Welcome to A302.. beachfront living at its finest. This beautiful four bedroom, three bathroom villa comfortably sleeps ten and will allure you back year after year. It is just steps away from the gorgeous emerald Gulf of Mexico with its sugary white sand. Enjoy incredible views from the living room, kitchen, dining room, master bedroom and expansive balcony. The balcony offers comfortable seating for your morning coffee, lunch, dinner or reading a book as you listen to the calming waves crash onto the shore.

This property is located in the sought-after area of 30A and is within walking distance of Gulf Place. Gulf Place has many shops, restaurants, a spa and nail salon. Next door to Gulf Place you will find the Shunk Gulley restaurant, Papa Surf Burgers and Pecan Jack's Ice Cream & Candy Shop. Everything you need is in close proximity to this villa.

Peaceful Retreat

We thoroughly enjoyed our stay! It’s beautifully decorated and comfortable as well. Being right on the beach was amazing. There is no better place than 30A to enjoy the most beautiful beaches and this condo was a wonderful place to enjoy them.

Santa Rosa Beach Vacation

Beautiful Oceanfront condo with stunning views of the gulf. Easy access to the beach and close by nearby restaurants and shops. Well secured property with oceanfront pool. Units all have nice balconies and great for family beach time fun.

Great view and convenient location

We lucked out with great weather in November for Thanksgiving week. Our family thoroughly enjoyed the view, access to the heated pool and beach. Shops and restaurants were easily accessible across the street. The condo was well layed out with bedrooms that still felt private. The kitchen had everything we needed. Great apot

Perfect spot

We were a group of 9 comprised of 2 households. The neighborhood was exactly what we were looking for, as it was a little more lowkey than Destin but still had great shopping and dining. Beach was beautiful and the condo was very nice, well appointed and maintained. Checked all the boxes for our group - would definitely look to stay here again.

Family Vacation

Plenty of room for 6 adults and 3 kids ages 5,2 and 1. kitchen is well stocked and had plenty of towels ,pillows and extra blankets. Location is perfect. Beach is great. Norma Jean was quick to respond with any questions we had. Would stay at this property again.

Absolutely great for a family

The unit was great for our large family! Bedooms, bathrooms, kitchen, and living rooms are all spacious. Everything was clean when we arrived, even a nice welcome basket. Communication with the manager was great, she even checked on us midway just to make sure we were having a great time or needed anything. It is a private beach section, but it is located directly next to public access so there was some inconsistency about who could setup chairs and where. The entire Villas is a great sized complex, 4 stories high but each building only has 8 units, so never an issue with elevator waits. Location is great for walking to dinner, coffee, shops. We had a great stay!

Great condo!

We absolutely loved this condo! The location, cleanliness, view of the beach, fully stocked kitchen, comfy blankets and homey feeling - it was perfect. We’ve stayed up and down 30A and this was our favorite spot. Im usually drawn to more updated furniture and decor — but this one was so well stocked and comfortable that I just didn’t care. Great communication with the property manager. She was so helpful. We had zero issues and a perfect week at the beach.

Location Perfect

Light bulbs very dim in master area and master bath. Entire condo needs a thorough cleaning including carpet. We have stayed in this unit before and love the location. Unit was immaculate before just needs a cleaning.

Great Vacation

My family and I had a wonderful time in Santa Rosa staying in “Patch of Heaven”. The unit was ready for us on arrival and we found it to be clean and exactly as photos and previous reviews described. The unit has a great view from the balcony and is very convenient to the whole area. The unit is well equipped, has plenty of space for a large group and the bunk room was a kid favorite. The property offers a gated parking area with plenty of room to park, which is a big plus. Norma Jean, the property manager, even checked up on us to make sure everything was going well and we didn’t need anything! We would definitely stay here again!

Couldn’t ask for better location!

Was very impressed with our stay here throughout the entirety of our trip. The location is perfect, short walk to everything you can need. We left jewelry at the condo upon leaving and I quickly let our property manager know and it was found and mailed back to us the same day! Had no issues. I do recommend renting an umbrella and chairs if you want an ocean view on the beach. Otherwise you will have to sit behind them. The communication between myself and the hosts could not have been quicker and easier. Would definitely stay again!

Overall. Very well with the accommodations. Not impressed with the beach company u have to rent chairs from. You have to spend a lot of money to get to the ocean you supposedly paid for They we’re rude and unprofessional Not impressed with them at all Limits extremely what u can set up or even build a sand castle with the kids.

Family beach trip

Absolutely wonderful property, beautifully decorated and furnished down to the smallest detail. We even had fresh flowers in the foyer and master bathroom when we arrived, plus a bottle of wine and a loaf of delicious fresh cinnamon bread waiting for us in the kitchen. This unit was perfect for our family of nine. All the beds were exceptionally comfortable. There were plenty of towels, a thoroughly equipped kitchen, lovely and comfy balcony overlooking the ocean. The pool was very much enjoyed by our young grandchildren. We had only two very small issues, one being a sometimes bad WiFi connection, and the other being the shower heads could all stand being replaced….neither a big problem but worth noting. Bottom line is, we all adored our stay and will definitely be back as well as recommend it to friends.

Great unit and location !

This was our 5th time staying in various units at the Villas of Santa Rosa Beach, and our 2nd time renting this unit. It’s a very well equipped unit with pretty much everything we needed at hand. I hesitate to add anything negative because it’s the end of the season . Stains in the carpet or a deep cleaning probably happens in the off season. The property manager is very nice and responded to my text message quickly. The Gulf Place community is growing very quickly and was more congested than in previous years, even after Labor Day. Shrunk Gully (across the street) had loud, live music every night but I think it ended at a fairly reasonable hour. I expect that will continue to be a challenge but we still love how convenient this complex is to Publix and Goatfeathers. ☺️Unrelated to this unit, the beach service company grabs all of the front row spots at 6am, even when the spots aren’t reserved. I think that’s ridiculous because I should have a chance for front row when I’m renting a unit on the private beach. 😒

It was Heaven at Santa Rosa Beach!

This property was perfect for our family, most hospitable condo we have ever rented - located water front on our favorite beach. The property was very clean, well stocked, and comfortable. We highly recommend it and will definitely it be back!

Patch of Heaven

Great location—walkable to everything. The beds were comfortable and it was clean with a wonderful porch. It is steps from the pool and right on the beach. All the kitchen equipment one could want. Our only complaint were the televisions. They were very confusing to operate. Cable company was responsive in explaining but the explanations were complicated too. The Villas need someone to come help within a few hours or have detailed instructions by each television. Nevertheless, we had a great time and the property manager was cheerfully responsive to all our questions.

Wonderful stay on 30a

From start to finish, this was a great vacation. A gift of Prosecco and bread at check-in is such a nice touch. Plenty of space for 2 families with kids. View from balcony is spectacular. Coffee, pizza, seafood, shopping all within a one minute walk - right across street. Only complaint is the building sits right next to a busy public beach access point, so gets really crowded & the privacy isn’t really enforced. But this is a minor inconvenience. Otherwise, a perfect place & we will definitely book again.

Our first time to stay in this unit. The unit was great! Classy furnishings, awesome balcony set up, which was why we chose this unit.Norma Jean is great to work with. Very responsive and makes everything very easy and simple. Definitely plan on going back.
