The space
Spacious family friendly home in a great central location in South Lake Tahoe! This professionally decorated home is perfect for your friends and family to gather and reconnect. It has all the new furnishings, newly installed hardwood floors throughout, an EV charger and 3 common areas for your family to spread around and relax - living room and family room upstairs and a den downstairs.

You will love this home because of its central location close to the lake, Heavenly Resort, Sierra Resort, hiking and biking trails as well as restaurants. It has a wonderful sylvan setting located across a meadow with easy access off Pioneer Trail. Enjoy a cup of coffee on the cozy front patio facing the forest or enjoy your meals on a large modern dining table with your family and friends. Central AC and heat will keep you comfortable in any weather conditions. During snow season, you can enjoy snow play in the privacy of a fenced backyard or enjoy snow sledding right in front of the house.

This is a noise-sensitive residential neighborhood, so please be respectful towards the home and the neighborhood at all times. Strictly no parties! Security cameras are present at the exterior of the house to ensure guest safety and to help avoid citations because of occupancy or vehicle parking violations. It can comfortably accommodate 2-3 families or a medium sized group of up to 8 occupants. Children under 5 are not counted towards occupancy.

• Maximum Parking for 3 cars. 1 in the garage, 2 on the driveway. Parking and occupancy limits are enforced at all times. Note: The garage length is a bit shorter than average. It is 198 inches long. Here are lengths of some popular cars: Ford Escape is 182 inches, Chrysler Pacifica Minivan is 204 inches, Ford Explorer is 199

• NO PETS ALLOWED - one thousand dollar penalty for violations

Sleeping arrangements
• Bedroom 1 (Master) - King bed + Queen sofa bed + work desk and a chair
• Bedroom 2 (Ensuite w/ private bath) - Queen bed.
• Bedroom 3 - 2 Twin bunk beds (total 4 twin beds).
• Downstairs Game Room - Ice Hockey Table
• Travel Crib and air mattress in the master bedroom walk-in closet.

Cleaning Fees include in price many extras : starter kit of basic supplies such as shampoo, soap, dishwasher detergent, toilet paper, paper towels, etc.

Note on cancellation policy: Please note that booking a visit to Lake Tahoe comes with some risks of guests wishing to cancel and receive a refund due to natural disasters or weather related events. Our cancellation policies are strictly enforced regardless of the reason for cancellation. If you need to reschedule your date, you must be in compliance with cancellation policy first. If there is a blizzard, road closure, fire, smoke, rock slide, avalanche and/or any other natural disasters, our cancellation policy will still be enforced as we cannot expect our property owners to be held accountable for refunds for natural disasters which are expected to occur in the High Sierra Nevada Mountain Range on a constant, regular basis.

WE STRONGLY ENCOURAGE ALL TRAVELERS TO PURCHASE TRAVEL INSURANCE TO ENSURE PROTECTION IN THE EVENT YOU FEEL THE NEED TO CANCEL FOR ANY REASON.

Cleaning fees also include: Maintenance, supplies, restocking costs. This pays for guest consumables (Such as laundry detergent, soaps, shampoos, starter set of paper towels, tp, etc. For longer stays, we ask guests to purchase). Replacement of items such as broken coffee makers, portable heaters, fans, linens, towels and more. Regular trash removal from bear bins to town dump. We ask guests to assist with optional checkout procedures that are very time consuming such as start dishwasher, wash a load or two of towels. While these procedures are optional for guests, they are highly appreciated to help save our cleaners time, particularly for our back to back turnovers which are very difficult in the Vacation Home Rental industry. – Thank You Lux Villa VR

Nice family setup

We enjoyed the property and it’s spaciousness. It had all we needed. You will be comfortable. Note: Garage is really shallow to squeeze into. We have a Sonata (not that big) and driveway dip will scrape undercarriage.

very roomy and spacious

It had brand new furniture and we realized it was just purchased not too long ago hence the lack of window shades on most all the windows upstairs and downstairs and the beds were all extremely firm. The owners description says the driveway would fit 2 cars but it would only be small cars as we had a fullsize truck and SUV and they would not both fit in the driveway at the same time. The garage also is too small for a fullsize suv. It will def fit a small car. Our suggestion esp before winter is to widen the driveway so that two fullsize vehicles will fit in the driveway esp when there is snow on the ground. Also, there was the bare minimum in towels. So we suggest that you store extra towels and hand/wash cloths in a closet somewhere. The pullout couch in the downstairs was unable to pullout due to it being still new. Now on the positive side the house was very clean and spacious as described. the kitchen was well stocked and the front balcony was nice! The 4 bathrooms came in very handy after a great day on the lake. The rooms were separated enough that if one couple or group need quiet time and the other people wanted to stay up, it was far enough away that you weren't disturbed by any noise. We would def come back and stay here again.=)

Thank you for your review. Here are few things we have taken care of since your stay - 1. All windows now have high quality motorized blinds including the room darkening ones in the master bedroom. 2. We have a lot of towels and hand towels. We also have a new housekeeper now and absolutely love their work. 3. We and a few guests have tried the queen pullout sofa. It needs to be pulled up before pulling out but we’ve confirmed that it has been working well. I am surprised that you weren’t able to park an SUV in the garage. We own a 7 seater SUV and always park it in the garage on the right side. Driveway isn’t super spacious but guests have been able to park 2 midsize SUVs in the driveway. I can understand that a full size truck would have a problem parking in the garage or side by side with another car in the driveway though. We plan to look into expanding the driveway in summer if possible to make it a little more convenient.
