BABY GEAR: We offer a Pack & Play, High Chair Although we offer this, please note the house is not "child-proofed."

*Guests will be required to sign our rental agreement within 48hrs of booking and submit photocopy of Government ID for the primary guest. Guest will also be required to provide first & last names along with ages of all occupants. Host reserves the right to cancel the booking if the guest does not have positive past guests reviews and sign our rental agreement in the first 48hrs. Upon booking the guests agrees they will pay a $75 Processing Fee to Host in the event they decide to cancel the booking at any time, after the first 48hrs of booking.

HOUSE RULES: *No Smoking or Vaping on the property *No Animals *Additional guests outside of your confirmed guest count are not allowed on our property unless pre-approved PRIOR to your stay. *We have a zero tolerance policy on our property being used as a "home base" for parties or visitors to come & go. *Notify host immediately of any damage, broken items, accidents or incidents that occur during stay. *The 3 bathrooms are all on 1 electrical circuit, please do not use more than one hair dryer at one time or you will trip the circuit for all the restrooms. *You are fully responsible and will be charged for any missing items from, or damage caused to the rental property or items within, by you or your guests during your stay. *You are responsible and will be charged for any additional cleaning or organization required after your stay as outlined in the rental agreement you signed.
*Guests will not have access to the garage or 3 locked supply closets.* MINIMUM AGE TO BOOK: 25 years old! *Check-out Time is 10AM and strictly enforced due to cleaning and same day check in for other guests - $100 per hr late check-out fee. *GUESTS INCLUDED IN PRICE : 6 - Extra guest fee: $35 per day/night (maximum
8 total) *We are in a residential neighborhood, please be respectful of our neighbors.

*EARLY CHECK-INS OR LATE CHECK-OUTS: Early check-in or late check-outs must be PRE-ARRANGED. Please do not ask on the day before, or the day of arrival as we will NOT honor it. We have our cleaners scheduled at specific times and are unable to make last minute changes. Any non pre-arranged late check-outs will result in withholding of deposit. The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the price. Same goes for late check-out, if there is no one booked the night of your check out date, we can block off the night for you for a guaranteed late check-out at half the price.

*DISCLAIMER: We have 4 exterior security cameras to verify who is entering our home. Guest are prohibited from tampering with or disabling the Wifi, modem, or 4 security cameras. If you disable the wifi or cameras, have a party, exceed your confirmed guest count, bring any pets on premises, or anyone in your group is smoking or vaping on property you will be asked to leave immediately, charged a minimum $500 fine per violation and no refund will be issued on any remaining unused portion of your stay. Upon confirming your booking, you are subject to our House Rules, which includes this disclaimer.

*Interaction with Guests: Your host will not be on the property but will be available for anything you need during your stay. You will have a detailed guest book with tips on how to work the TVs, trash, check-out instructions, and it also includes favorite spots in Nashville!
