The Space:

We have multiple CozySuites units in this building and each one is unique. Decor and layout may vary slightly from what you see in photos



This cozy apartment is suitable for a family, group of friends, or business travelers. It has all of the amenities necessary to enjoy your stay.

Guest has access to entire apartment and all of the building amenities.



The Neighborhood:

Locales call the hip, affluent East Market District as NuLu and the best place to stay in Louisville! This neighborhood is a dining hub with eateries spanning upscale New American cuisine to casual BBQ, plus stylish bars pouring craft beer and bourbon. Shops sell vintage clothing, women’s fashion, gourmet eats or restored furniture. Contemporary galleries stay open late for the monthly First Friday Hop street party, with art shows, live music, shopping and street food.



Getting Around:

The building is a simple on-off the highways. For local excursions, hop on the LouLift – a free, electric bus fleet with onboard wifi that services 4th Street, downtown shopping district, and beyond. Uber and Lyft are never far. For the bold, we encourage the use of the dockless scooters!



Other Things to Note:

Please know that all CozySuites properties are smoke-free environments. Smoking, of any kind, is not permitted within or outside of our suites, including balconies, patios, or common and/or parking areas. Please know that any sign of smoking is a violation of our stay agreement, which may result in immediate termination and recovery fees beginning at $500.

ESA (Emotional Support Animal): A pet fee may be charged for guests traveling with an emotional support animal. Additionally, the presence of emotional support animals can be declined from stays or Experiences.



To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:

- You agree to be bound by our rental terms and conditions.

- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.

- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.



Minimum age requirement of primary person booking should be:

1. 22 years old for out of town guests

2. 25 years old for local guests



No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.



Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.



Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.



Note that all guests are required to submit a $150 security hold on a credit card in case of incidentals that is released 3-5 days post check out or may choose a $35.00 non-refundable damage waiver.

We were very happy with everything! It was very clean and walking distance to so much! I had to reach out to find the height of the parking garage and the host was great at responding! If you have a large truck and need to know, the height is 8’2”. We would definitely recommend!

We visited family and friends in the area and wanted to have a place where our family could easily explore when we were in between visits. The location was great—lots of restaurants and shops in walking distance!

I really wanted to like this place, but our stay in Louisville ended up being a string of frustrations that shouldn’t happen at this price point.First, the check-in instructions were vague and didn’t clearly explain where we were supposed to go. After a long travel day, wandering around trying to find the actual unit was not the welcome we expected. When we finally got inside, the apartment had a strange odor that hit us right away. It also wasn’t cleaned well. There was a half-full glass of water sitting in the microwave, clearly left from someone trying to steam clean it. The key card itself was snapped and in two pieces, and the beds didn’t have the right number of pillows for the number of guests the listing claims it can accommodate. Several faucets were loose enough that it felt like the basic maintenance had been ignored.The worst part happened on our first night. We got back around 2 AM, in freezing temperatures, and the key card wouldn’t work on the building. We were locked out with no way to get into the building. We contacted the host who could not immediately help- we stood outside in the low 30s for a long time before someone already staying in the building finally let us in. That should never happen.Overall, this stay was more stressful than anything. A few of these issues on their own might have been manageable, but the combination made the experience really disappointing. The only positive was the central location. I would not rent this property again

We were very disappointed in our stay at Modern Nulu hosted by CozySuites. Given the hoops you have to jump through to reserve with CozySuites, I expected a much better check-in process and cleaner rental property. I have communicated all of this to CozySuites, with pictures of our stay and they said they would open a case to review. First please note the the map location you see on the listing is not correct, it states it somewhere across from Against the Grain Brewery, when it is actually on the OTHER side of Main St , past MLK Jr Hwy. To check in you have to go to the room first to get the key fob to park in the garage, however the key fob was not there when we arrived and we had to wait for someone in the building to bring us one. The property was not ok. When we arrived the windows were open (it was over 80 degrees outside), there were cigarette ashes in one of the walk-in closets, the ceiling fan in the living room did not work (the light did, the fan did not), one of the smoke detectors was not connected to the ceiling and we later found it in a drawer in the kitchen, the faucet in one of the bathrooms was not connected to the countertop so it pulled out when you lifted the handle, and the towels were wet and had holes in them. Worst of all was how dirty the floor was. We were traveling with our 1 year old and after one hour of her and I walking around our feet were black from dirt. Very disappointing as she could not play in the room. We will not return.
