Enjoy the views of the lush landscaping from the balcony of this 2nd floor condo located in popular Beachwood Villas Condominium.

Enjoy granite counter tops and modern cabinetry in the kitchen as well as beautiful wood flooring throughout the main areas and bedroom. Watch your favorite movies on the flat screen TV in living room.

This 1-bedroom vacation rental with a queen bed is all you need to experience a great beach vacation in Scenic Seagrove Beach, Florida and is within walking distance to shops, eateries, and the beach access. There's a public beach access conveniently located across the street for a leisurely walk to the beautiful white sand and crystal-clear waters of the Gulf of Mexico.

Beachwood Villas also has 2 pools (one is heated seasonally), tennis courts, shuffleboard along with plenty of green space! Feeling adventurous? Rent a bike and jump on the 20-mile Timpoochee bike trail that runs along scenic highway 30A and visit famous Seaside and Grayton Beach State Park to the West. Head East and discover Seagrove Beach, Alys Beach and Rosemary Beach.

Your stay at Beachwood Villas 3H comes with Xplorie’s best activities! Tee off at Emerald Bay or Regatta Bay, zip through Baytowne Adventure Zone, and sail on the Sea Blaster Dolphin Cruise. Enjoy Big Kahuna’s Water Park, Black Light Mini Golf, and scenic bike rides with complimentary rentals. Explore 30A with ease and adventure!

Disclaimer:
Beachwood Villas will have ongoing construction from January 12 through April on the 3-story buildings. The clubhouse will be closed, and the laundry room will be unavailable from 8:00 AM to 5:00 PM daily but open after hours. Noise and temporary parking limitations may occur. At least one entrance will remain accessible after hours. Construction will pause after April and resume on the 2-story buildings in September. Guests may contact us with any questions regarding access or parking.

An initial Benchmark signature box of amenities is provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, 1 pack of kitchen wipes and liners for each trashcan plus 2 washing machine pods. For each bathroom it includes: 1 roll of toilet paper, 1 set of facial and bath soaps/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom.

Overall, I do not recommend this vacation rental. Reviewer Comments: I don't understand why I keep sending these responses and reviews and I'm not getting any response back from anyone. Stay was absolutely horrible numerous issues and the fact that we lost an item because I got locked out way too early the couch was absolutely horrible and unsleepable and it's condition and I had to go out and buy a mattress pad and the fact that we had not enough towels no blankets no bedding for the couch and got locked out well before our departure time and I lost a blanket that I purchased the first day due to the fact that we never got a blanket and nobody ever responded back to my numerous voicemails. I would like a response back

Very nice property but beach access limited

Everything great but Internet

The apartment itself was great, and the location was very convenient. The check-in process was smooth and easy. However, we did experience issues with the internet during our stay, and despite contacting the management company, the problem was never resolved. This was quite frustrating as we needed the internet for work and other purposes. Despite this issue, I would still recommend this apartment to others as long as the internet issue is addressed and fixed.

Very good except for a malfunctioning stove, dirty cookware

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Stove has problems, 2 stove burners were unusable because they did not fit properly. The right front large burner overheated (orange) when on low setting, POTENTIAL FIRE HAZARD. No frying pan and the other pans had burned on food on the bottom. Had to clean them with steel wool. Only 2 small teaspoons and 4 knives.Bedroom mattress poor for two people. Too soft and tendency to roll to the center.

Needs Update

There’s a heavy amount of ants in the kitchen. The only technology in entire rental is a VCR and one 28 inch TV and the cable is analytical at best. Almost impossible to find stations. They come in and out when you find them. Can’t see out 2 of the windows because the panes are full of water. I’ve never been anywhere that has mold, but my daughter and I woke up every day with heavy sinus issues and had to go out on the beach so that we could clear heads. I didn’t dig deep to find but there was definitely something going with the air quality. Didn’t feel better till later in the day every day.

Uncomfortable

Rating Details: The property manager was somewhat unhelpful. The vacation rental was clean. I was happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The stars on the reviews here are misleading. This is not a 4-5 star accommodation at all but it could be with new beds and internet. We are not picky people and have very modest mattresses at home. These mattresses were terrible and we could not sleep. We left early due to preferring our own beds. The sofa bed needs all new springs and mattress. The main bed needs a new mattress. There is no internet at all. The infrastructure apparently doesn’t allow for what they have. 5G is the only option so bring your own! Management said they would send someone out for the internet but they never did and it did work at all during our stay. Bathroom and kitchen are just fine and location was great (but you can hear traffic as it is roadside).

Most Important!!

