The Space:

Nestled within a picturesque setting, our enchanting retreat beckons with its beautiful living space and inviting outdoor oasis. As you step inside, you'll be greeted by vaulted ceilings that soar overhead, enhancing the sense of space and openness. Sunlight streams in through expansive picture windows, casting a warm glow across the room and illuminating the cozy furniture arranged around a large flat-screen TV. The sofa conveniently pulls out to reveal a queen-sized sleeper, providing extra sleeping space for guests.



Prepare delicious meals and snacks in the full kitchen, where stainless steel appliances gleam beneath the soft glow of recessed lighting. An island with seating for two offers the perfect spot to enjoy a quick breakfast or chat with the chef while they whip up culinary delights. Whether you're brewing a morning cup of coffee or savoring a glass of wine as you prepare dinner, the kitchen provides everything you need for a memorable culinary experience.

Pet fees & rules:

We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.

-Pet fee(s) of $75 plus tax will apply in addition to the nightly rate.

-Please check the weight limit and max number allowed for this unit.

-Please keep your pups leashed outside and clean up after them.

-A separate pet waiver must be signed.

-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $59.99 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.



To make this process easy for you, we use a secure and very simple, app-free platform. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

1. Check-in instructions, house rules, and property addresses will be available via email.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed, and no refunds for disruptions.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit (if available) at your vacation rental.

11. Please observe Fredericksburg’s Quiet Hours (10pm to 7am)

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
