Games room with 2 x 8ft Pool/ Billard table - green for adults and blue for beginners. Table tennis sits on top. Amateur level

Master bedroom has king bed with en suite, walk through robe plus smart 55inch tv, direct access to balcony. Plus air con, fan and heating panel.

Lounge has 55” smart Samsung tv, Netflix, you tube, free to air tv.

Outdoor lounge set, dining table (8) and Gas BBQ (oil and paper towel under BBQ plus BBQ utensils provided in kitchen drawer.)

I highly recommend The Milbri, open for coffee, drinks, lunch and dinner. Benches and tables outside for dog owners.

Spitfire next door has amazing burgers.

Kept walking down and you will pass Rosebud pub and find the high street with cafes and specialty stores.

Turn left at McDonald’s and walk 3 blocks to the Rosebud plaza shopping centre. The house is on Third Ave and the shopping centre off First Ave. You will pass a new bagel cafe which has outdoor seating area, there is ALDI, a bottle shop then at the shopping centre has everything. Coles, Woolworths, Kmart, hairdressers, massage, Chemist, Telstra, Optus, plus speciality stores.

HOUSE IN DETAIL

The kitchen will delight with plenty of bench space and modern new appliances, neff gas cooktop, Westinghouse easy to use electric wall oven/grill, Bosch dishwasher plus fridge/freezer. Spare fridge in games room. Everything is here that you would expect, Nespresso coffee maker, Smeg kettle, Smeg toaster (extra toaster in cupboard), microwave, sandwich press, blender etc. plus handy to have items such as, wine and champagne glasses, espresso cups, table linens, loads od crockery, melamine plates for outdoor dining, children’s plates etc.

Upstairs there are 4 bedrooms that have their own individually controlled reverse cycle air conditioners, ceiling fans and wall heater panels. All have black out blinds or curtains. Desk in king single room and laptop desk in queen bed room.

To confirm all linens including towels provided. Beds are ready unpon your arrival. No extra charge or requirement that you wash all the linens.

The outside deck area is under cover as this is Melbourne! An inviting space with outdoor couch, dining table, and BBQ.!The lawn area has sun loungers. There is a 6ft high fully enclosed fence. A few extra bricks under the side gate ensures little dogs don’t escape.

The games room has two 8ft pool tables which converts to table tennis. Some board games and books for kids. Some inflatables, cricket stuff and beach umbrellas available to use on the beach. Play bocce on the lawn outside, or inside the games room, depending on Melbourne weather!

The 2 bathrooms are modern with excellent hot water and newly installed rain shower head. There are three toilets in all, of which two are separate which is very useful with a full house.

There is a laundry with new washing machine and dryer.

Smoking is fine outside of course and I really appreciate no smoking inside. There is a balcony upstairs plus the undercover deck.

LEASH FREE Beaches - from 7pm to 9am only during Daylight Savings/Summer (October to March) .
Therefore leash free April to September. Rosebud and McCrae are closest.
