I really wanted to give this property 5 stars, because it is a tremendous bargain for such a nice, new, modern, luxurious, super clean property at a location convenient to many Mayan ruins, the adventure parks that start with an X, and many other activities. The resort offers even more right on site, such as 1 hour free water sports per day, beautiful beaches with loungers, and many pools included in this rental price. We enjoyed the jetted tub after being on our feet all day, and used the kitchen every day for breakfasts and to pack our lunches. The jungle view is fantastic. The washer and dryer worked great. We heard no sounds at all from our neighbors except for the wild birds outside at random times of the day and night, so do bring earplugs to use as needed.
I gave 4 stars because the hot water was just barely warmer than the cold tap so showering was far from pleasant, and the king bed upstairs has the most caved in mattress that I have ever experienced. You cannot sleep two people in that bed because it is like a hammock and you will roll down to the middle, but thankfully, there is a comfortable futon in that same room and the living room couch downstairs is even more comfortable, so there is a work-around. We reported these things at checkout, so you might want to ask if they have been fixed.
We did not eat at any of the onsite restaurants as we found that we could eat for about half the price offsite nearby and in Tulum (if you have a car). We dined beachside at 3 great restaurants: at Paamul beach, Zamas around mid-point of the Tulum "hotel zone", and El Paraiso near the north end of the Tulum hotel zone. All had covered outdoor dining areas with ocean views and served fantastic fish dinners with rice and vegetables. If you only have time for one, do not miss Playa El Paraiso restaurant on the nicest, fanciest beach I've ever been to. The parking lot there is monitored, but is free if you eat at the restaurant or pay for any of their beach services such as lounger rentals, beachside beds, massages, etc.
For active persons, we highly recommend the $46 beginner mountain biking jungle tour that meets every morning at the parking lot of Rio Secreto and includes cave tours and swimming in a cenote. Book it through Viator. I am not paid to advertise this, but it is a great value and a unique off-the-beaten-path adventure away from the crowds and immerses you in natural beauty under the supervision of a local guide.
