Villa was originally built in the 1600s and renovated first in 2005 and again in 2019, the villa has all modern amenities but retains old-world charm and elegance. Situated on a small hill with commanding views of sunflower fields, olive groves, wheat fields, rolling hills, and the ancient Castle of Casigliano. The villa is in a very private location, but only a 15-minute drive from historic Todi and Acquasparta. Famous Umbrian cities (Spoleto, Orvieto, Perugia, Assisi, Terni) and parts of Tuscany are only a 30 to 60-minute drive away. Villa is just 90 minutes from Rome Fiumicino airport.

Villa has 6 King bedrooms each with its own private bathroom. Lovely, yet comfortably, furnished so that several couples or families with children will all feel at home.

The property has a regulation-size Bocce court, an outdoor pizza oven & barbecue, and a ping pong table. Lavender bushes surround the pool, which has commanding views. It is well stocked with kitchen equipment, extra linens, pool towels, puzzles, books, and outdoor furniture. Linens & towels are provided.

Enjoy multiple living rooms, two fireplaces, a large dining room, and four outdoor pergolas perfect for long evening meals while watching the sunset. Unparalleled 360-degree panoramic views of Umbrian countryside may mean you won’t want to leave!

Small weddings/events are welcome; we are happy to provide recommendation for caterers.

Lovely Villa in Umbria

Beautiful villa - loved our stay. Only reason for four stars was the lack of a washing machine and some of the beds were less comfortable than expected. Pool is gorgeous and loved the boules court.

An excellent place to stay

This house is perfect for staying with friends and family. The views are beautiful and the house is very well maintained and kitchen well stocked with all equipment required. The cupboard to help yourself to if you’d forgotten any essentials was a really lovely touch. Tracy and Francesco could not have been more accommodating in answering questions and checking in with us whilst we stayed. We cannot recommend this house more - a really great place to stay.

Spectacular

This place was beautiful, beyond my expectations. The host was responsive and directed me to the right places, seeing that it was my first time in Italy. The pictures are on point- the views were unbelievable, especially at sunset. The stars were breathtaking too! Amazing value- highly recommended!

Back in Time

We decided to take a totally unscripted family/friends vacation and chose this property for our home base. It is 400 years old and part of the charm is considering all the people and history associated with it. The location is quiet, peaceful and beautiful. It is spacious and well appointed and is a short drive to many beautiful Umbrian hill towns, restaurants and historical attractions. The property manager, Francesco, was wonderful to deal with from check in to departure and Clara, the housekeeper and cook is a delight to be around. Our one month stay seemed to fly by and everyone who joined us during the month thoroughly enjoyed it!

Dream vacation

This Villa is a dream come true, it is like coming into a movie. We wanted to experience Italy and stay in a romantic Italian Villa. Tracy's Villa was everything we wanted and more. The best thing is that the Villa is on top of a hill, that gives a lot of a privacy and a nice breeze on a hot summer day. Tracy was super helpful and informed us about nice places to visit and other activities in the surrounding area. We can only say good thing about this Villa and the host. This was a super nice vacation that gave us good memories of a nice surroundings and a good family time. We recommend to get Clara to cook, the best pizzas that we have had, in a nice surrounding, was on of the highlights of our trip. We sure hope to be back one day.

Breathtaking house

We stayed at Tracy’s house to celebrate my mother in laws 80th birthday and this house exceeded everything we were hoping for. The views we looked out on while we sat outside were absolutely gorgeous. We used everything: from the various sitting areas, the pool, the bocce court at 6 every night, the ping pong area and even laid on our backs and watched meteor showers. The inside of the house was impeccable restored with 7 bedrooms and lots of space to accommodate our family. Tracy and Francesco were communicative and went above and beyond to make sure our group was happy. We have decided to come back for my mother in laws 90th or maybe even her 81st:-)

Unforgettable Stay in the Umbrian Hills

Our stay at this beautiful villa in the Umbrian hills was nothing short of perfect. The property is stunning and welcoming, providing a cozy atmosphere that immediately made us feel at home. Their warm hospitality truly made our experience even more special. The villa itself is well-appointed with all the amenities one could wish for, ensuring a comfortable and relaxing stay for everyone, including the children.This villa was the perfect setting for our New Year’s holiday with family and friends. We enjoyed the spacious and beautifully decorated interiors, as well as the lovely outdoor areas where we could unwind and take in the breathtaking views of the surrounding hills. Our children had a fantastic time playing in the garden and exploring the nearby countryside.Highly recommended for anyone seeking a serene and enchanting getaway, this villa exceeded all our expectations and provided a wonderful backdrop for creating lasting memories. Rolling Hills Sanctuary

We chose this beautiful place for high school reunion for 5 families from 3 different countries. It was the perfect place for us. Private, beautiful, spacious, luxurious, comfortable and in fantastic location. The Villa is spacious and elegantly furnished. Villa’s layout provides privacy for each family and the opportunity to gather and engage with friends. We loved meeting in the morning, enjoying breakfast while looking at the stunning rolling hills surrounding the Villa. Afternoons were filled with fun and necessary respite in a beautiful pool (it was hot). Our evenings were spent on the patio, eating dinner and looking at gorgeous sunsets. Overall I highly recommend this place. It is perfect sanctuary for either a relaxing time or a family/friends gathering. Villa is well equipped with necessary furniture and cooking items. Villa Owner and Manager were pleasant to work with and very accommodating. We received excellent list of recommended sights and places to dine. In addition, we had option to order a typical Umbrian dinner and have it served at the house - it was outstanding experience. Don’t hesitate to book this Villa - it is a Sanctuary with Rolling Hills.

