The Space:

We want to warn you that there is construction activity around this property, which may cause minimal noise disturbances.. Additionally, please note that the natural landscape in the surrounding jungle area may be temporarily altered as a result of these ongoing developments. We apologize for any inconvenience this may cause and appreciate your understanding during this period.



This spacious villa offers four bedrooms and 4.5 bathrooms, complemented by a TV living room furnished with a comfortable sofa bed. It can accommodate up to 14 guests, ideally 6-8 adults and 6-8 children. The master suite boasts a balcony equipped with a hot tub and hammock, while two other rooms on the upper floor feature balconies with hammocks, perfect for unwinding. The ground-floor bedroom offers the indulgence of a private Jacuzzi.



From all corners of the house, a breathtaking view of the surrounding jungle unfolds. Outside, the patio is ready for your entertainment with a 150" projector screen. It also includes a bar, a cozy fire pit lounge, and a small pool to beat the tropical heat. The villa is a mere 50 yards from the club house, boasting a full gym and a semi-Olympic length pool.



Xalmar Beach Club is only 3/4 of a mile away and is accessible to our guests. There is a fee of $250 pesos per adult, $200 of which is credited towards consumption



Xpu Ha is an eco-friendly destination, which means its infrastructure may differ from that of large cities. Occasionally, there may be temporary interruptions in electricity or water supply, as the area relies on local systems and natural resources. We appreciate your understanding and are always available to assist you with anything you may need during your stay.

Other Things to Note:

We are pleased to offer a complimentary cleaning service for every six-day stay, available upon request. Should you desire more frequent housekeeping, daily cleaning services can be arranged for an additional fee.



Given the location, a rental car is highly recommended due to the lack of nearby taxi services. To accommodate this need, we offer an optional rental for a spacious three-row SUV, capable of seating seven people.



The outdoor pool is cleaned every 3 days from your arrival. During certain seasons, there may be more fallen leaves.



Interaction with Guests:

Our guests are welcome to enjoy unrestricted access to the entire house and all the amenities within the development, including the gym and club house. We kindly ask that they adhere to the rules outlined by both the house and the development during their stay. For an enhanced experience at the beach club, we highly recommend booking through us in advance to secure a reserved space and ensure availability.
