Enjoy the front row seating to the Fraser River on the property.
Hiking- You can access the Fraser River Trail right from the condo. When you walk out of the parking lot, turn left onto the main drive. When you get to the intersection, turn left and cross the bridge. Your first right will be the Fraser River Trail. It is great for an easy hike or bike ride, and you will come across several great fishing areas. There are several other dirt/gravel trails that you can access from the Fraser River Trail. You can access another trailhead near the clubhouse and playground that is a little more aggressive.
Broome Hut- Looking for an adventure and a challenge? Hike to the Broome Hut of the 10th Mountain Division, owned by the Grand Huts Association. Gain 800 feet over the course of a mile long trail, that is well established in the summer months. https://www.huts.org/The_Huts/broomeHut.php

Fishing- We saw a fisherman catch a trout right in front of the condo in the river. For Gold medal waters and for a true Western-type fly fishing experience, the Colorado River offers outstanding opportunities for large trout. The 20-mile Gold Medal Water section flows from the Fraser River downstream to the confluence with Troublesome Creek. Sometimes going with a local outfitter such as one in Winter Park, Granby, or in Kremmling, is time and money well spent.
Kids fishing pond in Fraser is 5 minutes North and located just south of the Safeway parking lot on hwy 40. This pond is stocked by the town and the fish are hungry. We have had lots of luck when standing on the rocks just above the small waterfall/river transition into the pond.
