DISCLAIMER ON PAYMENT REQUIREMENTS: Wells and Bennett Realtors (Property Manager) requires $500 of your reservation total due upon booking (this is separate from the VRBO Service Fee that is also charged immediately) and the remainder is due sixty days prior to check-in. We also require Vacation Rental Accidental Damage Insurance for your reservation. There are two options to satisfy this requirement. You can purchase a policy through us and it costs an additional $55 total. The alternative option is that you can opt in for a refundable security deposit of $3,000. Sunny and bright, this large family home is conveniently located just 5 miles from NorthStar and 1 mile from Kings Beach. Huge suite for kids including 3 bunk beds and private bathroom. Super clean and comfortable. The backyard setting is very private with a large sun-filled deck that looks out to the forest. Easy winter access off of Highway 267 (on a quiet street) makes a quick trip to the ski area or the beach for summer fun.

On the entry level, you walk into the wide open, light-filled great room which is the ideal space for entertaining the whole gang. The dining table seats 10, with 4 more at the breakfast bar. The generously spacious kitchen has stainless steel appliances including a six burner gas range and large 3-door refrigerator with an ice maker. On this level are two bedrooms, both with queen beds, and a hall bathroom. The laundry closet is also on this level.

Upstairs are the master suite with bathroom, and the large bunk room with 3 bunk bed sets with twin on top and double on the bottom.

This home has a Roku Streambar unit, all TV's can stream free TV and music on all popular streaming channels. Bring your Streaming subscription logins to watch your favorite shows. The Roku is set to "Guest Mode", this way when you login you can select your check out day and it will automatically log you out of your subscriptions when you leave.

Pets are not allowed at this home.

PLEASE NOTE: This home may be equipped with outdoor surveillance cameras and electric bear fencing that are utilized for security and bear activity in the area. These cameras in no way infringe upon guests' privacy, and monitor exterior portions of the home exclusively. Decks and BBQ grills may NOT be available during winter months, exterior areas may be icy. This home is not equipped with AC. Per Placer County Short term rental laws, quiet hours are from 9pm to 8am, and no street parking is permitted at any time, including boats and trailers. We recommend purchasing 3rd party trip insurance if you have concerns about canceling your reservation.

Cancellation Policy / Cancellation fee: If cancellation is made more than 60 days of arrival, a cancellation fee of $100 plus the 4% booking fee will be applied.
If the cancellation is made within 60 (or less) days of arrival, the entire rent will be retained unless Wells and Bennett Realtors is able to re-rent the specified property.
If the property is re-rented, a cancellation fee of $100 plus the 4% booking fee will still apply, but the remainder of rent will be refunded after the replacement guests have checked out.

Holiday Booking Policy
CHRISTMAS - Check-In must be by December 20th, 21st, or 22nd. There is a 5 to 7 night minimum stay required. (Must check out by December 28th at latest, to allow 7 days for a New Years Reservation.) **No Check-Ins or Check-Outs on December 24th, 25th
NEW YEARS - Check-In must be on December 27, 28, or 29. There is a 7 night minimum stay required. **No Check-Ins or Check-Outs on December 31st or January 1st
