THINGS WE CANNOT CONTROL
- Sargassum: During the warmer spring & summer months, the Mexican Caribbean may receive sargassum, (a form of seaweed). We cannot predict if & when it will arrive & if it will disrupt the beaches/swimming. The city has placed barriers in the sea & cleans the beach when required. We encourage guests to research this subject so there are no surprises.
- Noise/Music: We cannot control music or noise coming from outside our complex such as neighboring properties or from beach restaurants we are next to. 'Playa' is an international tourist spot and our location is fun & lively. The condo enjoys hurricane doors & windows which help reduce outside sound. Most guests thoroughly enjoy their stay! Our complex has quiet hours from 11PM to 9AM for the enjoyment of all of our guests.
- Power Outages: We are not responsible for city wide power or water outages on the very rare occasion that service may be out.
- Lost Or Stolen Items: Please do not leave your valuables at the pool or beach unattended. We are not responsible for lost or stolen property.

Great location, great property

As close to perfection as you can get. Not one complaint. Perfect location, breathtaking views, unit was well equipped, clean and spacious, staff were friendly. I highly recommend staying here.

Heart of Playa del Carmen

Condo was perfect for our party of 5. On the beach. Great food in restaurants on either side (Fusion is a fantastic for hanging out and great Mexican food). Roof top deck was a favorite of my wife and teenage daughters. 1/2 block to the middle of 5th Avenue. Would definitely stay again.

Million Dollar View & 5 Star Location!

That view...the photos don’t do it justice. The apartment is very spacious and clean. The staff friendly and helpful. The pool temperature is perfect. No need to get used to it but not too warm either. We were impressed that there was always lots of available lounge chairs at the pool and the beach. The staff member at the beach will set up an umbrella for you and bring you a table. Luna Encantada has a restaurant on either side and they both will bring you their menus and serve you food and drinks right to your spot on the beach. The location is perfect for exploring 5th Avenue and its many fantastic restaurants. We got an amazing cappuccino at Ah Cacao (several locations) every morning! The gelato at Aldo’s (several locations) is excellent. We thoroughly enjoyed our week here. Only wish we could stay longer!

Very Nice Accomodations

This is our 2nd time staying in unit D3 at Luna Encantada with our 3 daughters. The location is fabulous, and the unit has everything you could need. Tonya was very helpful, and very easy to communicate with. We hired a private transfer service from the airport, who happily stopped at Walmart for us and waited while we shopped (for a minimal fee). When we arrived, there were 2 gentlemen that helped us unload the van, and get everything onto the small elevator to the unit. They were also frequently helpful with the gate, and often seen around the grounds. The unit was clean, nicely decorated, and the kitchen had all of the items we needed for our stay. Everyone was very helpful and friendly, including the cleaning lady that came every other day. We felt very safe during our stay, despite the news stories at the time. The unit sits right on the beach, and the view is absolutely incredible. Unfortunately, erosion has ravaged the beach here, so it is quite rocky . There is a public beach just a short walk to the south, and it satisfied our needs to play in the waves. There was an awful amount of sea grass this year. There were workers raking and piling non-stop for the first 3 or 4 days of our stay. From conversations with others, it sounds like it is just a bad year for it, and it's just chance if it comes each spring or not. Certainly no fault of the owner, just something to be aware of. Storms rolled through from the west one night, and the beach was clear for the rest of our stay. The pool is a bit on the small side. The kids didn't seem to mind though, and it forced us to interact with others at the condo instead of keeping to ourselves. We did not utilize the rooftop area as much as I'd have liked, but it was lovely. If only we'd have been able to stay longer, I'm sure we'd have found more time to be up there! The master bed was quite firm. I had some trouble sleeping, and was anxious to get home to my own bed. This is obviously a personal preference, my husband did not mind it too much. Lastly, we struggled with the TV in the 2nd bedroom the night of the storms. I had wished that I'd brought a few dvd's for the girls. Just be prepared for this if you have children and end up having some down time due to weather. Overall, this unit is incredible. Looking straight onto the beach and out to the beautiful water, you just can't beat it! We would definitely stay here again, and are already thinking ahead to next year.

Spectacular Condo/Location

It gets better and better every stay we have in this condo with it's jaw dropping views! Beautifully decorated, well stocked, comfortable and spacious with the best staff to make your stay amazing. Thanks to Tonya and staff for another stress free, 'we don't want to go home' kind of stay!

The Very Best Condo in Playa!

The description of 'floating over the ocean' couldn't be more accurate! The views from this condo are amazing; even from the living & kitchen area. The condo was immaculate, and was equipped with everything to make breakfast to dinner. Cool decor too. We really enjoyed Abdias the beach attendant who set up our loungers & umbrellas daily, and brought us food from the beach bar next door. This condo was close to everything. My mother in law has a bad knee so it was so handy to get to 5th Ave. which was less than 100 yards from the entrance. Edith was great to check on us to make sure we didn't need anything. We highly suggest you eat at Sabor a Mar, Carboncitos, Chez Celine, El Aborlito, & this little baguette/sandwich spot on 8th Street on way to ocean. Amazing sandwiches! Can't wait to come back to paradise!