The single most important thing when renting a place to stay away from home is getting a good nights' sleep while there. Would you agree? If not, it would have to be on your top 3 list of things. "Overall" the stay was fair. Location was great. Cleanliness was good (few tiny bugs in bathroom each day so we had to make sure to keep toothbrushes put away, etc., and pray we didn't bring any home). But come on guys it doesn't take a rocket scientist to know that the bed, and the sofa, in that unit at the very least, are worn out and miserable, absolutely miserable, to try and sleep on. The sofa is practically useless to even sit on!! Invest in some new items for your guests to get some sleep and they'll come back for years. Don't, and I suppose some will still come back for years. Janet, We appreciate your honest feedback regarding your vacation rental with us. We have passed your comments for the beds on to our property managers for this unit and they will discuss changes with the owners, as your comfort is important to us. Had we received reports of bugs during your stay, we certainly could have had a pest service scheduled. We have our properties sprayed quarterly and as needed. In this Florida heat, bugs do seek shelter indoors from time to time, however, we do our best to resolve those issues in a timely manner with our local pest control companies, usually within that same day or the next! The Mattress is HORRIBLE!

You’d think that the owners would put priority in the bedding but they apparently don’t care. The mattress sags significantly in the middle making it nearly impossible for two people to sleep in the bed. I will definitely never rent this unit again.

Cozy apartman

Overall, I do not recommend this vacation rental. Reviewer Comments: The location was great. The mattress was not comfortable to sleep on, it sank in the middle, probably really old. The fridge door handle was sticky. The whole place needs a really good upgrade.The students downstairs were extremely noisy at night. The pool was full of leaves.

Basic Rental-Great Rental Process-Great Location

Overall, I recommend this vacation rental. Reviewer Comments: Good basic Seaside rental. A bit dated, but clean. Management company was great. Very easy process. They had great communication. The mattresses are less than desirable. The queen in bedroom is so soft,clearly old, not very comfortable. Pull-out is what you would expect. Super thin mattress. Fine for kids, but adults could not sleep on it. Kitchen is sparsely furnished, but everything you need but a pizza pan. The blinds could definitely be replaced. Can't have privacy in main room because so many are broken. My biggest complain is the towel is ridiculous. We had 2 people stay 4 nights and were allotted 2 bath towels, 1 hand towel and 1 wash cloth. I appreciate they don't want towels taken to the beach, but I don't want to wash towels during a 4 night stay. Also an extra roll of toilet paper would be nice. 1 roll for 4 days wasn't cutting it.

Simple & Quaint.

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The location is good in that it is a short walk to the beach. The room was clean and basic. The living room is missing a portion of the blinds. It lacked privacy and it was extremely easy for people to look in your rental.

Good unit, management needs improvement

Rating Details: The property manager was very unhelpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: 2 complaints: Benchmark charged my credit card twice for the booking. The charges are within minutes of each other. They are not partial charges - they are each the entire amount of the booking. Called to address, and management indicated they saw the duplicate charge, but more than 10 days later they still haven't resolved. Totally unacceptable, and I'd warn anybody considering renting a Benchmark managed property to avoid pending resolution. We had no water for most of the period Memorial Day when we were trying to have our main celebratory meal for the day. No warning, just dry taps. No apology. No communication whatsoever. Otherwise, this is a great unit, well located in relation to the beach and a nice atmosphere for families. There are some minor maintenance problems that need resolving, but the unit was clean and stocked. Would rent it again.

Gordon, Thank you for leaving your feedback. We do have to manually process payments and there was a double charge go through. At the time you booked, we were still processing a lot of cancellations from COVID along with a lot of refunds so we had a list we had to work through. We processed refunds as they were put in. It typically takes 5-7 business days to come back to you once processed. Unfortunately, there are sometimes issues that are not communicated to us to pass along to our guests; the water outage was one of those. If we are not made aware of these things, then we are unable to notify you. We do apologize that you didn't get a heads up but this was something we could not control. We are happy that you were still able to enjoy your stay and have a great time and hope you will give us another chance in the future! Thank you, Benchmark Management.

Except for the Bed!

Nice condo, clean, accessible to beach and bike path, comfortable…except for the bed! The mattress was deep, soft, and the bed was creaky. Stairs were rather steep and slanted down. Probably not the best choice for us 70-somethings!

Great proximity to the beach!

The condo was nice and clean. Would have liked to have had more than one roll of toilet paper. But otherwise it was great!

Clean and good location

Easy access to the beach. Quiet complex. No rowdy neighbors. Walking distance from a place to rent bikes. The condo was clean and looks just as it did online. The bedroom was beautifully decorated and had tons of dresser space. However, the mattress in the bedroom was extremely soft and felt more like an air mattress than a regular mattress. I am very small so it wasn't a big deal, but I think an average size male would sink into the mattress and not be happy about the type of mattress on the bed. Another negative is that we did not have Wi-Fi for the five days we were there. The router box was missing a power cord & the rental company said they needed to order a new box from Windstream. However, it never arrived during our stay so we never had Wi-Fi
