Hi everyone, my name is Tim Miller.

I remember it like yesterday, the first time I went up to check out Penthouse #2000. Rey is the owner of the resort itself, and this is his private place. He took me up to the Penthouse level. My brother and I own Penthouse #2701 on this level. Rey knew we were renting our own place constantly, and he asked if I would manage his place. So here we are on the Penthouse level, he inserts a key into the private elevator, the door opens and up we go. When the door opened, my jaw dropped. The panorama of the view is so hard to explain, the photos can’t possibly do it justice. The entire place is floor to ceiling glass, there are no exterior “walls”. The ocean, the bay, more ocean in the distance, then the infinity pool overlooking the ocean, the wow factor is just off the charts! I took a bunch of photos and then we headed upstairs to the upper deck, with another private pool, and the most outstanding views! Since that time back in 2007, we have many guests that return year after year, several of which have become friends. It’s the perfect place for special celebrations like honeymoons, anniversaries, birthdays and so many more. “About Us” info is located at the bottom of this listing.

Penthouse #2000- 2BR-2.5BTH - Approx 2,000 sq ft including terraces & pools.

Main Level: LR/DR, Larger Private Pool, heated, off the Living Room, Kitchen, Master Bedroom, Master Bathroom. Lower Level: BR2 with attached Private Bathroom & Shower. Upper Level: Rooftop Deck with 2nd Private pool, splash pool, not heated, small hot tub, powder room. The Deck Furnishings now include a Sofa Set, Coffee Table, Large Seating Area, and 2 Padded Sun Loungers.
Notes1: Although we can sleep as many as 6 with our extra beds (air beds), I do not recommend more than 4 for the sake of your comfort. We do allow more than 4 should you have children. There is an extra charge if you have more than 5 people. To view the current price, please insert 6 people into the booking page and the price difference will be shown there. Notes 2: The Upper Deck Sofa Set is Brand New, I do not yet have photos, but it is quite nice and modern and is there on the upper deck. Note 3: Photo Order is: Private Outside Areas, Main Living Areas, Bedrooms/Bathrooms, Resort, What’s Nearby. Note 4: You can smoke outside, but not inside the unit.

Typical vacation rental: Apartment building, pool, beach, minimal staff. Part timer to service you, likely give you a lock box code for the unit.

1. My wife and I do this full time; it is our dedicated passion to serve you.

2. Abdiel and Paola are our full-time managers on the ground in Cancun to service you. They are at the resort Mon-Sat 9-5pm, and after hours you will still receive prompt responses via email. On arrival day, our team is there to welcome you, show you around, and answer all your questions.

3. Rather than an apartment building, we reside within a full service resort with full time staff, 24 hour security gated security, 24 hour beautiful lobby, gym, spa, tennis court, pool, beach, sun deck, loungers and umbrellas, hot tub, photos studio, tour center, 5 restaurants, 2 bars including a pool bar, and spa with steam room, sauna, relaxation pool, hot tub, and massage and nail services.

4. The resort is all-inclusive. When you book a Penthouse unit, the all-inclusive is optional each day you are there. Payment is made at the lobby front desk. Cost is currently $90 per person per day, Dec 20-Jan 4 is $135 per day. Prices are subject to change without notice as we have no control over resort pricing. Kids 11 or under are ½ off, 2 years and under are free.

5. For days you do not want the all-inclusive, feel free fill up the cooler inside the condo with your favorite drinks & snacks and take that to the pool or beach. It’s ideal, makes for a nice little table as well, about the size of a carryon.

6. You always have one resort restaurant that is never all inclusive. You pay per item and they have things like tasty toasted subs, wraps, and pizza. They also have a wide assortment of coffees and desserts.

7. Indulge in our in-home cooking service for an authentic Mexican feast prepared by our local cooks. Our guests love this, we provide the service to our guests only at our raw cost. It runs $10 per person for the service ($80 min) and it includes purchasing the groceries and preparing the meal. Our cooks provide you with a receipt for the groceries. Meals are served buffet style. It’s payable in cash at the time of service. It’s very easy to book, the menu and link come in your welcome pack.

8. Our location is ideal. We have great restaurants right across the street, plus a convenience store that sells beer and all the hard liquors. At the same time our area is well lit, and very safe, and our activity level surrounding the resort is mild. Everything is close by, buses run 24/7 and you can be at a myriad of additional restaurants, shops, and big nightclubs in minutes.

9. Oleo prints out a weekly brochure for guests detailing the latest activity offerings. Often times there is live entertainment around the bar, and water yoga is typically in the weekly calendar.