Great location, Amazing view

The condo is located right in the heart of Quinta Avenida and about 3 blocks from the ferry. You can take the ferry to Cozumel, which we did on several occasions to snorkel. The condo is spacious, clean and the security guards are so helpful!! They provided information, arranged taxi pickups and even assisted with arranging a private massage for me and my husband in the condo. We’ve stayed at many condos before in different cities, and this time I really enjoyed that the complex is small and there’s not that many people. The only issue we encountered (to no fault of the owner) was the seaweed on that side of the beach - my children did not want to get in but they enjoyed the pool very much! I would stay here again - kitchen had everything we needed; plenty of beach towels; plenty of regular bath towels; washer & dryer worked great; and as a plus provided shampoo and body soap. Highly recommend it especially for families!

Fantastic Condo - Best Vacation Ever!

Went on a trip with some girlfriends who'd never been to Playa del Carmen before and stayed in D3. Everyone was gobsmacked over the condo & despite a negative previous review that we read, we were pleasantly relieved to find the condo in great shape. There is a new manager, Edith, who dropped by regularly to check on us. She mentioned they do regular upkeep & overall they kept out of our way while addressing regular maintenance. We had no issues with bugs, and all screens/furniture/outlets etc. & we found everything to be in good working order. The views from almost everywhere in the condo especially from the rooftop, just can't be beat! We spent a lot of time on the balcony watching the boats, parasailers. We enjoyed naps on the rooftop hammock as it offers lots of privacy and space for a group to stretch out. We really enjoyed walking out the entrance and being so close to all the action! Many of us got up early to walk the beach and see the sunrise. We walked up the few blocks to Walmart a few times to pick up beer and snacks. There's a 7/11 type of convenience store on our block called OXXO which was great to grab some beer, ice. The condo is beautifully decorated with marble throughout, and the kitchen is fully stocked with utensils etc. There are 2 spacious bedrooms and the a/c and fans kept us quite comfortable. The WiFi is complimentary and worked well which we really needed as a few of us had to work a few days while on vacation. We used the washer/dryer once just before we left so went home with clean clothes :) The beach is raked daily and the loungers/umbrellas are set up in the morning for your private use. Great beach service too. The pool was regularly maintained and we had house-keeping and fresh bottled water delivered to us regularly. We used the washer/dryer once just before we left so went home with clean clothes. The security guard Leonel was very helpful with groceries and helping with our suitcases etc. Tonya was indispensable in making our reservation and ensured we had all the codes before we left, along with a restaurant & activity guide. It was a worry free trip and we can't wait to go back & we would stay in D3 in a heartbeat. We are already planning our next trip back. You don't need to rent a car. Take the local collectivos to Akumal and Tulum - really cheap (40 pesos). Recommend a trip to Chichen Itza & Valloladid. Get a beach massage 2 doors down. Transportation was great -right to the condo!

Personally have never written a review on anything before, so here it goes, this need to be said, first thing out of the box, all information received per door codes, gate codes, garage codes, phone numbers of contacts, were outdated, tried to reach individuals like a manager, they no longer worked there, 1st day, all screens from patio doors were in operable, could only reach patio thru one door, since it blew off with the wind, others were broken and stuck, safe in 2nd bedroom not working, also shower drain in 2nd bedroom not working, and there were these tiny bugs all over the kitchen counter, that we never got rid of, we were provided with bug spray, but felt we were not there for bug extermination, voice mail on our phones not able to access per instructions, since left phone number with relatives to reach us, per emergency, or to stay connected, never did receive pin number up to last day, most of these troubles were addressed the 2nd day, safe fixed, drain fixed some what, 3rd day washing machine quit, was first advsed would be fixed the following day, found out per house cleaner, only works on certain settings, warm water, medium load, on regular wash cycle, all other will not work, so take note, ....bugs never left, most of electrical outlets snap and pop when using, hot tub in pool area never worked, pool was down the last 2 days we were there, all outside furniture is in horrible condtion, there are othere items that I can add, but you get the idea, ...the location is BEAUTIFUL, the food was Great, ...the hired help at this location, is doing there best with limited funds, obviously,.. the highlight of the whole trip pertaining to the condo, is the Concierge working there, her name is Aggie Wasowska, she took ownership on every issue I addressed with her, ...there was also a bad accident there, a woman fell down the steps, ...there are no handrails, all floors at tile, and it had rained the day before, when advising Aggie of accident she immediately meet with the folks in F3 where they were staying, she is a bright star on that staff, this list can go on , and on,...but you get the point, believe me, this is coming from someone that is dreadfully optimistic.

Loved our stay in Playa!

My husband, daughter and I enjoyed such a relaxing week in this spacious, beachfront condo. The layout was perfect with two very large bedrooms and a full living room, dining room and kitchen with floor to ceiling windows overlooking the beach. The unit was impeccably clean, and the cleaning service provided every 2 days was top notch. The rooftop patio was one of our favorite places to hang out at the end of each day, and such a treat to have our own private rooftop overlooking the beach. The beach out front was great, with lounge chairs ready and waiting each day. The pool was a tad bit on the small size, and when being used by multiple families with small children, it got a bit too noisy and way too crowded for our liking. The location right off 5th Ave was perfect! Shopping and restaurants galore, with so much to see and do, with a different food choice for each night. We did not rent a car, and didn't need one, with taxis at the ready at the top of the block to take you wherever you need. We were so sad to leave that we came home and rebooked for another week this summer. I was so pleasantly surprised by this condo and our wonderful week in Playa del Carmen!
