The Space:

This is the master bedroom. It has a king bed, fresh Pottery Barn linens, a wall-mount 50" TV. The spacious and private master bathroom has gorgeous tile work, a glass walk-in shower, and a huge walk-in closet.

Nursery:
Tailored especially for families traveling with small children, the large walk-in closet attached to the master suite doubles as the perfect nursery, closing off completely from the master bedroom via the master bathroom sliding door. A pack-n-play and black-out blinds are provided!

Upstairs Bedrooms 2:
This bedroom has a plush queen bed with Pottery Barn linens and wall-mount TV. A large window opens to views of the rock formations and open space behind the house. Shared bathroom across the hall has a tub and shower!

Upstairs bedroom 3:
This bedroom has a comfortable full bed with twin trundle--great for kids! It also has Pottery Barn linens. A large window opens to views of the rock formations and open space behind the house. Shared bathroom across the hall has a tub and shower!

Parents of infants, please be aware that the house has stairs without baby gates. If you want to travel light, we provide a pack-n-play, bouncy seat, infant swing, high-chair, and a small selection of toddler books and toys upon request. Let us know what you need and we'll take care of you!

Guest Access:
You have use of the entire space, including the 2 car garage. Our team sets out linens appropriate to the number of people on your reservation so please make sure your reservation accurately reflects the number in your party. Be aware that we charge a $20/night fee for additional guests after 4.

Check in is at 5pm and check out time is at 10am. We do our best to accommodate early check in and/or late check out requests. We offer these based upon our housekeeping team's approval. Please reach out with any questions!

The Neighborhood:
This quiet neighborhood near UCCS is a dream! Families and a few students live here. The trails behind the house wind through rock formations (known as hoodoos), aspens and pine trees, and there's over a mile of trail in case you'd like to get to UCCS on foot. This amazing location feels incredibly private though shopping, groceries and restaurants are just around the corner in multiple directions

Getting Around:
Most guests will want a vehicle here, but the nearest bus stop at Austin Bluffs/Regent is .7 miles from the house on foot from which you can connect to our whole public transit system.

Other Things to Note:
We are not 420 friendly. No smoking of any kind is allowed inside, please. Outdoor smoking is permitted.
We use cameras outdoors and in the garage but never inside. The hot tub is not within view of any camera.
The indoor fireplace is currently decorative and not safe for use.
For your comfort and safety the home is protected with an alarm system. We'll give guests instructions about how to arm and disarm the alarm.

Photo ID required for all reservations. Minimum age to rent this property is 25.
