Pros: This house was wonderful and perfect for our family trip. House was clean, and pictures are exactly as shown. Overall very satisfied with our stay. Cons: It would have been nice to have a small vacuum to clean up sand from floor, as all we found was a broom. For a house this size, it would have been nice to have something a little more efficient. Puzzles and cards were incomplete, which made our rainy days frustrating. 200 to heat the pool is a bit excessive, considering the price to stay at this home. Biggest concern is that a very loud alarm went off several times throughout our stay, including at 2:45am, waking our small children. After reading recent reviews, it looks like this has been an issue since early 2025. I did email the property manager regarding this. The door leading out to the pool had an alarm, but it did not work so we know this was not the cause for the unknown alarm we experienced. Also, ice maker still does not work. Overall, beautiful house, great location, safe neighborhood, and would recommend house so long as concerns from previous guest are addressed.

Rating Details: The property manager was very unhelpful. The vacation rental was very clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The house was great. Unfortunately the pool heater didn't work so we were unable to use it very much. The lock on the back door was broken. I was not happy with the host as there was very little communication from him and had many texts that were never answered.

The property was everything the description promised. It was spacious, clean, pool was amazing, and access to the beach was quick and easy. Within easy walking distance of restaurants, ice cream, and the area was great for walking. We would definitely secure this property again in the future.

The property was perfect for our multi-generational family vacation. The check-in process could not have been easier, and communication with the host was excellent. The location is great, the pool fantastic, and the house has the most well stocked kitchen of any vacation home/condo I have ever rented. We had a great week and couldn't be happier with our choice to rent this house.

Great location, poor management

The property was good for our extended family of 11 with plenty of space and privacy for everyone, and located very close to the beach. Unfortunately, our experience was impacted by several unresolved issues. The dishwasher was broken throughout our stay, despite multiple calls for repair and an unsuccessful repair attempt by maintenance. We ended up buying paper products as to not have to hand wash, inconvenient as a dishwasher was advertised and we had factored that in to our selection of a property. The ice machine was also broken and deemed unrepairable during our stay, we went out to buy ice. Most concerning, a loud alarm went off intermittently for three days, including early mornings and overnight. It took five calls and texts before management took action and I suspect they only did so because I was on the phone with them when it went off. The woman from management then realized it wasnā€™t the pool alarm as she kept trying to tell me it was. The maintenance worker shared with us that one of ECDIā€™s other properties on PCB caught on fire this same day and they finally sent someone out to investigate the alarm. Our security deposit was not refunded to the correct card, despite confirming details twice in advance with the woman from ECDI. While location and house layout were great, the lack of responsiveness from management, especially not responding to our calls that an alarm was going off, are significant enough for our family to not feel safe renting from this company.

Spring Break 2025

The house was amazing! It was perfect for our two families with 4 adults and 4 kids ranging from 8-15 years old. There was enough space for everyone. It was great having a private pool and being close to the beach. The only down fall was the ice maker didnā€™t work and the heater to the pool wasnā€™t on when we arrived and turned off towards the end of our stay. However, the management office responded quickly about the pool and sent maintenance over. I would return in a heartbeat. Thanks for allowing to stay in your beautiful house!

No working dryer or dishwasher

We loved the house and pool but the dishwasher and dryer didnā€™t work. Called maintenance twice before someone came and he turned on dishwasher which we could do but it wouldnā€™t dissolve detergent just got them wet. He said itā€™s working but it wasnā€™t! Had to run dryer 3 -4 cycles for dryer! Guy said the vent was clogged in back but didnā€™t work any better after cleaning. We paid to have pool heated and that was a good thing. Got cold but kids still could swim!

Perfect PCB Week

After getting tired of the Destin traffic and prices we were so happy to find this property in Panama City Beach. Canā€™t beat the location. It is close to everything. We rode our scooters to Walmart and restaurants. The walk to the beach is actually closer than the photos suggest. We were afraid it would be further. Very easy and quick! Plenty of room on the beach with tents allowed! The house was modern and clean and the pool was big enough for the whole family. We hope to stay next year too!

Overall, I recommend this vacation rental. Reviewer Comments: We rented this beach home for our family vacation, and it could not have been more perfect! This house is more beautiful than the pictures posted online. There was plenty of room for our family of 15, and the pool was a bonus! The time it took to walk to the beach was similar to what you would encounter waiting for an elevator at a beachfront condo. We did have an issue with the outdoor hose bursting from the heat, and maintenance was there almost immediately to resolve and replace the hose. This was one of the best beach houses I have ever stayed at. I recommend this home to anyone bringing a large group of friends or family. The perfect location, beautiful home, & attentiveness of the owners were spectacular!

Great PCB vacation house

Took the whole family, including our grandkids and the house was perfect. The pool allowed the kids to stay occupied the entire trip and the walk to the beach was quicker than waiting on condo elevators. Will be coming back to this house next year if its available.

Amazing place that is better than expected!

The house was spacious and as described. The beach distance was amazing! We have stayed in several properties along the coast, and this house has been the best distance wise to the beach we have stayed in! As others mentioned, use the beach entrance that is to your right in between two condos. It is such a short walk through the parking lot, and best of all the beach is nearly right there once you hit the sand! We have had experiences in the past where we had to walk a bit in the sand to get to an area that allows tents etc. You can walk straight onto the sand and not have to go down the beach at all. In my opinion, the area where you access is the least crowded of all the beach areas. Our area was so nice with a manageable amount of people. The only complaint we have was with the back door and also an alarm system. The back door is pretty difficult to learn how to close properly. There are instructions posted on the wall right beside the door, but it is still not an intuitive door. After a couple of days we got it down but the kids cannot do it alone. We unplugged the alarm that is supposed to go off when the back door opens (pool safety alarm). Our 1st morning an alarm went off at 8am & we did not figured out what it was... we thought it was a fire alarm. It happened one other time during the week as well. Kitchen sink also needs to be re mounted, it will be a problem for someone at some point but was a non-issue for us. Thank you, we loved our stay!

Overall, I do not recommend this vacation rental. Reviewer Comments: We stayed a full week for a group of 11, the bedrooms and bathrooms are great but the kitchen was just OK. There were plenty of glasses, plates silver but the pots/pan were few and not good. There were also no paper products or even salt/pepper. As A family that likes to cook even on vacation we had to purchase a lot! Great location though really short walk to the beach.
