Welcome to this well-appointed riverfront home, located just a short 1-minute walk to the Guadalupe River! This location boasts hundreds of feet of riverfront access with cypress trees nestled throughout. Plop a tube right on the river, go swimming or fishing, while enjoying breathtaking views. Or, use the place as a “home base” while you soak at the nearby Schlitterbahn Waterpark (Just a 20 min drive), or go two-stepping at Gruene Hall -- Texas’ oldest dance hall (Just a 20 min drive).



The Space:

Nestled just a stone's throw from the tranquil waters of the Guadalupe River, this two-story home offers the perfect blend of comfort and convenience. With its spacious interiors, modern amenities, and stunning outdoor spaces, this retreat is a haven for relaxation and recreation.



As you ascend to the second floor, you'll be greeted by the heart of the home—a spacious living room bathed in natural light. Sink into one of the two cozy sectional sofas and unwind after a day of adventure. The open concept design seamlessly connects the living room to the dining area, where a table for six invites you to gather for shared meals and conversation. The adjacent full kitchen boasts stainless steel appliances and a large kitchen island with bar seating for three, offering the perfect space for culinary delights and casual dining. Step outside onto the deck, where ample seating and a table provide the ideal setting for alfresco dining with a breathtaking view of the river.



This level also features three bedrooms, each thoughtfully appointed for comfort and convenience. The master bedroom boasts a queen bed and an en-suite bathroom, offering a peaceful retreat at the end of the day. The second and third bedrooms are perfect for children or additional guests, with two sets of twin over twin bunk beds in each room. A second full bathroom is shared between these bedrooms, ensuring ample space and privacy for all.



On the ground floor, you'll find a secondary kitchen and dining area for four, providing additional convenience and flexibility for your stay. The fourth bedroom offers a queen bed and a twin over twin bunk bed, accommodating guests in comfort. A full bathroom on this level adds an extra layer of convenience.



Step outside to the lower level patio space, where shaded picnic seating and a grill await. Just a one-minute walk from the Guadalupe River, this peaceful waterfront setting offers the perfect spot for picnics, relaxation, and outdoor enjoyment.

Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1250 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $79.00 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

The Neighborhood:

Located less than an hour’s drive from both Austin and San Antonio, New Braunfels is nestled deep in the heart of Texas Hill Country. Founded by German settlers in the mid-1800s, New Braunfels boasts old-world heritage alongside small-town charm. Stay local to experience the joys of New Braunfels, such as family fun at Schlitterbahn Waterpark, lazy river tubing on the Gruene River, or the chance to Texas Two-Step at the world-famous Gruene Dance Hall. Tuck into a gourmet meal at some of New Braunfels’ finest eateries, including Gristmill River Restaurant. Or venture outside of New Braunfels to downtown Austin or San Antonio (both less than an hour’s drive away). While at San Antonio, catch a Spurs game at the AT&T Center, or experience the beautiful Riverwalk urban waterway lined with shops and delicious restaurants. Life vests for children are available for guests coming with family in need of spending an amazing time in the Guadeloupe River.



While you’re here, be sure to stop by the Historic District of Gruene featuring Texas’ oldest bakery, antique shops galore, summer bier gardens, or Wurstfest; the annual 10-day homage to sausage. 3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Only utilize the designated on-site and off-site parking spaces at your rental.

12. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
