This stylish place to stay is perfect for group trips. Conveniently located 7 minute drive to Coachella/Stagecoach Music Festivals. Shopping on Hwy 111 La Quinta 4+ minute drive. 10 minute drive to Indian Wells Tennis Garden.
Important Notes:
1) Unlimited use of spa is included. Heating the pool (85F) is $50/day extra
2) There is a game room w/futon couch & it is accessible through bedrooms 3 & 4 -not directly from hallway
The space
Comfortable 1 level home with pool, spa, and BBQ in backyard.
There are 4 bedrooms plus a game room which is accessed through bedrooms 3 & 4. The game room contains a futon couch.

The home also contains 2 Queen size air mattresses and 2 Twin XL Tri-Fold Mattresses (6" thick Milliard Premium).
Guest access
Guests may access the entire home and yard except for a small supply closet inside the house & a locked cabinet in the garage. Guest can access the exterior closet that may contain some pool toys.
Other things to note
Guests will have access to the garage which can hold 2 small cars or 1 large car. The driveway is also available as well as on street parking.

Check-in after 4pm (can sometimes arrange earlier check-in)
Check-out by 10am (can sometimes arrange earlier check-out)

There are 3 security cameras that record audio and video. They are NOT located inside the house. They are 1) Ring Doorbell facing front door area 2) Ring Camera/Light above garage facing driveway & 3) Ring Camera in garage facing electric blower. There are no cameras in the backyard, side yards, or inside the house.

House rules
No smoking, vaping, or e-cigarettes allowed.
No parties or events allowed.
Quiet hours between 10pm-7am
(this is a quiet residential neighborhood).
No Pets allowed.
Booking guest must be 25 years or older.
No 3rd party booking (the person who books the house must be a guest at the house).
During hot months (temp 100+ degrees F) the A/C system will be locked so it cannot be set lower than 72 degrees (to avoid freezing up and breaking the A/C system).
No refunds given for guest complaints about the house without proper photo documentation.
Parents/guardians are responsible for closely watching children, especially around the pool & spa.
No diving into the pool or spa.
Commercial photography and filming is not allowed.

Checkout Instructions
The most important item is to please take trash/recycling from the house (especially kitchen) to the bins on the side of the garage.
It would greatly be appreciated if you could start the dishwasher before you leave.
Please do NOT strip the beds
Please do NOT lock the door from the kitchen to the garage
Please don't forget to leave the garage door opener in case you have put it in your car.

Host interaction
I won't be available in person. You will access the house via a code for the smart lock at the front entryway. I am available generally between 7am and 10pm. I prefer to communicate via the app but I will provide my cell phone number.
