Our condo name "Beach Time" comes from our experience that time slows down when you are relaxing on the beach and in the water. How do you know if you are enjoying beach time? If you feel like you have been on the beach for hours, but when you check your watch, it tells you that you have been there for only an hour. You are in beach time! * We have Sunday to Sunday checkin and checkout during peak summer months. This allows for more leisure travel days on the road and on HHI for our guests.

We believe in treating our guests with honesty and respect. We strive to provide our guests with an affordable, well-equipped and decorated home for beach vacation. We try to meet your needs during your stay and assist in your travel plans with flexible checkin and checkout times.

A clean, safe, comfortable and affordable space.
We carefully clean and sanitize laundry and condo for our guests. We also sanitize by ozonizing the condo between each stay. We have installed a new cooling and heating system and professionally cleaned ductwork. We have installed an air purifier with plasma wave to kill germs and HEPA filter to remove dust, pollen, bacteria, viruses, odors and other common pollutants. We have installed a dehumidifier to control the high humidity of beachfront property for the cooling comfort of our guests and to inhibit germ growth. We have installed an ozonizer for overall sanitizing of air, ductwork and all surfaces of our condo. As a Ph.D. chemist, I know how to make my condo clean, safe and comfortable.

One of the most important factors to guests is location and environment of rental unit. But for security reasons, VRBO/HomeAway has a policy of not disclosing exact locations of rental units. Often, real estate photos and descriptions make deciphering locations and conditions of condos time-consuming and almost impossible for renters. If you want to know the exact location of my condo and its surroundings, just send me an email. We believe in complete disclosure. Our photos and listing give you an accurate and honest description of my condo. We don't use zoomed in photos of beach view, ultrawide-angle photos of interior, vague descriptions to mislead and misrepresent our condo. Please note that beachfront condos are small because space is at a premium. Our condo is comfortable for two or a group of four. Although we have room to sleep six, obviously, it will be crowded for six especially with only one bathroom. Please plan accordingly. Please note that the resort charges $35 per vehicle per rental. I kept it at $25. Additional vehicles will require payments of $35 each.

Hilton Head Island Beach & Tennis is a beachfront resort with complete vacation amenities which include four private beach accesses, two pools, tennis courts, pickleball courts, bike rental, restaurants, playground, barbecue area, catch and release pond and a fitness center. The resort sponsors special family programs throughout the summer season. Please note that our resort does not allow e-bikes behind the gate. Our condo is a first-floor condo in Building B, very close to the center of beach activities but far away enough from noise of pool and restaurant. It takes less than a minute from condo to either of the two boardwalks and another minute to the beach. One boardwalk is flat and wide and is next to the largest HHI oceanfront pool and a beachfront restaurant. The other boardwalk has several steps to take to get down to the beach but is less busy. You can see the top of ocean from the balcony of condo. But why strain your neck from any balcony? Just take a few minutes to go from condo to experience the beach itself. The beach here is especially wide, flat and clean. The condo is facing southeast. It gets the morning sun In spring and summer but is totally shaded from the blistering summer sun in the afternoon and evening.

The condo is remodeled with a unique open design that is spacious and sleeps six. It is nicely decorated with a lighthouse and beach theme. It has granite countertops with spacious cabinets and LED lighting. Kitchen is equipped with a new refrigerator with ice maker, stove, microwave, dishwasher, coffee makers, instant pot pressure cooker, tea kettle, waffle maker, blender/mixer, assorted pots and pans, plates, cups, utensils. The round table is ideal for four to eat and play games but can be expanded into an oval table for six to eat and play comfortably. Bench seat provides seating for two to three and storage for bedding for queen sleeper sofa. It has beautiful tile floors throughout for easy maintenance and wood floor in bedroom for a softer tone and some rugs.

