IMPORTANT - PLEASE READ:

LINENS: Bring sheets and pillowcases (basic bedding including mattress cover, pillows, and blanket are provided, sheets and pillowcases are not).

TOWELS: Bring bath towels, washcloths, kitchen towels, pool towels (no towels are provided).

PAPER GOODS: Bring paper towels, toilet paper, napkins, coffee filters. Your kitchen is equipped with dinnerware, silverware, drinking glasses, and basic cookware, but you may want to bring paper plates, plastic cups, and plastic ware.

We will provide a list of additional "what to bring" items after your booking payment is received.

Such an awesome home to stay at for a Frio Getaway! My family enjoyed the home and the layout. Location was great, especially for those morning walks. Pool was such a hit along with the pit for some s’more making! Everything was phenomenal! Host had great communication which put ease in mind if we had any questions.

Great stay

Went with friends and family. Nice location and easy to get to stores and river. Would definitely stay here again. Communication with house managers easy and quick reply though we did not have to contact them during our stay as there were no issues.

Great vacation house

It's About Time was a fabulous vacation get away for our group. The house was perfect, clean, and all furniture was comfortable. The pool was sparkling clean and surprisingly cool and refreshing even though the temps were high. Beautiful views and so relaxing.

We had a great time swimming at the pool grilling burgers going to Frio River. All the toilets and showers were working just fine. I had a great time. Thank you for letting us stay. At the beautiful house.

It’s about time perfect

Overall this house was awesome! I loved that it had 3 bathrooms comfortable beds! The space in living room was spacious I like the open space in the kitchen. We loved the pool good size for my family to enjoy! The wrap around porch was extra nice. I didn’t know it was a two story until I got there. We tried to make s’more at the pit I think it need air flow. We loved our vacation and enjoyed the house!

Summer vacation

Very beautiful scenery and nice house and pool! Had some trouble with the kitchen range. Would not heat up at times but everything else was nice. We will surely come back sometime next year! Thanks!

The property itself was okay. We made the mistake of not reading the fine print. Beware, there are NO sheets or pillow cases for any of the beds. The customer must supply. Make you get an accurate count of the beds and their sizes and you will need to account for multiple bedding sizes. Also, there are no towels, so be sure to bring those. The host was not very understanding and did not offer a refund or extend a voucher for an additional night’s stay after having to excavate early due to massive flooding. Overall, we will NOT be booking at this property again.

Hey y'all! We're Brannon & Wendi Hightower, owner-operators of Frio River Resorts.

We met in college in 1995 and have been together ever since. Frio River Resorts was started by Brannon's parents nearly 20 years ago and it has been continuously Hightower-family-owned and operated the entire time, with us buying the business in 2018.

We're local and we live in Concan full-time and enjoy serving as stewards of our community with participation in local boards and volunteer organizations. You've likely seen us on River Road as you leave on Sunday supporting the Concan Volunteer Fire Department in our “Fill The Boot” fundraising campaigns, or out to eat at Neal's or House Pasture.
