MOAB DESERT HIDEAWAY: 6-BEDROOM LUXURY ESTATE WITH YEAR-ROUND POOL & 2 HOT TUBS

This large luxury home combines two attached 3-bedroom, 3.5-bath villas, custom-built as vacation rentals and designed for ultimate group comfort. Together, the property offers 6 bedrooms, 6 full baths + 2 half baths, 4,000+ sq. ft. of indoor living space, and 2,000 sq. ft. of outdoor living space. With wraparound patios, two private hot tubs, and two heated swimming pools, this estate is perfect for large groups, family reunions, or retreats.

Each villa has been purpose-built to ensure every guest enjoys spacious accommodations and luxury amenities—no one gets the “short end of the stick.” For smaller gatherings, one side can be booked individually (sleeping up to 10 guests per side).

For even larger gatherings, Exclusive Retreats offers 9 additional luxury homes within the area, perfect for weddings, reunions, and retreats.

Located just 5 minutes from downtown Moab, 15 minutes to Arches National Park, and a short drive to Canyonlands, state parks, and the Colorado River, this home offers an unbeatable base for your Moab adventure.


BEDROOMS & SLEEPING ARRANGEMENTS

Suite 1–6: Each suite features a king bed with en-suite bath, spa-style shower, large closet, and 43” Smart TV.

Family Rooms: Each villa includes a queen sleeper sofa, providing 2 total.

Additional Guest Beds: 4 high-quality guest beds with memory foam toppers available on-site (setup upon request).


INCLUDED AMENITIES

Kitchen: Two fully stocked kitchens with coffee maker, blender, toaster, gas stove, refrigerator with ice maker, microwave, and dishwasher. Each dining table seats 8. Double doors lead to patios with BBQ grill, outdoor dining, ambient lighting, and gas fire pit.

Living Rooms: Spacious lounges with sectional seating, armchairs, tables, 55” Smart TVs, and entertainment systems—perfect for movies or game nights.

Game Room: Located in the oversized garages, featuring ping pong, shuffleboard, and a 55” Smart TV.

Pools & Hot Tubs: Private heated pools (82° in summer, 98° in winter) plus two 7-person hot tubs, fenced and maintained year-round.

Outdoor Living: Wraparound decks and patios with shaded pergolas, BBQ grills, dining areas, fire pits, and expansive desert + La Sal mountain views.

Adventure Gear: 4 inflatable paddleboards (with life vests, paddles, and pump) for use at nearby Ken’s Lake (10 min) or Colorado River (15 min).

Parking & Storage: Oversized 4-car garage with additional trailer/vehicle parking. Neighborhood allows street parking for larger groups.

Great Family Getaway!

We celebrated our wedding here and had our family with us. It was perfect for all of us to be together! We enjoyed the multiple rooms, the ping pong, and the outdoor space.

These houses are absolutely as advertised. We had a wonderful stay; the entire property was in good shape. The houses are well appointed for rentals and every appliance and amenity worked. Communication with the property manager was professional and efficient. One of the best rental experiences I’ve had, would recommend without reservation.

We do an annual Moab trip with customers. We have always stayed in Hotels. This time we wanted to try a house and we were very impressed and will be coming back to this property each year going forward

Moab Adventure

Our family was looking for an adventurous place to rendezvous since some of us live on East Coast and some on West. We needed a big, sprawling fun house and destination. Moab, and these two homes, were perfect! Loved hiking in the Parks, Hell’s Revenge 4x4, the downtown is sweet and we even rock climbed. The house amenities were a nice surprise and the Space exceeded our expectations. This is an easy 5 star review from our group of 12… ranging in ages from 5 months to 68… wish we could have stayed longer!

Not what we expected -

Pool was not clean! Water was stangent and not moving - at all as pump(s) were off. After calling Property Manger (Ken) pool was cleaned Wednesday- we checked out 10AM Thursday.Candy jar on counter was full of ants and we did not notice until one of the guys was eating and they were all over his hand and mouth.

Thought of everything!

This was an amazing townhome!!! (both sides) They had more amenities and were so thoughtful with what they had for us...from a toothbrush (I forgot mine) to ear plugs to a Bluetooth speaker for outdoor entertainment, they didn’t miss a thing. Geoff was easy to communicate with and gave us some awesome recommendations for Jeep trails. I would stay here again, and recommend anyone looking for an awesome place, with amenities, close to everything, and with such a great host!