Free high speed WiFi (300/30 mbps) is provided. There is a centrally wall mounted 58-inch Samsung UHD flat screen TV with a Blu Ray DVD player and a 40-inch Samsung UHD flat screen TV in the bedroom. Each TV is equipped with HD local cable and streaming with YouTube TV and Amazon Prime Video. The smart TVs will also let you connect to your own TV subscriptions. A Wii console equipped with remotes, steering wheels, nunchucks and an assortment of games will keep everyone entertained. You can play from the couch or better yet get up to play and exercise at the same time. A Wii Fit game with balance board will keep everyone in shape. Cables and wires are neatly hidden behind walls. For comfortable seating, there is a new sofa (queen sleeper) and a new wall-away recliner. There is enough room for four to six to watch TV, play games, read or just relax. A collection of books and some board games are available. You can also relax outdoor on balcony chairs and table. The bedside lamps are dimmable and are equipped with outlets and USB charging ports. There are many surge protected outlet/charging stations for your electronic devices throughout the condo.

A new heating/cooling system maintains comfortable temperature. An air purifier keeps the air clean by killing and filtering bacteria, viruses, pollen and dirt. A dehumidifier will greatly increase indoor comfort level by regulating humidity. A vacuum cleaner is provided to keep sand at bay during your stay.

The bedroom has a queen bed that is upgraded with memory foam mattress, a 40-inch wall mounted flat screen TV and a remote-controlled ceiling fan/light. There are captain's bunk beds, 24 x 76 inches. The queen sleeper sofa has a memory foam mattress. Instead of sleeper sofa, you may choose the highly rated queen King Koil air mattress. It is in a storage box under the bunk bed. Quality linens, quilts and towels are provided. Pillows and mattresses are protected with protectors. All linens and towels are washed and sanitized at each changeover.

The condo is equipped with a refrigerator with ice maker, range/stove, microwave, dishwasher, instant pot, blender, a Keurig 10 oz coffee maker, a 12-cup, and a 2-cup drip coffee maker, a set of Carote ceramic nonstick pots & pans and utensils.

It requires a lot of space and effort to bring your own beach equipment especially from long distance. For your convenience, beach chairs (4), regular height aluminum chairs (2), umbrellas (3), beach wagon (1), some beach and pool toys are provided. There’s a 10’ x 10’ Ninja tent. Newly added is a Solbello sail sunshade. It sets up easily like a beach umbrella. It’s very stable because it provides shade by sailing and automatically changing direction with the wind. There are 4 beach towels/blankets in the top drawer of the dresser in the bedroom. These are oversized (84” x 42”) microfiber towels. They are good for the beach and pool because they are light weight, sand free, soft and quick dry. These can also be used as a blanket for TV watching or as an extra blanket for the bed. If you use them, just leave them out with other towel, linens for washing when you leave.

Basic starter supplies of soap, dish washing detergent, dish washer detergent, toilet paper, paper towels and trash bags are provided. They may last 5-7 days. Please bring your own shampoo, body wash and personal items. Coffee and tea are not supplied items. But you are welcome to share any coffee and tea in the cabinets.

If you need to work from home or beach, a home office can be set up in front of the bookcase. A secure high speed Internet, 48” x 24” adjustable height (24”, 30” or 35”) folding table, and a HP laser jet B/W printer/scanner are available. You can even use the 58” Samsung as a monitor.

To be more friendly for toddlers, we have installed child safety magnetic cabinet locks in the bathroom, kitchen and living room. Each lock is in deactivated mode normally but can be activated by removing reusable blue tape and flipping an underside switch. Once activated, adults can open doors by using a magnet located at upper right corner of refrigerator. After use, please put locks back in unlock mode and secure with blue tape.

Summer vacations at the beach are times for our family to pause to reflect on our accomplishments in the past year, relax, have fun, spend time together and make plans for the next year. Many great plans have developed in the warm waters and the hot sands of HHI. We have been to many beaches and HHI is simply the best and HHIB&T Resort has the widest, cleanest and the most family-oriented beach.
