LOCATION - 7 blocks north of Main Street
HOSTS - Private guesthouse to yourselves
SLEEPS - Up to 4 people; king bedroom & the second bedroom has 2 twin beds
BATH - 2 baths; both have walk-in showers
KITCHEN - Fully-equipped kitchen with Keurig Coffeemaker
BREAKFAST - No breakfast provided. Coffee and teas are left for you.
AMENITIES - WiFi, large smart TV with cable, hot tub, fire pit, front and back porch with outdoor seating, washer & dryer

PETS - YES (limit 2, must be crated in owner's absence)

Up to two dogs are allowed but there is an additional nightly pet fee of $27/dog/night (before tax). Due to the fact that HomeAway/VRBO does not allow us to charge for more than one dog at the time of booking, please let us know if you will be bringing more than one dog, so that we can make sure that you are charged the correct amount. If you bring more than one dog and do not let us know, you will be charged accordingly. Furthermore, please bring crates for your dogs and crate them in your absence from the house, do not allow the dogs on furniture or beds, and pick up and properly dispose of their waste. If these rules are not followed, there will be an additional $200 charge added to your reservation.

- Observe the City of Fredericksburg Quiet Hours (10pm to 7am in residential zones). No music of any kind after 10 pm.
- The City of Fredericksburg is a Dark Sky Community with outdoor lighting restrictions. All outdoor lighting is encouraged to be turned off when no one is present to use the light.
- Observe the designated on-site and off-site parking spaces.
- Place all trash in designated containers.

Nice Comfortable Home

We've stayed in this home 4+ times and enjoyed each visit. Comfortable home, great location and in a quiet neighborhood. Kitchen could use more drinkware. Living room furniture (electric recliners) don't function (only 1 of the 3 or 4 works). We know to bring our own drip coffee maker, as only a keurig pod option is available (host does provide a lot of pods for guests). Yes, we'll likely return to this same home and recommend it to others. It's great, but needs some attention to detail, which is not unusual for rental vacation homes.

Our Fredericksburg October stay

Darling house! Super cozy and loved the layout. I would suggest putting up towel hooks in the left bedroom and also somewhere to hang clothes as all the rods in closet were missing. There was also a cabinet door in kitchen that one of the hinges came off the track so we didn't mess with anything in there - to not mess up that door. Chlorine in the pool was really really strong. Made my skin itch and burned all our eyes. Is it emptied out for each booked stay? We really liked the backyard setup however mosquitos were horrible. Beds were very comfy and everyone slept good.

Very nice home, clean, pretty, quiet.

We enjoyed our stay. It stormed most of the weekend so didn’t get to enjoy backyard hot tub or grill etc. but beautiful home and very clean. Does need a new shower head in master bathroom so we used guest room shower. But overall a nice place and we would stay again and would recommend to friends.

Haven on Hackberry

The property is very clean and an attractive, cozy house. Nice yard. We have absolutely nothing to complain about except pdrhaps no door on the master bath. We're just not that kind of friendly. It is really a lovely, well-stocked house.

Enjoyable

Relaxing, quiet, and enjoyable. Comfortable beds and couches. Nice kitchen area with amenities. The rain shower didn’t work well and water pressure was weak. Bathtub was a plus. Backyard offered hot tub, grill, and fire pit area. All in great shape. Air conditioner worked great. Communication with management company was fair. Was granted an hour early check in but couldn’t access the front door code. When I called to ask about it, I was told we were early, and I had to explain that I received the ok for early check in. The answer I received was that it was close to the check in time so they would go ahead and give me access. Thought that could have been handled better on their in. Overall, we enjoyed the stay.

I felt like I was staying at a luxurious spa. The house was welcoming and very clean. The beds were really comfy, and the amenities like the rain shower and the hot tub were an added benefit.

Home is as described. Beds are comfortable in each bedroom. Neighborhood is very quiet and peaceful. The hot tub appeared well kept and clean and The air conditioner worked very well. We had no issues, thank you!

Cousins Trip

The house is very comfortable and the back yard is a good place to relax after a day of shopping. The location is far enough from the shopping area to be quiet and yet easy to get back on the highway for day trips. We highly recommend Hackberry Haus.

Cute and Cozy

Overall clean and updated property! It was great for a family of 4 with kids. The decor was nice just a few recommendations for future guest stays! The master rainfall shower needs attention, all the spouts were not working so water is patchy. It ended up being okay but there isn't a door from the bedroom to bathroom which is a little awkward, maybe a pocket door or curtain. The bedroom doors have a curtain covering door glass vs full door so if you are looking for more privacy wouldn't recommend. Beauitiful doors though. The hot tub wasn't heating properly either. Overall kitchen was great with stocked kcups and ample dishes.Great place, we enjoyed it! Cute place and we enjoyed it!! Or key ng fine

Absolutely Perfect!

Charming cottage with lots of character. Close to town. Layout is perfect. And the beds were the most comfortable beds I've ever experienced away from home!! We will definitely book again!
