The whole family will enjoy this spacious and unique unit. With comfort in mind, this apartment easily sleeps 4 people. (6 with the pull out sofa). Additionally, no car is needed due to the fantastic location as the best Restaurants, Cafes, Shops, Outdoor Pool, and Publix Grocery are all right across the street. The ocean beach is 1 block East. This is the best and most well appointed apartment on the island. We have basic guidelines in place to be sure that your stay at our home is mutually satisfying.

Very Quick Summary:
No Pets, No Smoking/Vaping, respectful to the unit, building & neighbors, no parties or events & book for the correct number of people staying in the unit.

1) There is some construction going on in the building.
2) The building is an old historic Palm Beach Building. However, this Unit is a fully equipped and stocked fantastic unit.
3) While the unit does not have an stove/oven, we provide full essentials for cooking. (Amazing counter top Oven Toaster, hot plate and full kitchen supplies )

ADDITIONAL GUESTS
We have a per-person, per-night fee of $50 when occupancy exceeds 2 people. When booking, please enter in the correct number of guests to receive accurate pricing. The guest number can be altered at any time if anything changes -- however, we must have the correct number of paid people on the lease. The Max number of occupants in the unit at any is 6. Only people permitted will be registered guests.

CHECK-IN
We have an easy process for check-in and check-out. We aim to provide a 3pm check-in. Unfortunately, we can't accommodate early check-ins as we have the home deep cleaned after each stay. If, for some reason, your check-in is delayed, we will communicate this delay to you as soon as we know of it, but we are not responsible for any troubles it may cause you. Additionally, we do not accept deliveries on your behalf, and if you have anything delivered before your check-in, it will be rejected. Please see additional disclosures about deliveries elsewhere in this listing. Please note, you are our guests and not the building guest. While the staff is there to help you, we ask that all issues or questions be directed to us.

CHECK-OUT
Check-out is at 11am sharp! Guests must vacate the premises no later than 11AM on the day ending the lease term. If guests hold over in occupancy of the premises after the expiration of the term, the guests shall become a tenant at sufferance only and otherwise subject to the terms and conditions of this lease, so far as applicable, and shall be liable for all damages sustained by the landlord on account of such holding over including lost profits.

COMMUNICATION
Communication is extremely important to us! Please be in touch with us during your stay, and please be responsive if we reach out to you. Communicate all needs and requests, and we will do our best to help you in a timely manner. We generally want to be reasonable, but prefer to operate in our zone of guidelines. We want to re-emphasize the following:

1) We do not allow events or parties (including, but not limited to, bachelor or bachelorette parties). We do not allow photo shoots. This is a very strict policy, with no exceptions.

2) Please be sure the exact number of people you intend to sleep at the home is the exact number of people you booked in the system.

3) We do not allow professional services. There can be no professional photo shoots and no productions for film, television, or similar media.

5) No pets are allowed

6) Smoking is not permitted. Vaping is not allowed, and drugs are not allowed.

7) Please refrain from making loud noises and be respectful to other guests

8) Please be mindful of the furniture and fixtures; and, above all, please respect the home and keep it in the best condition possible.

TRASH
Walk out of the Unit. Turn left and walk 50 feet. You will see the trash room. When you check out, we ask you to remove your trash.

SUPPLIES
The home is maintained very well and we do our best to be sure all necessities are stored in the house. However, if we are missing some items, please let us know and we will do our best to replenish these items. If we are out of paper towels, toilet products, shampoos, conditioners, or anything else you may consider a necessity, we are not liable for your inconvenience and we will not grant any cancellations or discounts as a result of this inconvenience.

ADDITIONAL DISCLOSURES
The tenants bear all responsibility for their guests and family members. We are not liable, nor is it an excuse to ask for a discount or cancellation of the lease, for any phobias, fears, sprained ankles, splinters, cuts, bee stings, mosquito bites, tick bites, insect bites, bat bites, allergic reactions, pool injuries, falls, or any other such incidents. If there is any damage that necessitates urgent repairs that need to be performed due to any cause (including, but not limited to: acts of God, tenant irresponsibility, or equipment failure), the tenant will not be compensated for the disruption. In addition, the tenant will grant access to any professionals summoned to the property to fix and/or resolve the issue(s).

CONDITION AND USE OF PROPERTY
The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.

RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.

RELEASE
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility. By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly.

LEGAL / LIABILITY WAIVER
By booking you acknowledge that you and all members of your group have read, understand, and agree to the below liability waiver. You understand that swimming is at your own risk. You accept full responsibility for any bodily injury arising from swimming and hold the property owners harmless. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against the owners for accidents or claims arising. All guests in your group acknowledge and agree that they have read and understood this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Host/Owners.

Beautiful clean condo
The condo was beautiful,comfortable and clean and had everything we needed. The only reason I didn't give it 5 stars is because of things outside of the owner's control. There are renovations going on in the building and I could hear everything from the master bedroom. I was awakened a little after 8am every morning except Sunday. I heard walking, conversations very clearly and tools. If you don't mind not sleeping in, this is a five star place to stay.

Fabulous location, beautiful apartment, great host
This is an absolutely gorgeous apartment, decorated -- as it appears in the photos -- beautifully, in Nantucket or Hamptons style. The location is perfect: the only supermarket in Palm Beach is across the street, the beach is a couple of blocks away, and the golf course at the Breakers is a ten-minute walk. There are dozens of shops and restaurants in quick walking distance. The unit is well-appointed and lovely. The host, Chris, is courteous and helpful. We had a terrific time. A couple of observations about the building: (1) The property is older and badly in need of a refresh. Common areas smell of mildew. It was initially a bit off-putting, but the quality of the apartment overcame any of these issues. (2) The swimming pool area has a covered veranda suitable for self-served cocktails and breakfast or lunch -- really quite delightful. It was not particularly crowded, even during our peak-week visit. The unit itself was comfortable and utterly silent -- no road or neighbor noise. It was spotless upon arrival and in near perfect condition. One small note on the second, smaller bedroom: it has a trundle bed, not two twin beds. This means, effectively, that when both mattresses are occupied, it's very difficult move around. This should have been obvious from the photo of that room, but I missed it. Not a complaint, but the second bedroom is more suitable for two children or one adult. We are very grateful to Chris for a perfect vacation!