10. Tours and Excursions Insider Knowledge: With over two decades of experience in Cancun, we offer invaluable insights into the best activities and excursions. Here’s an example, the snorkeling excursion with my friend Mike, who I have known for over 2 decades now. Mike is such a great guy! Always smiling and joking around. His family comes from many generations of fisherman that go way back to before Cancun was even known as destination. Mike’s snorkeling tour is the “bargain of the century”. He does not advertise, has no website, and you pay him in cash. The cost for Mike’s excursion is $75 per person ($450 minimum). For that price you get a 5-6 hour excursion, round trip transportation to the port, a golf cart rental on Isla Mujeres for an hour, and a huge meal at the end. On top of that, he takes you to the best snorkeling site, they are protected waters by the Mexican government and require a special permit that he has to pay for each person going. The underwater beauty where Mike takes you is unreal, so beautiful! To have all that, plus a totally private excursion to your group, is an outstanding value that you will not find anywhere else.

11. VIP Night Club. At these big clubs in Cancun, the cover charges alone will run you $50 or more, plus you wait in lines to get in, then it’s standing room only and drinks are very expensive. With us, you’ll get the link to purchase the VIP night club pass. For $150, you will have VIP access, no lines, A VIP table, and not only is your cover charge included, but all your drinks as well. It goes from 10am to 3am and includes transportation there and back.

12. Grocery convenience. When staying in these larger places, everyone wants to have some groceries on hand. 10 years ago I asked the owner of the transfer company that we recommend if he would take our guests to the grocery store before heading to the resort, for an additional fee of course. He said he would add that to his website. He did, and it’s been a hit with our guests ever since. Our team has milk crates and hotel carts to get all of your groceries up. Don’t worry, we have you covered. But please note that if you arrive on a Sunday, you may want to get groceries after you arrive at some point, as we will not be there to help you.

13. Family-Friendly: Traveling with little ones? Rest assured, each unit is equipped with amenities like pack-n-plays and high chairs upon request.

14. Clean drinking water. The reverse osmosis system in the kitchen provides free clean drinking water.

15. Quality linens: My wife specifies sheet sets that are a polyester/cotton blend, 575 thread count. She says it is the perfect blend of softness and stain removal properties.

16. Quality Bath towels: For bath towels she specifies large 30”x 53” 100% cotton. They are really nice; we have the same ones at home. Way better than what you would expect at a nice hotel. To me, even the nicer hotels have towels that are not soft, and not very big.

17. We provide Beach towels: We provide 8 Large commercial grade beach towels.

18. Private wifi: Unlike hotels that offer non private, or semi private wifi, these modems are completely private to the unit, and encrypted, and the modem is inside the unit.

19. Charging Ports: All the bedrooms and every living room has a charging port with 3 outlets and 3 USB terminals.

Great guest communication: Group Email Thread: The Group Email thread is the tool we use to keep everyone on our team in touch should you need anything, plus it keeps us all in the know, and on the same page. This email thread goes out to you and all of our team members after payment is processed. You can’t miss it, as the subject box starts with all caps: GROUP – MAIN followed by your Penthouse number and arrival and departure dates. This way our team always knows with whom we are speaking. It allows for our guests to get prompt replies consistently.

Excellent Penthouse
Loved everything about this rental, including the people involved in the entire process. Paola, Tim, and Megan were very attentive and quick to respond. Had a great stay here and I will definitely be back!

PARADISE; a taste of heaven
We had an amazing experience at this penthouse and we will definitely be coming back again! The 360* views were breathtaking with the beach on one side and the lagoon on the other. We loved watching sunrise and sunset from the rooftop, it was really magnificent. We also loved the two pools, it was very luxurious. We particularly enjoyed the view from the master bedroom!! The floor to ceiling windows gave the penthouse a light and airy feel. The furniture was modern, the beds were really comfortable and the kitchen was well equipped with many different types of appliances. Abdiel was our manager and he was incredibly helpful!! He always made himself available when we needed him and his advice and recommendations made our trip so enjoyable. Thank you Tim for enhancing our cancun experience !

