Welcome to your cozy home away from home in beautiful New Braunfels, TX! This ground-floor 1-bedroom, 1-bathroom condo at the popular Riverside Condos sits just steps from the Guadalupe River and only minutes from downtown, the Comal River, and Schlitterbahn Waterpark.

Pros: rental agency was easy to deal with and check in was convenient. The condo was pretty centrally located to everything we wanted to do. Nice view and complex was very quiet. Pool was clean and condo is dog friendly. Cons: THE BED WAS AWEFUL. The frame was wobbly and squeaked with every small movement and the mattress might have been the worst I have ever slept on. We could barely get out of bed after the 1st night. I had to sleep on the cot and my husband on the couch. The AC seemed to struggle during the day although it did cool down at night. If the bed was replaced I would definitely recommend it

Girls trip fun

The place is a little older but so close to all the fun of downtown New Braunfels & nestled into a cut little neighborhood. The peaceful view of the river & wildlife was really lovely. I would stay here again, and have a few minor issues I will discuss with management, but it was really great for our little 3 friends weekend getaway.

Condo was in a quiet neighborhood. Pool was clean. Condo was comfortable. Some things were a little dated. Bathroom could use a deep clean, but other than that, it was great!

Satisfactory. Rental was sufficient, but dated. Needs updating. Property as is should rent at about 67-75%of list price if changes are not made.

Interesting Stay

Overall the property needs some TLC. Furniture was old and needed cleaned, Patio furniture was dirty and local stray cats were everywhere, Gated parking was a plus.On the day of arrival we were notified that we could not have outside guests. This was a surprise as the reason for the trip and VRBO was for a graduation and seeing family. Further, the pool was busy with Condo Residence and their guest, so that was off limits as well. We have used VRBO before and have not had restrictions like these. Also, if we would have know that we couldn’t have guests visit we would not have booked. Very disappointing.

We understand your concerns regarding the condition of the furniture and patio area, and we’ve already addressed these items with our cleaning and maintenance teams to ensure a more comfortable experience for future guests. Your comments are incredibly helpful as we work to improve. Regarding the guest policy and pool use, we apologize for the lack of clarity however it is stated in the listing and the contract that there are no daytime guests allowed. Unfortunately, HOA regulations for the building can be strict. We sincerely appreciate your feedback and hope you'll consider giving us another chance in the future.

Unsatisfied

Bugs, smoke smell, and fleas made this stay unsatisfactory. I realize the property has full time tenants next door that may contribute to these factors. We would choose a no pet, single property, with no adjoining neighbors next time.

Stephanie, Each review/response that you have brought to our attention have been all different stories. What was brought to our attention on your second day in the condo that you saw 2 roaches in the unit. 48 hours after your departure your husband called the office and stated there were "MANY" roaches in the unit, which we have professional pest control to take care of. However, with water front properties it is likely you will see an occasional water roach. In your initial review, you stated that you believe you were bitten by fleas outside due to stray cats on the property. However, within this review you make it seem like there are fleas inside of the unit. Unfortunately, we are unable to do anything about neighbors if they smoke on the property as it is not against policy, but we do apologize for the inconvenience none the less. Lastly, your husband called our office throwing threats/cursing at all the staff at our office demanding a refund for issues that we were not made aware of until after your 3 day stay with us. We do our absolute best to ensure all of our guests have a 5 star stay, and would have been more than willing to send pest control out to the unit if these issues were brought to our attention prior to your departure. We are sorry you and your husband did not enjoy your stay with us as we have not had any issues with this property prior to your stay or after. Thanks, NBE

Good for what it was

We only needed the space to sleep. And it was fine for that. The apartment is very basic, and a little rundown. Also, it is tiny. The river isn’t accessible unless you walk down a steep incline and there is one small area where you can get in, but the banks are very overgrown and not conducive to Spending time there. There was peeling paint, and the soap holder was ripped off of the shower wall, so if you are expecting something nice, this is not your place. However, the bed was comfortable, the air conditioner worked great, and the property did exactly what we booked it to do, gave us a comfortable place to sleep in a good location.

Hi Lisa, thanks for your honest review. We do not advertise this complex as having river access due to the difficulty of getting to the rivers edge. The unit is dated however the price point does reflect the age of the unit. We are thrilled you enjoyed a good nights rest and great AC and that the condo fulfilled its needs for your group. Cluttered not clean

Stains all over doors, walls & switches. Bedding and pillows need to be replaced. Everything in kitchen cabinets needs to be cleaned and organized. Extra flowers, candles, pictures, chairs all stored in living area. The picture shows to be a gated community and it was not.

Thank you for you feedback, we are sorry to hear you felt the unit was not cleanly enough for your stay, if you had let us know, we would have been more than happy to send out our cleaners to freshen the unit. This complex is gated, at this time the complex does have the gates open. Unfortunately we do not manage the entire complex, the HOA may have the gates open for maintenance reasons. We hope you will give us a second chance in the future, we manage over 100 properties in the area. Thanks, NBE.
