Don't heat the pool since it will drain the propane tank, costing $800 to fill. Feel free to heat the hot tub - please turn off the heater once done.

Great place!

Came for our friend’s 40th birthday staycation. Our stay was so nice! Plenty of outdoor space to sit and enjoy nature. The pool was great, and the stars were amazing. Such a cool property and we had lots of fun.

Our second time here

Check in was great and the kitchen had what we needed to prepare our meals as well as the rest of the house.This was our second time to stay at your wonderful house . We loved it the first time and loved it the second time. Thank you James and Jamie for opening up your house to us.

Spring Break

This property was amazing! Our 3 teens had plenty of space to spread out and loved all the trails on the property. The view was the best part. We also really enjoyed visiting the local breweries and all the small boutiques downtown.

Amazing house, location, and host

We rented Jim's house for a getaway with friends and family. He was incredibly responsive and helpful. The house is well equipped (kitchen, grill, linens). And it's in a gorgeous location. Close to Austin but nestled in the splendor and quiet of the Hill Country. An absolutely gorgeous place to relax. We will definitely be back!

Perfect getaway for our entire family (grown and grandkids)! Has all the extra creature comforts of being at home and everything you could think you may want/need- they've got it. Comfy beds, cooking supplies, children's toys/chairs/beds/cups/plates/games, water toys (kids and adults) and beautiful views that go on forever. I highly recommend this house as an escape from a the busy city life and will be looking forward to another visit very soon hopefully.

I’m going to try to leave as thorough a review as possible, but I’m sure I’ll forget some thing s. First of all, this was the best VRBO/vacation experience I’ve ever had. James is an incredible host and goes out of his way to be communicative and be responsive. I felt like I had a lot of questions/requests on the trip and James would return texts almost always immediately. So, starting with the host, the entire process was great. As far as the house goes, it was perfect. Location wise, it’s easy and convenient to get into Austin, but you could spend an entire week in the Dripping Springs area without even setting foot in Austin and have a fantastic time. Breweries, distilleries and wineries abound, and restaurants within 10 minutes of the house are great. It was my first time in Hill Country and I love everything about it. Feels like a slower pace of life, but still bougie-ish qualities with the restaurants and breweries and nice houses (reminded me just a bit of wine country). The house and property were perfect for our family of 5, with an additional family of 4 joining for a few days. The hot tub was used daily and the pool was enjoyed on the day the weather approached the 80s (otherwise might be a bit cold in winter months if it doesn’t get heated). The house was well kept and very clean. My family all agreed the best part of all was the property it is on. With all its land there’s so much to explore and the property really is beautiful. I was blown away!

Beautiful Hill Country Getaway

Beautiful space in the hill country

A great place for a weekend get away. This space was truly gorgeous both inside the home and looking out over a beautiful valley in the shade by the pool. Can't rate the stay highly enough.

Really cool property with great views and a fun pool!

I stayed here with friends from out of town for a long weekend, we really enjoyed our stay. The house was clean, checkin was easy, this is a great property for a larger group. We really enjoyed hanging out in the pool! The only small negative is there wasn’t a lot of paper towels and trash bags, but it wasn’t a big deal.

Heaven on Earth

Four of us went for R & R…. Wow did this place deliver. The house itself was the most well-stocked home I’ve ever rented. The grounds are beautiful as we walked the trail throughout. The pool and view are amazing. And it was serene and quiet. I highly recommend this home!

Beautiful spacious getaway in hill country

We stayed for a week in this lovely home. It was two families, so four adults and two kids 7 and 8 years old. We had an amazing time, despite some unfortunately cold weather that was outside of anyone’s control (Feb is always a gamble). The kids loved the bouncy house, and we all appreciated the hot tub. At night the area is so quiet and dark which makes for perfect stargazing. The house feels like it’s in the middle of nowhere but you’re only a 30 min drive from Austin when traffic is good. James is a great host - very easy to communicate with and friendly and responsiveWe’d definitely stay again if we’re able. Don’t think, just book it :-)

Beautiful home in a beautiful area

We booked this house for a 5 day stay. We were 5 adults staying here to surprise my husband for his 50th birthday. There was plenty of room for all of us to sleep comfortably. This house has so many spaces to hang out, either with your group or alone if you need some space. I think my favorite spot (besides in the pool) was the lounge sectional on the back deck. This house is also stocked with things you might have forgotten to pack such as sunscreen, bar soap, or shampoo/conditioner. The homeowners are friendly and communicate well. Highly recommend this property!

The stars at night are big & bright!

This is an amazing property with gorgeous views. James was very prompt at responding when we had a question. Don't worry about forgetting anything--it is probably stocked in the house. So many amenities!! We went to Dripping Springs to view the Perseids meteor shower, Nothing like laying by the pool, watching the stars. :) We highly recommend this property.

Awesome vacation

The property was everything as advertised. The Host was excellent and had our stay ready for us. The amenities and things we didn't expect were accommodating for our stay. It was the hottest days of the year but it was never a problem. The deer weren't moving much because of the heat but we made friends with a fox and saw many beautiful birds. We had a wonderful time and would stay here, again. Thanks James.

Sara and Shane's Wedding

The home is very spacious and clean. We all were comfortable and enjoyed our time there. We would recommend some type of marker at the end of the driveway by the street. The area is dark and we passed the driveway many times at night. The lights switches inside are somewhat confusing and difficult to find, perhaps a couple more lamps would make it a little easier. Overall the home is great and we would recommend a stay.

Beyond expectation!

This was a truly stunning property. The property has a nice canyon of sorts which makes for some really interesting topography and fun trails. What made everything even better was the owner was extremely helpful. We had a kid leave his Nintendo Switch and the owner was nice enough to mail it back. If you want a nice relaxing weekend with a property with its own trails, look no further. The only downside was we should have booked an extra day (corniness aside, make sure you count beds. The place will sleep what it says, but several will have to sleep on couches. No issue for us, but it might be for some?)! Will stay here again!

Perfect weekend get away.

If you forget something it will be ok. They have it from coffee, espresso machine , pools towels, pool toys. The house Is fully stocked. It’s quite place and great views.
