The Owners' Quarters is a lovely, open-plan, studio apartment at the top of a three-story, Caribbean-style house. Just steps away from level, off-street parking (mandatory in Upper Carolina), this light, airy accommodation offers nearly 1500 square feet of living space with a 600 square-foot covered verandah overlooking Coral Bay. The hand-crafted interior, literally built by the owners, offers classic styling and premium furnishings. This is the floor that we actually stay on ourselves when we are at the house and we furnished it accordingly.

Our stay was incredible. The house was perfect and had everything we needed. It was so nice to be able to grab our chairs and snorkel gear and just go as soon as we got there. The caretakers were available at any time to answer our questions and give suggestions on our plans. We will be back!!

Nicely appointed, clean and well-maintained property. Far enough away on quiet street for very safe feeling, yet only 5 minutes drive to restaurants and grocery store. Only 10-12 minutes from north shore beaches. Property manager quickly responded to questions, otherwise she lets you be. Great overall and highly recommend.

Great stay

We loved the relaxing open and beautiful villa. The location was great to get to the north shore beaches. It was so nice to have everything you’d need for the beach. Loved that view and the beautiful orchids in the tree out front! Thank you Sarah and PJ

Perfect all around

Stunning views and all the amenities you could hope for. Property managers were very helpful. Great central location on the island. You will definitely need to rent a vehicle as taxis are hard to get on this side.

Awesome Property/Location

We absolutely loved the place. Great views location, spacious and had everything we needed; linen, beach towels, etc.... no iron, but we made it work. The place was immaculate and looked like the pictures on-line. We have already recommended to a couple of our friends. If available our next trip to USVI, we woukd definitely reserve. My favorite place

This property was stellar- location was convenient, the view outstanding, it was pristine clean and the bed was comfortable. The onsite property managers could not have been nicer or more helpful. I plan on only staying here when I return to St John. Loved loved loved it!

Coral Bay Life

The property is nestled into the hillside just 1 road above the main road. The drive to the property is easier than others on St. John. The drive to beaches such as Maho is a quick trip. The sunrise and sunset views of Coral Bay are stunning. It is nicely decorated with wrap around porches and has everything you’ll need. Property manager Sarah is very attentive.

Great Stay

We loved our stay at Aqua Villa. The Suite was very clean and has everything you need for a great stay. The view from the balcony is beautiful day and night. Beautiful bathroom and overall decor. We love the location and it was nice you can take a walk on the road the house is on. We were not at the house a lot because there is so much to do and see, but we were glad to get back at the end of the day! Definitely a great place for a couple.

Wonderful!

The property is exactly as described. Well appointed, well maintained and very clean. The view of Coral Bay was beautiful day and night. With it being on the top floor, we had expected to have to haul all of our belongings up two flights of stairs. We were pleasantly surprised that parking is actually above the house and there is a walkway directly to the door. Only a small grade/decline to get to the condo. Would definitely stay again.

Pretty as a picture

This flat is exactly as beautiful as the pictures. What you can't see in pics are how lovely the onsite managers are; the extra touches like the towels on the verandah chairs; and the perfect location just a few minutes from Coral Bay restaurants and no more than 20 minutes from any beach that you might want to visit. Simply perfect for an island getaway for two.

Perfect stay in St John, USVI

Aqua Villa was the perfect stay for us. The location was perfect, quick 5 min drive to Coral Bay and very quick access to the northern beaches without having to drive to/thru Cruz Bay. The property manager, located on the ground floor, greeted us the first day with a quick tour/intro and provided some great recommendations. We always felt like we had a quick resource if anything went wrong (which it didn't). Probably the best part of this rental was leaving the windows open (with screens) at night an enjoying the pleasant night breeze. We never turned the AC on...didn't need it. Next time we return to St John, we will definitely return to Aqua Villa.

Exceeded our expectations!

My husband and I thoroughly enjoyed the property and it exceeded all our expectations. The view off the balcony was incredible, making for a lovely spot to enjoy coffee in the mornings and a cocktail in the evenings. We appreciated the craftsmanship and attention to detail in the unit. We utilized the snorkel gear, beach chairs and much-needed bug spray on our daily hikes and beach outings, which were very helpful. Sarah was an awesome resource when we needed some guidance in exploring the island. We can’t wait to go back!

A Perfect Choice

We just spent two weeks at this property on St John and loved it. It appears exactly as shown in the photos. I am very picky when I comes to accommodations and haven't really loved any VRBO before, but this property lived up to my expectations. The location was perfect for spending days on the beach. This unit does not have a full kitchen, but it was perfect for a lite breakfast and evening drinks. The main road on the island runs just below the property, and during the day can be loud, but it wasn't an issue (and noise usually bothers me), and at night it is perfectly quiet. This is a great choice if you are looking for a place to stay on St John.

Don’t follow the Vrbo directions!

Once we got to the villa, we were in awe of the gorgeous property. Everything about the villa was superb. Our only regret is trying to use VRBO’s directions to the property which took us on a wild goose chase along steep roads we weren’t familiar with. The Vrbo directions had us on an adjacent mountain and took us to nowhere. Fortunately, the caretaker, Sarah, saved the day by sending us the correct address ( she had sent it once before and we didn’t know it was the same directions as VRBO) and after that, getting to the property was super easy.

Comfortable and relaxing in rustic St. John

The owner's quarters are nice. Comfortable bed and couches, lots of light, great view, well-stocked snack kitchen (toaster oven and microwave only, no cooktop). Sarah and JP are the "on-site managers," and can be helpful, but every conversation with them included statements about conserving resources/energy. We support conservation, but would prefer less preaching from those who should be focused on helping you enjoy your visit. As for location, Coral Bay is beautiful and much quieter than Cruz Bay, but it has limited options for food or groceries, and no gas station.Beaches in St. John are drop dead gorgeous. But be advised that parking everywhere is challenging, driving is harrowing, grocery options are limited, and restaurants are repetitious: 80% are pubs with tacos, burgers, and sandwiches. If rustic and ramshackle is your vibe, you'll love St. John. If you prefer a more polished and service-oriented vacation destination, you may want to explore other options.

Super satisfied - Exceeded our expectations

Aqua Villa was a perfect match for us perched high up on the verdant hills overlooking Coral Bay. We particularly enjoyed the large wrap-around balcony with coffee and lots of bird watching in the mornings and stargazing with the cricket chorus at night. We always ate dinner on the balcony. Early afternoons we relaxed in between outings – the balcony providing your choice of shade or sun! We were is residence for a glorious week in this designer loft (also built by the owner). With the high ceilings and ceiling fans plus multitudes of windows on all 4 exposures, ample delicious breezes were provided and we never turned on the AC. The owner provided everything including beach stuff, bottled water and an informative snorkel/hiking guidebook. The location is great for accessing the best snorkel spots and it's a quick ride into the tiny town at Coral Bay for groceries and a couple of small bar/restaurants. The on-site manager, Sarah, was most attentive and friendly. We were well looked after and super pleased with this vacation rental. It exceeded our expectations!

This property was exactly what we expected and served as the perfect home base for a very relaxing vacation. Everything felt incredibly clean and new, which we really appreciated.The owner was fantastic and provided great recommendations for local restaurants and activities that really made our trip special. One of the best parts was how well-stocked the home is—it was so convenient to have everything needed for the beach right there, including coolers, floaties, snorkeling gear, and beach chairs.Overall, a great property! We would definitely stay here again.
