BELLA VISTA or BellavistaOBX.. is our recently renovated oceanfront home in the Outer Banks. We had it professionally decorated with high end finishes that are not common in the Outer Banks. It's fully loaded with everything you will need and want from the new fresh home smell to the chef's kitchen. We've completely transformed this home with new paint, floors, lighting, kitchen, bathrooms, furniture, everything!

Top Floor:
• Living Room- Panoramic oceanfront views, high ceilings, 65" Roku smart TV on stone fireplace, couches and seating for everyone.
• Chef's Kitchen- Everything you need to cook a Thanksgiving meal. 2 dishwashers makes cleanup a breeze. Coffee bar, ocean views.
• Dining Room- Large table seats 10 with additional 4 at the kitchen island. Ocean views.
• Master King Bedroom 1- w/ensuite custom shower, double vanities, stone fireplace, high ceilings, Roku smart TV, ocean front views, slider door to upper deck.

Mid-level floor:

We supply:
• Linens & Towels: all Premium luxury bedding & sheets, plush bath towels, and plenty of beach towels.
• Bathroom essentials: toilet paper, spa packs for shampoos, conditioners, body washes, bath soaps, hand soaps, hair dryers.
• Kitchen essentials: salt, pepper, spices, dish soap, dishwasher pods, hand soaps, paper towels, garbage bags
• Laundry essentials: laundry detergent, dryer sheets,
• Children gear: High chair, pack n play, kid's boost chair, outlet covers

Beach Access: Direct access straight from the decks and ground level of our house. No long hikes to the beach either, you're directly on it!

Amenities:
• Hot tub: Top deck and amazing views of the ocean and stars.
• Gas Grill: Enjoy some local caught tuna steaks, lobster, crabs, or the local catch of the day here in the Outer Banks.
• Beach Gear: A dozen beach chairs, beach umbrellas, boogie boards, corn hole, and kid and adult beach games.

Bella Vista OBX has been designed with you in mind as we want you to immediately feel relaxed when you walk in the front door. Tremendous attention to detail is being paid to the textures, color palette, and placement of every little detail in the house.

The layout of the house and the additional game room is perfect for families to gather and to separate when needed so you can have your own space.

The kids can hang out by playing pool or watching a movie on the first floor in the game room while Mom and Dad enjoy their favorite beverage up on the 3rd floor main deck, listing to the waves and taking in the endless blue ocean views.

Activities close by: community pickleball/tennis court across the street, surfing, kite surfing, foiling, sailing, boating, kayak tours, pier and deep sea fishing, shelling, and more. It's so uncrowded here as well it's a dream. Watch the surfers right from the living room or your rocking chairs on the decks! The world famous Real Surf Shop is just 3 min away and teaches beginner to advanced surfing, kiting and foiling lessons.

HOUSE RULES

1. Guests are required to complete and sign a Rental Agreement within 24 hours of booking, and provide the names and ages of all individuals staying in the home. A Security Deposit hold of $1,000 is required to be processed on Guest's credit card. This security hold will need to be processed a week prior to check in, is in addition to your total costs, and is released about 10 days after checkout if there are no damages or excess cleaning costs. No unregistered guest are allowed. Additional guests will be charged at $100 per guest per night.

2. No smoking anywhere on property. If any of your guests smoke inside the house you will be charged a $750.00 Ozone cleaning fee.

3. No parties. If you host a party with unregistered guests you will be charged $100 per guest, a $750 additional cleaning fee, and will be evicted immediately.

4. No pets allowed. Sorry. If you bring a pet you will be charged $750.00 plus an additional $500.00 ozone and cleaning fee and will be evicted immediately.

5. Quiet time in between 10:00pm-7:00am.

6. No wet towels or wet clothing on the furniture.

7. External doors and sliders must remain closed while the AC is running. The units will freeze up and shut down, if doors are left open. Repairing an AC during the summer can take a week or more on the Outer Banks, and we don't want you to be without AC during your stay.

8. Toilet paper is the ONLY thing to be flushed down the Toilet.

9. No food or waste to be put in the kitchen sink drain. There is NO garbage disposal.

10. Please do not use the white towels to remove makeup. We provide makeup removal wash cloths for this. Makeup will stain the white towels and then we will have to charge you $35.00 per towel.

11. No Glitter/No Dye:Glitter is almost impossible to remove and will result in a $1,000 fine to cover excess cleaning. Do not use any temporary or permanent hair dye or other dye products in the rental. Evidence of dye will result in a $500 fine or more if damage occurs to sink, floors, carpets, etc. Primary contact is responsible for all guests along with anyone who enters the home during the stay to abide by these rules.

HOT TUB RULES:

✴No glass near the hot tub area.
✴No diving or jumping into the hot tub.
✴Use the hot tub at your own risk.
✴Do not tamper with the hot tub controls.
✴Shower before entering the hot tub.
✴Keep the hot tub cover on when not in use.
✴Limit hot tub usage to a reasonable duration and temperature not over 104 degrees Fahrenheit.
✴Do not add any chemicals or substances to the hot tub.
✴No food or drinks allowed in the hot tub.
✴Children must be supervised by an adult at all times.
✴Do not use the hot tub if you have open wounds or infections.
✴Report any issues or malfunctions with the hot tub to the property manager immediately.
Hot tub serviced twice per week

Using the Outdoor Grill :
1. The grill is yours to use. Please remove food and large debris and scrub the grates with the grill brush (located under the sink / in the grill tool pouch) right after use while it’s still warm.
2. Empty the grease tray into the small metal bucket under the grill and close the lid. Do not pour grease down drains.
3. We provide: grill brush, mild dish soap, disposable gloves, and a metal bucket for grease/ash.

Please note: If you leave the grill heavily soiled (grease, charred food, or grease pooled around the area), an extra-cleaning charge may apply. Please message us if you need help. Thank you! Cleaning briefly after use helps keep the grill safe and ready for the next guests!

Standard cancellation policy is: CANCELLATION POLICY and SUBSTITUTIONS - Any changes, including changing dates, switching of properties, or complete cancellations will invoke the cancellation policy. Host recommends all Renters purchase travel insurance offered at time of booking to protect them in the event of an unexpected event affecting their vacation. Host cannot offer future credits or immediate refunds for unexpected cancellations due to emergencies regardless of the situation, including but not limited to weather events and acts of God, unexpected illnesses, injury or death, changing of plans, or job loss. Please do not ask. All cancellations are subject to a three hundred and fifty dollar ($350.00) cancellation fee. Cancellations must be submitted to Host in writing (email is acceptable). In the event of cancellation, no refund of monies paid will be made unless the Property is re-rented for the same price and time period of this original vacation rental agreement. If the Property is re-rented for a lesser price or time period, the original Tenant will receive a refund for the difference between the originally agreed upon rental amount and the rebooked rental amount as Owner is entitled to receive the full amount of the original rental agreement. Host will make every effort to re-rent the Property at the best of our ability. Tenant acknowledges that Host has full discretion on negotiating rental rates and number of days to book, in an effort to get the Property re-rented and make the Owner whole, while also attempting to get the Tenant the highest refund possible
