Welcome to Cozy Cottage! True to its name, this adorable getaway packs in everything you and your family need for a relaxing yet fun-filled getaway including a newly added lower level game room!

There are no stairs to enter the home; just a mildly sloped path from the gravel parking pad. The main room offers a light and airy layout, with an updated kitchen featuring leathered granite counters, stainless steel appliances, and custom easy-close cabinets. There's room for 3 to sit at the bar, and a table for two by a window awaits as well. Kick back on the microsuede couches and relax in front of the gas log fireplace and stream your favorite shows on the SmartTV, equipped with your favorite streaming services such as Netflix and YouTube TV.

Time for bed? The two bedrooms at the cottage are tastefully decorated and are sure to help everyone catch a restful night of sleep. The primary bedroom has a King bed and Smart TV; and the second bedroom has a twin-over-full bunk bed, and there is a queen sleeper sofa in the living room. The bathroom is off the hall, and comes with a stacked washer/dryer as well as a stone tiled shower.

This home now features a lower level game room with a foosball table and a kid friendly dart board.

Breathe in the cool mountain air outside. Grill up dinner at the gas grill and enjoy it on the patio table. After dinner, roast smores in the firepit.

ADDITIONAL INFO
-Firewood may be purchased at the time of booking or with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax per night.
-This property is not pet friendly. Thank you for not bringing pets into this home.
-The main roads are plowed in winter, but 4WD or AWD vehicles are required November-March for snow and ice, and chains may also be necessary to access all properties in winter months.
-Lower level has is a lower height for the ceiling, and it is not centrally heated. There is a fan heater provided for added comfort.

Additional Notes:
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided.
- Check in is after 4pm and Checkout is by 10am
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.

CANCELLATION POLICY -
Bookings canceled 30+ days before arrival will receive a refund of the deposit.
Bookings canceled between 15-29 days before arrival will receive a refund of half of he deposit.
Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
All bookings are subject to a $50 cancellation fee.
