Waterfront two story condo

Welcome to Cliffside Paradise! Nestled among the hills in the quiet part of Canandaigua Lake, our condo is located on the west side of the lake so you will have beautiful sunrises in the morning! Enjoy all that the finger lakes have to offer! Minimum age of primary renter is 25.

This two story 1113 ft condo features one king BR with balcony, additional BR with two queens, a queen size sleeper sofa in the living room and 1.5 baths. Newly renovated kitchen and updated furnishings/ decor throughout. Entrance to the condo, kitchen, living/dining room, balcony and half bath are on the main floor. Both bedrooms and full bath are located on the lower floor. Master bedroom with black out shade and room darkening curtains. Work space and 50” TV in each bedroom for your convenience. Two balconies to enjoy your coffee, morning yoga with the sunrise (two mats provided), dinner alfresco or just simply take in the stunning views! Living room with 70” TV and 60" linear electric Napolean fireplace. Hotel style heating and cooling units located in the kitchen, living room and each bedroom. Maximum two vehicles allowed. One assigned covered parking spot located directly in front of the unit and one additional vehicle can be parked on opposite side of garage which is also covered in the guest parking.

Guest access:
Elevator to access private sand beach for Bristol Harbor residents is located approximately 300 steps from the condo. New HOA rules state renters cannot use the beach on Saturdays and Sundays as well as Memorial Day, Fourth of July and Labor Day, only residents. There is a beach five minutes down the road by car! The Clubhouse is located .4 miles from the condo across the street where you will have access to the basketball courts and playground.
Short term renters not allowed to go inside the clubhouse, use fire pits, kayaks or community gas grill for liability reasons per recently updated rental rules established by the HOA. Pickleball courts may be used after 3pm since it is very popular with residents here.

Rules:
Bristol Harbour is a quiet community. In order to comply with HOA rules and be respectful of neighbors, no loud noise 10pm-8am, no parties or events. No parking of boat trailers/boats allowed on the property. Max guests both overnight and during the day is four.
