugs in the dishes and the mosquitoes outside were unbelievable—I had 28 bites on my legs from just a brief walk outdoors, pest control is needed. They did refund most of the cost but it should have been 100%, lesson learned. We will return to other places we’ve stayed at Exuma-there are great options all over the island.

Fantastic snorkeling backyard beach

You cannot beat the backyard access to the amazing almost empty beach, literally a few steps away. The owners are really nice people and the place very quiet. Exuma people are quite welcoming in general. My only problem was being badly bitten by mosquitos and related bugs, but that had nothing to do with the property itself.

Perfectly on the beach

My husband and I have vacationed in Exuma a few times and we’re lucky to book this place for our most recent 5 night stay. The back door to this private apartment literally opens to a yard with tables/chairs overlooking the beach (with steps access). The beach is clean and perfect for a swim. The photos are representative of this clean place and it is plenty space for two adults (and perhaps a child). Amenities provided were helpful, including foldable camping like chairs you can put in your rental car for use at other beaches and even a cooler. The only minor thing is I’d prefer the kitchen table to have chairs with a back versus stool like. That’s it! We even cozied up on the two seater couch one night and watched Netflix during a brief rain. I’d certainly book again!! Thank you for the hospitality!

Your own beautiful beach outside of your back door

Just stayed a wonderful week at this amazing property. Rented a car from Thompson-Honda fit ($330) for the week. That is all you need. You don’t need a Jeep. Trust me. We went every place on the island you can go and it was fine. Only used 1/4 tank the whole week and we were gone everyday. The Nixon house is perfect for a getaway. Wonderful beach and water just outside of the back of the house. The Bach yard has plenty of palm trees, which you don’t see many of on the island like other places so this was a huge plus. All amenities were what was needed. All I can say is go and enjoy yourself and enjoy the serenity. Wonderful hosts and prayers for all healing.

First, the view from the property was absolutely amazing. The property had everything we needed for our 3 night stay. There were beach chairs, a cooler, and plenty of towels. The location was great.

Humble, quaint, and quiet

These 3 words best describes our stay. Everything is as the pictures show and, while not over the top fancy, it is just perfect. Communication with the hosts, Oswald and Betty, was prompt, curious and so helpful. Directions from the airport to their home was precise and very easy to follow. Being able to walk in the front door and walk directly out the back door to the Caribbean Sea was incredible. The front and back porch are perfect for your morning coffee and there are plenty of chairs in the backyard for sitting and watching the sea. We were looking for a place where we could be alone without the crowds and we found it! It was wonderful!

This property was absolutely wonderful. My husband and I thought it was perfect for us. We thoroughly enjoyed sitting by the water side enjoying that beautiful turquoise water. The size of the apartment was perfect for us, we were quite comfortable. Walking the beach was great enjoyment. Tanya and Marco were very nice and were certainly knowledgeable about the area. They made us a meal of original Bahamian Food. That was tasty! Good food. Good people. We hope to go back to this exact location some day. Absolutely one of the most beautiful places on earth. Thank you for everything!

My name is Oswald Nixon and James Roselyn Vacation Rentals is named in memory of my late parents James and Roselyn Nixon. I am the third son of that union. During the sixties I left Steventon Exuma and went to Nassau to work in the construction industry for many years. Later, I entered the hospitalisty industry as a taxicab driver for over 18 years. During that time I served as the President of The Bahamas Taxi-Cab Union for 12 years. I met and married my beautiful wife Betty Nixon who is currently a retired Primary School teacher. Our union was blessed with six children. After my retirement I returned to my birthplace, Steventon Exuma and later built my home and decided to rent a portion of it as a vacation rental.

Once you have been in the hospitalisty industry it is difficult to really say goodbye. Therefore, I say 'Welcome to you my guest!'.
