The Space:

2010 W Oceanfront is professionally managed by Newport Beach Vacation Properties. This upper unit rental sits at the base of the Newport Pier and on top of the snack shop, Pipeline. Your in the center of all the action and surrounding shops and eateries - you’ll have the best of the beach at your feet.



Enjoy cool sea breezes, the sound of the surf and breathtaking ocean and Catalina views from the deck off the living area. The comfortable living room has a flat panel TV, ample seating for the whole family along with a pull out sofa bed. A nearby dining table has seating for six for quick meals or family dinners. The newly remodeled kitchen has everything you need for whipping up family meals.



Two tidy bedrooms, one with a king and the other with a set of twin bunk beds and a twin bed, share a hall bath. The full bathroom features beautiful tile and fixtures with a mosaic back splash on the sink and decorative mosaic accent in the shower.



The rental has one assigned, non covered parking space off the back alley. The laundry room is downstairs at the rear of the snack shop Pipeline, on your right as you enter through the back.



The bike path/boardwalk runs right out front, your ticket to exploring the Peninsula on two-wheels or on foot. The Newport Pier is just outside your door with shops and local eateries galore. The Balboa Pier is a mile and a half away – a 30-minute walk – with more shops and restaurants. The grocery store and more options at 32nd Street are a ten-minute walk.

N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.

Location was amazing! House was clean and cozy. View from the balcony is just like it’s pictured and it’s walking distance to food, drinks, desserts, etc. definitely would stay here again.

There is nothing better then staying on the beach. Getting to watch the beatiful sunsets and hear the waves. This location was so nice right on the Newport Beach Pier.

Patio heaters were a lifesaver during 2025 rain. Location is great. Very well stocked w pans and bedding etc. Comfortable bed. Parking spot was fine. Laundry room only available during restaurant hrs. I will stay here again

This is my wifes favority Newport Beach rental due to its location. Unfortunately this time we ran into some rather dissappointing issues. There was lots of dust on the window covering in the master bedroom, a pretty dirty area rug j.

Great location, everything is within walking distance or a six minute drive to Balboa Fun Zone for excursions. The people that work and run Pipeline are super nice. We really enjoyed our stay. We will return in the near future. Thank you so much.

Ocean Overlook

This was my family's first Spring Break stay in Newport. This location was wonderfully placed near the pier boardwalk to be close to the restaurants and shops yet it was private enough to step away when you needed some quiet. The location over the Pipeline was quiet and the view was amazing! We appreciated the heaters on the balcony and inside the home as well. The house is updated and has a warm beach vibe. It was clean and well maintained. Check in was easy and the property management team was very efficient and helpful. The welcome gift was a wonderful touch! Thank you Vicki from Burr White, we appreciate your help! We would definitely book again!

Our only comments were that we were not able to find any additional trash bags, we were not able to access any of the "regular" (2,4,7, etc.) channels on the TV and we could have used one roll of TP. But the place was adorable, loved the location, that king bed was sooooo comfy. We want to come back again next year - maybe for a full week. Staff was very helpful with all of my questions.

The place had a roof and a parking spot, but we had to buy our own soap, tissue and that was just the start. For the price, we expected a little more service. The place hasn't been updated in ages - it's quite drab. If you don't have high expectations, you'll be fine staying here, but I would recommend a different management company. They are in this to pull every last dime out of the property - they have no interest in creating a good experience for their guests.

Beach Getaway

We’ve stayed in Newport by the Pier a couple of times before but this was our first time at this property. We loved it! The unit was well stocked, extremely comfortable/cozy and the location is wonderful with a lot of food options and bars around.The property has a back entrance so there is no front access to the beach however the walk is short and easy. We did not consider this prior to arrival and other properties we’ve stayed at have front stairs straight to the beach however with the Pipeline restaurant below this wouldn’t be feasible. You have to go out the back alley and around the restaurants/shops just to the right of the property but again, it’s a short distance and easy walk. There is AC! They even have a small portable one for the living area (larger is by bedrooms in back) which is a first for us at the beach and absolutely made our stay more comfortable. The bedrooms/beds, living area, and bathroom are all well appointed, updated, and very comfortable. There is no laundry facility, which was fine, but also something we’ve had at other rentals. It is a nice option to have with kids and beach grime but not at all a deal breaker for us. Overall we really loved our stay here and will definitely be back! We did arrive later than the check in time so the rental office was closed but they accommodated a virtual check in for us. We were notified that the unit was ready pretty early in the day (earlier than check in); if we’d been closer we’d have had an “extra” day!

Great location!

This property is at Newport Beach Pier right on the walking/biking trail to Balboa Pier (1.5 miles). It is an older (classic!) unit, but is clean and has a renovated kitchen and bathroom. It is above a take-out restaurant that is hardly noticeable (no smells or noise). Great place to stay!

Great Place

Loved this place! It was clean, views were good, ice cream downstairs was perfect- especially with the discount! There are stairs to enter and laundry was not super accessible. But that didn't matter because the place was so great!

Great experience!

We had a very enjoyable stay. The location was perfect! The parking is tight but we were thankful to have a guaranteed spot for our rental SUV. The property was stocked with everything needed to make you feel at home, and then some. When we return to the area we'll stay at this property again!

Location Location Location!

Great location on beach and very close to great dining all within walking distance. Parking is tight, a small SUV is optimal. Bike, Surfboard, Paddle Board rentals all next door! Although near the nightclub scene, it’s very quiet and private.