This was a fantastic villa with the most amazing views

Our experience here was great with a family and teenage friends. The bedrooms and bathrooms are all comfortable and well laid out to support two families or a group of friends. The air con in every room was a big bonus! The views are amazing and the pool and amenities were great and well maintained . We cooked a lot and the kitchen is reasonably stocked with equipment to do that. You can venture to so many towns for great food within 30 minutes so if you don’t want to cook there is a lot of choice. Access to the property is a little remote… we tried to navigate it in the dark coming from Rome airport late and took the wrong roads and really needed 4wd to get there. In the daylight it would be easier to navigate. (Use google maps not apple!!!) Recommend to get a high wheel base car if renting from the airport as we damaged bumpers on the way to the property as our car was too low to the ground to navigate the drive in. The owners recommendations were all amazing and we loved every restaurant and town we visited. The property manager was very helpful and everything ran smoothly. We would love to return.

Glorious stay in Umbria!

Our week long stay at La Collina was excellent! The villa accommodated our group of 10 perfectly and all the rooms were comfortable and well appointed. The grounds are perfect for a large crowd as there are so many things to do. We used the pool, bocce court, ping pong table and had long walks in the morning to start the day. The view is breath taking at any time of the day. The mornings we sat out with a coffee and the evenings we had dinner on the patio. The house is very central and we were able to see many beautiful towns and villages within an our hour of the place. Tracy, Francesco and Clara made the stay especially comfortable! Francesco met us at the house for a tour and provided some great recommendations for dinner ((Vigna del Borgo in Aquasparta. We loved it so much that we went back. The food is spectacular and the owner is lovely) . Also, don't miss the opportunity to have dinner cooked by Clara. Her lasagna was the best I’ve ever had! Special thanks to Tracy and Francesco for their help with our medical emergency! Unfortunately, a member of our group ended up in the hospital for several days. He recovered and made it back to Canada safely. We were very impressed with medical system in Italy. The doctors were thorough and service was very fast. We would definitely recommend this villa!

Truly remarkable place!!!

We were a mixture of family and friends and there is little I can say to do justice to an assessment of this villa. Views and scenery are incredible (really the best I have ever encountered in Italy). The furniture and fixtures are well appointed and comfortable in every respect. We loved the outdoor spaces and also the comfy interior gathering places (beautiful art!). The kitchen and breakfast room were our hang-out places and had absolutely everything from the espresso machine to the pizza pans and everything in between. Nice to have a private bathroom for each bedroom! Bedrooms were sumptuous and inviting even if we were not inclined to spend much time there being drawn to the other areas and for local visits to restaurants and vineyards, etc. We spent mornings on walks, afternoons visiting towns, and the evenings cooking and enjoying the fireplace. We even learned to play bocce! The only unfortunate feature of our stay was the time of year which meant it was too cold to enjoy the pool. Practical considerations like parking and safety were good. There is a clothes washer and dryer, and dishwasher and televisions. The property manager was really helpful and he met us and accompanied us right to the villa and showed us everything. In summary, I cannot identify a shortcoming. For a getaway, the privacy and easy comfort at every turn is simply addictive. We will be back!!

Wir hatten eine wahrhaft fabelhafte Zeit in La Collina - wie schade, dass man überhaupt wieder gehen muss!Wir reisen mittlerweile seit 13 Jahren mit 3 Familien (11-12 Personen) zusammen und können sagen, dass La Collina auf der Liste unser Häuser ganz oben zu finden ist - das Haus war einfach perfekt für uns, die wir immer nach folgenden Kriterien suchen:- möglichst Alleinlage und Ruhe- schöne Terrasse mit Blick- Pool, nicht zu weit vom Haus entfernt- genug Zimmer mit Badezimmer- Schönheit des Hauses Was soll ich sagen - alles wurde mehr als erfüllt! Die Aussicht ist atemberaubend, das gemeinsame Kochen in der gut ausgestatteten und schönen Küche hat uns viel Freude bereitet. Man lebt dort mit der Natur, den Schwalben, den Geckos, dem Lavendel- und Rosmarindurft von unzähligen Sträuchern um das Haus. Abends spielt man Boule auf der anderen Seite des Hauses im Mondlicht, während an der Terrasse die Sonne rot untergeht. Es weht immer ein leichter Wind, was die Wärme gut aushalten lässt.Die Hausverwaltung war jederzeit greifbar und sehr hilfsbereit. Und die Kommunikation mit Tracy war hervorragend - sie hat uns sogar eine Köchin für ein authentisch Umbrisches Silberhochzeits-Dinner organisiert, womit wir ein mitfahrendes Ehepaar überraschen konnten! In der Woche drauf haben Clara und ihr Ehemann dann den Pizzaofen angeheizt und uns einen wunderbaren Pizza-Abend beschert. Einfach WUNDERBAR - vielen Dank!

Une belle expérience

Nous étions déjà venus il y a deux ans, et toujours le même plaisir. La maison est spécieuse, avec toujours cette vue à 360° apaisante. La taille et l'équipement de la cuisine permettent de cuisiner ensemble. Nous avons apprécié le nouveau BBq et le four à pizza qui fonctionne très bien. Il faudrait juste des lumières pour pouvoir jouer la nuit sur le super terrain de boules. Nous avons toujours un contact qui se rend disponible en cas de besoin. De vraies bonnes vacances.
