The beach house is situated directly on Barnstable Harbor, complete with a private beach—no need to decide whether to go to the beach; you're right on it! This five-bedroom house maintains its comfortable and casual cottage feel, enhanced by fresh, upscale furnishings and finishes. The fully remodeled kitchen features new flooring and all-new appliances. This makeover extends into the dining and living rooms, which also boast updated flooring and furnishings. You can dine inside or outside. There's a picnic table where you can enjoy the stunning water views of Sandy Neck Lighthouse across the harbor or admire the sunset each evening. The views are even more breathtaking from the new rooftop deck, accessible from the second level.

The house has five bedrooms. There's one main-level primary bedroom with a queen-size bed and an en suite private full bath. Upstairs, there is another primary suite with a private bath; this one has a large, comfortable king-size bed. The other three bedrooms are also on the second level and include one with another queen-size bed, one with bunks plus a single twin bed, and finally, one with two twins. Almost any group configuration can be comfortably accommodated. Those last three bedrooms share another full bath on the second level.

This home is ideally located just a short walk from Barnstable Harbor, where you can enjoy a delicious meal at Mattakeese Wharf, pick up fresh fish from Osterville Fish Too Market, or board a whale watch boat—all within five minutes from the house! If you venture a bit further into Barnstable Village, you'll find additional dining options, a local market, and a gourmet coffee shop. You can also plan a trip to Nantucket or Martha's Vineyard from nearby Hyannis, or spend a day exploring Main Street in Hyannis and visiting the JFK Museum—all just a quick 10-minute drive away. However, you may find it hard to leave this stunning waterfront location on Cape Cod!

Great Rental

We had a wonderful week in Barnstable. The house was clean, beautiful and had a well stocked kitchen. We loved being on the water and enjoyed the paddle boards and kayaks. The property managers were easy to communicate with and responsive. Highly recommend!

Long overdue family reunion = success!

Three family groups gathered at the practically perfect Sunset Lane house for a week of memory-making. From the well-stocked kitchen to comfortable furniture (inside and out) to the thoughtfully arranged art on the walls, we had an exceptional time. Morning coffee and evening snacks and cocktails in Adirondack chairs were all the more special thanks to the constant activity of nature in Barnstable Harbor. Martin and his team at Pretty Picky Properties was communicative and responsive to my many pings as we got settled into our stay. One last thank you to Matt for delivering the new paddleboard paddles so we could play in the water!

Pretty Picky?

Excellent experience with this rental from start to finish. I have been wondering where the name "Pretty Picky" came from. I have determined that the owners are discerning about all aspects of their properties, how they are managed, and how they are used. This particular home is perfect in every way. If you, too, are picky about where you lay your head, then this is a property for you to pick.

Perfect Cape Escape for families

We walked into this house and immediately went “wow!” as a group. The thoughtful layout includes a stunning view and delivered on spectacular sunsets. All ten of us fit easily into the space, and spread across the generous living area. Grandparents enjoyed the comfortable seating on the lawn and watched us all play in the water. The pictures of the place don’t do justice to how close you are to the water, which results in a great beach experience at low tide. And, you can walk only 3-4 blocks for ice cream and awesome seafood. The house itself was immaculate, clearly well maintained, and full of everything you need for a great break. The management company was on call and amazingly responsive, too. After a number of Cape stays, on the water, in the past ten years, this sticks out as the best!

Beautiful views. Seamless, restful stay!

Those views though! Those were the reason we chose this property and they didn't disappoint. The home is absolutely beautiful inside and out, with plenty of spaces for shared family meals and fun, as well as private spaces (with real Zoom water-view backgrounds!) to work remotely. Some favorite highlights: walking the beach at low tide, having breakfast on the rooftop deck, admiring all of the beach-inspired artwork on the walls, and mostly just staring at the water and marveling at our good fortune to have found this place. An added, very valuable, bonus was the provided parking pass good for any of the town beaches. From start to finish -- from my initial property inquiry months ago to checkout last Saturday morning, this was exactly the kind of carefree vacation one dreams of. Pretty Picky was extremely responsive to any question prior to our arrival and super speedy at handling a dryer repair while we were renting. Couldn't ask for anything more. I would highly recommend this rental.

There are a lot of places to rent for a summer vacation on the Lower Cape. There are only a few Pretty Picky Properties. Most are directly on or very near the beach. Our homeowners love their properties, fastidiously maintain them, and expect guests to treat them accordingly. Our guests demand a prime location and a vacation experience that far exceeds the typical Cape summer rental.

When you spend a good amount of money for a perfect summer vacation, you want to be sure before you commit. That's why we take the time to carefully and completely answer all your questions by phone or email. If you can visit the Cape in advance, we'll be happy to show you one or more properties you're considering.

Most guests are also comforted to know that Pretty Picky also has a property management division. Most unforeseen property issues can be resolved quickly with our ready access to maintenance resources.