Great spaces! Clean & comfortable

There was so much great about this place. The homes were nicely kept, comfortable and clean. The hot tubs were clean (always a hit or miss) and the rooms were great. There were games in the garage and great toiletries in each bathroom. While the place was amazing, the photos need updated. There is a whole set of homes behind the property now. I had misunderstood the layout to be so separate and the one house’s outdoor section was not as private as the pictures showed. We liked this place a lot just not 100% what we were expecting…oh and definitely one of the highest priced in the area.

We had the best time!!!

We booked both halves of the duplex for an extended family vacation. We had grandparents down to 2 year olds and everyone was comfortable and happy. Beds are really comfortable, all the kitchen supplies you need are available (we did Thanksgiving here so that’s saying something), and it’s on a quiet culdesac very close to town and excursions. We enjoyed the hot tub, the ping pong table, and the yard. Lots of space to park a side by side or other vehicle/ trailer if you bring them. Would absolutely recommend this location for a Moab stay.

Moab Visit

The property was wonderful. It appeared to be a relatively new building built within the past few years. The accommodations were perfect for our group. All the small additions present in the bathroom were very much appreciated (Q-tips, additional toothbrushes, soap, shampoo, hair conditioner). The TV had access to Netflix. The only negative would be that there was not access to regular TV. The Direct TV access was not present. There was hot tube just outside the backdoor which we did not use but did consider. Overall, our stay was very enjoyable!

Annual Friend Group Get-a-Way

EXCEPTIONAL!!! This property provided all the amenities and little extras that are often not provided at other properties. From the recreational items such as: inflatable kayaks, beach chairs, beach towels, dart board, cornhole boards and board games, to the well-stocked kitchen (spices, sugar, coffee, ziploc bags, tupperware) to the extra essentials (toothbrush, toothpaste, feminine hygiene products, etc.) in the bathrooms, this property had it all. Well kept and well maintained. Highly recommend!

Good times

We rented out both sides of this house for a group of friends on a wheeling trip. One of the ac units was frozen over when we got there due to the last renter setting the ac to 60 in 95° weather. We checked in on the 4th of July, so I’m sure getting an HVAC technician out was quite the task, but the owner made it happen very quickly and got the issue fixed for us. Everything was smooth sailing after that.

Moab Family Get-Together

Spacious, clean, well-stocked. These two connected units work so well for a large group. The separate units allow privacy, while at the same time allow easy access to both. This property was perfect for our multi-generation family coming from multiple states to all come together and enjoy a very fun and action-packed holiday weekend in Moab!

Moab vacation

This house was ready for any traveler. They were fully equipped for any one. They even had extra soaps, toothpaste, toothbrush, qtips, life jackets and so much more that I didn’t expect. The house was clean and extremely comfortable. It was a great stay.

Fantastic Stay

We stayed in both units for 5 days, the facilities were perfect, we had 10 people. Geoff was a great host, responded immediately to questions. Check was a breeze. They well equipped units, that had everything we needed. We used the hot tub and after a day of hiking it hit the spot, we ate out in the evenings because our spouses didn’t want to cook . But we found some great restaurants in Moab. Thanks Geoff for allowing to use these units.

Awesome place with plenty of space and great location! Host provides every amenity needed!

We had a group of 15 people and this place was perfect! We had a total of 7 buggies and there was plenty of parking... and a great location to trails! The host provided everything we could possibly need! Had two gas grills and two hot tubs and the common area and garages provided plenty of space for everyone to gather together! Geof was the best at answering any questions and the property was awesome! We will definitely visit again!

Perfection in the Desert

This property was absolutely amazing and was the perfect accommodation for our large group of 4 families with children ranging in ages 1.5-13. We really appreciated the extra details: stocked candy jar, garage full of toys and yard games, pool, hot tub, extra toiletries, extremely clean and very comfortable beds. This house was the perfect place to relax and play after spending the morning in the sun hiking. The host was very accommodating and responded to my multiple messages quickly. Would definitely recommend. You won't be sorry!

All Families Utah Vaca

Both units attached used for all families, 10 of us, and they were perfect. We had group dinners and for breakfasts we stayed in our units..just right. And everyone liked shopping downtown Moab, just minutes away. A real surprise was the paddle boards provided and kids and dads/moms loved it.
