The luxurious Queen Penthouse at The Cliff's upscale residence has been recently renovated and is situated on the sought-after "Gold Coast" of St. Maarten's Dutch side, in Cupecoy, overlooking the secluded Cupecoy Beach's pristine white sands and turquoise waters.

This duplex penthouse is one of the largest condos on the island, covering 5984 sq ft (559m2), and offers breathtaking panoramic vistas of the Caribbean Sea, Simpson Bay lagoon, French side, Anguilla, Saba, Statia, St. Kitts, and St. Barths. Ideally suited for groups of 4, 6, or 8 individuals (+ babies or young children), the Queen Penthouse is outfitted with every other day housekeeping services.

Great location!

Perfect for our family. All five of us had our own personal space. Easy walk to multiple beaches (including your own private beach basically), and an easy walk for food options. Can beat the view! We had a great time.

Great location with one of the best views on the island. The pool is remarkable. Overall a great place to stay. Close to the airport, quiet area, lots of food options nearby including a market across the road. Secure property with enough parking. The on site gym is well equipped. The indoor lap pool is currently under renovation. The unit itself needs a little TLC. The sink in the second floor shared bedroom bathroom was leaking. There were pans placed under it to capture the drainage which we had to empty. This was not disclosed until arrival. We were told it is going to be repaired but did not occur during our stay. There is a dislodged light fixture hanging down in the same bathroom and a ceiling that needs repaired in the adjacent bedroom. There is mold growth along the base of the master bedroom shower. Just couldn’t give a 5 star rating at this time, but it’s a solid 4.8

Amazing apartment, location, and experience

I can’t possibly say enough about how great of an experience we had here. We love the location for proximity to nice beaches, a great pool, and amazing restaurants! The host was fantastic and incredibly communicative. The home itself is warm and inviting and very comfortable!! Thank you!!

Magnificent Maho madness

Fabulous property and location! The entire family enjoyed every aspect of the condo, pool, and beach facilities. Location was fabulous and afforded easy access to many restaurants, shops, Harbor, and other activities would highly recommend to anyone wishing to go to the beautiful island of Saint Martin.

Family Getaway - Making Memories

We had a wonderful stay at The Cliff, John was a great host that communicated extremely well to make our stay very enjoyable- we were a group of 8 adults (siblings and spouses) and there was plenty of room for everyone. The views from the two balconies during the day and at night were incredible! The location was perfect, close to the airport, walking distances to a local market and restaurants. The infinity pool was incredible and from there we walked to the beach to snorkel. It is also within walking distance to Mullet Beach with beach restaurants. Slightly further but still walkable to Maho Beach to view airplanes landing overhead. John recommended nice dinner restaurants - one was La Cigale and it did not disappoint. Overall extremely nice property, great location and John was a great host to work with on all of our arrangements! Thank you for sharing you home with us!!

Paradise!

The Cliff Penthouse is so incredible beautiful that we found it difficult to leave the property to do anything else on the island! Plenty of room to roam, and with lots of friends/family staying with us, we loved having different gathering spaces. Gorgeous views, the grounds were immaculate, and wonderful restaurants within walking distance. We had some issues with plumbing and addressed the same with the management. Property host was very quick to respond. We would love to come back again.

Wonderful time is SXM!

Family of 8 stayed for a week end of January into the beginning of February. The property was everything the listing showed and more. The living space was enormous with options to spread out on two separate balconies and two different floors. The views were breathtaking and outdoor pool was clean and offered a nice umbrella covered escape from the sun. The steam room and sauna were a nice addition and utilized many times by us after a long day. The security guard was top notch and always had a funny joke to keep us laughing if we passed her. We will stay here again as it's local to a market and eateries. A few upgrades that might be considered are a way to keep the water in the shower downstairs from draining out as it's warped the vanity and can be very slippery after a shower. And the latches on the glass sliding doors were broken on the side sliders, so when you close the main door it pulls the side door open. This kept happening and we didn't realize we were heating the space by having the doors open.

perfect 40th birthday

Absolutely recommend you stay here, you will not be disappointed!! The perfect place both inside the unit and the property/amenities. Stayed with 6 adults for my 40th bday week, and not a single one of us had a bad thing to say. So much space, spotless, the one mid week clean was a great surprise. Each room had comfy beds, ample closets, large bathrooms (3 .5) meaning two of the bedrooms share a full bath. Tons of seating for large groups. We spent so much time out on the balconies eating and taking in the views. Well stocked without clutter, a couple of beach chairs, floats, coolers, beach towels all available. Concierge took care of pre-arrival grocery order.The resort pool is gorgeous with tons of space to lay out, never busy. The beach is private and beautiful, with my favorite mullet bay within a 5 minute walk. The walkability makes this place perfect for early morning walks or walking to dinner/drinks/casino, small grocery market so close. multiple french bakeries nearby- loved morning coffee and crossaints. And nightlife Maho under a 1 mile walk. We definitely loved having a car to explore the entire island!Very safe resort, gate and ample parking. Took advantage of the spa and pickleball court. Didn't eat at Marios but heard it was one of the best on the island. I don't typically repeat places for vacation but this one i would book again in a heartbeat! Kid friendly also although we were without this trip. Thank you for the memories, we love SXM!!

Why Not to Rent this Property

The property was beautiful and the view was outstanding, but it stops there. This unit needs major maintenance. We had so many problems that we stopped calling because it was to no avail. For one the airconditioning was non existant. You could not get it lower than 73. They had some shut off on it. In 85 degree weather that is not acceptable. At night we think it was shut off completely. The bedrooms were like a sauna!! When we first arrived in the master bathroom we noticed that you could not shut the shower door, and that the water was ice cold. The toilet paper was sitting on the floor, there was not toilet roll holder. The towels you had to lay on the floor because there was no towel bar!! They did fix that by the second day. The lights on the mirror only half worked, and the toilet flush did not work all the time. In the upstairs bathroom the shower had flickering lights and was not fixed for 3 days because the manager had to get permission from the owner to change the bulbs. In the master bathroom the water pressure in the shower was vey poor. We had to take fast showers and stand directly under the head to get the water. In the upstairs bedroom the electrical plugs did not work by the bed and they could not fix it. The downstairs bathroom flooded so bad after a shower it went all the way into the bedroom. It was obvious this happened before in the 2 bathrooms because both doors were warped so bad that you could not shut them. All doors squeaked. In one of the bedrooms the air conditioning did not work at all for 4 days. The building is poorly maintained. The elevator broke 2 times and we had to walk up and down 11 flights of stairs. One time carrying our luggage. Twice the water system broke and we had no water for several hours. On Monday the building shut down the air conditioning all together and never told us. The unit went to 86 degrees. This unit was definitely not maintained well, the curtains were dirty along the bottom, floors were very dirty. The chair in the upstairs sitting room was dirty. All in all the unit needed a good cleaning. We definitely would not go back!!

We loved staying at The Cliffs! The infinity pool was great! The penthouse suite was spacious and nice. It could use some small upgrades such as the kitchen sink, shower heads and the main floor shower door as water easily spills out but otherwise was very pleasant with great outdoor space as well! The Cliffs also is gated so felt very safe and the concierge was great! The place had someone come by in between to take out trash etc and clean up so that was really nice as well! We would definitely recommend!

My group enjoyed the condo, property, and location. A couple of small inconveniences were quickly addressed by the property manager. Communication was excellent. We can't wait to come back and see the new outdoor pool.

This property was wonderful. Lots of unexpected areas both inside and out that made for great congregating. The property concierge was very helpful and responsive and location is great with plenty to walk to. Would definitely reserve again.