Unique place
The condo is amazing! The a/c unit was very noisy, ( was hard to sleep ar night) the place is not for older people, the floor diferente levels and slippery is very dangerous, but the place was clean and have spectacular views. Need some tlc. I will come back and recommend the place. Hope the make the necessary repairs. My family like the place, Thanks

Not so picture perfect.
We chose this place for one reason...it had pools in our condo! The kids could get in and play and the adults could relax. The condo was clean but it does need updated/fixed up. The air conditioning broke, the pool heater broke, the microwave broke, the coffee pot didn't work correctly (grounds in coffee), the clothes dryer handle broke, and the elevator broke (luckily my husband was able to pull the door open when we were inside it). The ceiling has had repairs and needs painted, walls need painted. boards in pool area need repaired, full length curtains need replaced (they are all spotted and dirty looking), the downstairs bathroom cabinets are all open (the material in the doors was torn out but not replaced). The manager is responsive as is the owner but it wasn't the carefree vacation that we had hoped for. Also, be careful if choosing the in chef option still follow safety on fresh veggies and fruit. We ended up sick after our second dinner. Diagnosed as Montezuma's Revenge. Can happen at any location just beware when choosing your menu options.

Ok but I wouldn't recommend
So, I don't want this review to sound like I'm bad mouthing. I just want to include a couple of things that I wish I knew before booking. But fiirst thing first, the view is amazing, truly spectacular. However, that's about where I would say the accolades stop. The room looks bigger in the pictures than when you're there in person. The 2nd bedroom is down a spiral staircase and feels more like a converted work room than a bedroom. But the thing I really wish I knew was the bed in the master bedroom was so stiff we had to cancel the rest of our stay because my wife's back went out after the first night. The owner did offer to buy a mattress cover or another mattress but I had to make other arrangements immediately and it would have taken a few days for a new mattress to arrive. Neither one of us got any sleep that first night so two more nights on a trip to celebrate our 20th anniversary was not an option. We've never stayed in a place that had such a stiff bed. Although the owner did offer to buy a mattress topper or another mattress he did not given even a partial refund despite us only staying there 1 of the 7 nights we booked and the mattress literally causing an injury to my wife. In short, I would not recommend staying here.

Hello again!

My brother and I started out in the vacation rental business back in 2003, renting beachfront units in Cocoa Beach Florida. Not long after that, we purchased in Cancun, just one unit that we still have to this day, Penthouse #2701 at the Oleo Cancun Playa resort, the same resort you see in the photo galleries here.

Over time, many other owners approached me to take care of their places. I had a vision to have only penthouse units, so that I could offer travelers a unique grouping of units with large private outdoor spaces & amazing views. All these years later, this is what I can offer vacation travelers. All the places I take care of are at this same resort, Oleo Cancun Playa, and all are Penthouse units offering large expansive and exciting private outdoor spaces with exceptional views.

My wife Megan and I run the business as our full-time jobs on the states side from the Chicago suburbs, and on the Cancun side we have full time staff at the resort every day except Sundays. We keep in touch with our quests via a group email chat, that has our guests, myself and my wife, and our management team in Cancun in the thread. And we encourage our guests to add others to the thread if they would like. We pride ourselves on our swift responsiveness should our guests need anything, from the moment the booking is made all the way through your stay in Cancun. My wife and I are in Cancun frequently to work with our team in an ongoing effort to always improve.

If you happen to be in town when we are as well, it would be great to say hello. We really enjoy being able to make personal acquaintances with our guests. We have many guests that come back year after year, and we have forged some beautiful friendships with several of our guests over the years.

Hello again everyone!

This is the story of why we chose to purchase our property, and how it happened. Please note that I manage this unit for the owner, who also happens to be the owner of the resort. It was 2007 that I was approached by the owner of Penthouse #2000 to take care of his place, and that brief story in noted in main description at the top. Thanks, Tim Miller

After my brother Rod and I discovered Cancun, it was not if we were going to buy something there, but where. We looked at a lot of options with the realtors. We worked with a 2 guy team, quite unique, they are both good guys, and they loved to have fun and cut up, so that made the looking process more fun.

The thing about the hotel zone is, anywhere you find on the beach is close to everything else by bus. So, it was more a situation of what is the resort like, what is the unit like, the views for sure, and could you rent it nightly/weekly. We were on the verge of buying two studio units at a different resort, even though, in our heart, we really wanted the 4br at Oleo. It was a total dump, but it had million-dollar views and it was this huge 4br with this massive balcony. Plus, we loved that is was within an actual resort, rather than a condo complex. But we didn’t have the money, by a long shot, we only had half, and you couldn’t get loans back then for Mexico property.

Rod and I were in the middle of talking about it when my Mom walked in and said, just buy the bigger place, you know you want it”. We’re like, “how, we only have half of the money?”. Mom goes, “just tell him you’ll give him ½ now and half a year from now, because you can refinance the Florida property AFTER it has gone up in value again.”

We were already mortgage maxed out in Florida, whenever values went up, we refinanced to buy more. Not smart, but we didn’t know any better and the banks were allowing no down payments for commercial property back then, which led to the bank collapse in 2008. I mean no off
