The property sleeps 6, but really only 4 adults comfortably. Management was quick to respond to requests for extra blankets and issues with ceiling fan malfunctioning.

While the home will comfortably accommodate four adults, the additional sleeping accommodations are tri-fold floor mattresses, which are best suited for children. Overall, we were very happy with the property and property management team. I really appreciated the no stress check out. I gave a subpar for the check in process because we were dealing with a family emergency and I wish that they would have been more flexible with their check in process in a time of crisis. I would recommend this place to others as the place was very convenient to the beach and restaurants, clean (handled taking the garbage cans out on garbage days) and had a great layout which made it feel larger than square footage. We slept 4 comfortably but I think 6 might be tight for sleeping.

Amazing location! We had an amazing stay. The house was decorated beautifully, super clean, and had really nice extras like a complete kitchen with small appliances and a nice large tv in the main living space. The beach access was incredible! We will certainly be back.

We were well informed on check-in processes, and actually got to check in a little early. The house was clean when we checked in. We had a slight issues, which was prioritized and handled immediately, which made our trip that much better. Overall it was a great experience.

Wonderful getaway

Perfect Newport spot! Easy beach access, walkable to coffee and restaurants. Well appointed unit that was clean and comfortable. Highly recommend!

Condo is just as pictured. We had a lovely stay. So comfortable furniture beds kitchen. Great location right between the piers.

Wonderful place in Newport Beach, Balboa Island

I was in the area visiting my daughter and had a lovely stay in this rental. Management was very accomodating when I needed to extend my stay a few days and was able to do so. The apartment was very comfortable with plenty of space for my son and I, and experience life like a local of Newport Beach for a few days. The place was recently renovated and is very well done and just a great place.

Loved the location

I was the first guest for this newly renovated apartment. It was nicely furnished and comfortable. Loved the location. Management communicated well. I recommended that they add a full length mirror.

Beautiful and clean

Big enough for all 6 of us. Kitchen has everything you need. Beds are comfortable and so are the chairs and couches. Nice tvs to watch movies before bed. Outdoor deck is nice. So super close to the sand and sunset!

New interior and sparkling clean. Great location and easy to communicate with the host. Parking spots in Newport beach can be tight so pay attention to the host's description. Also lots of construction. However, don't let this stop you from staying in the area. Newport Beach is interesting, eclectic and there's lots to do. Or just relax and enjoy the beach which is amazing

Gorgeous beach getaway home

Beautiful, updated beach bungalow which looks like a model home. Everything seems new - furnishings/kitchenware/linens. Stocked well with hand soap, dishwasher soap, garbage bags, linens, etc. (bring your own shampoo). Kitchen is outfitted with everything you'd need - and everything is brand new! The check-out cleaning process was a snap. Take out the garbage and put the linens in a hamper. I appreciated that this rental takes care of everything else in terms of check-out cleaning. And it was spotless when we arrived! The location is great - between both piers - not too busy, but close enough to walk to the more lively (noisy) areas. Walk to beach is steps away. Great outdoor deck with plenty of seating. Things to note - the shower takes 5-10 minutes to heat up so be patient. And the water flow is low, but nothing to hinder you from staying. There is construction next door - which might be a deterrent - but there is construction on every block so not sure you could avoid that in any rental on the peninsula. It didn't bother us at all. We loved the unit so much, we are hoping to visit again. This will be our go-to unit.

Beware of this over-priced property and "Beachview Realty"

This property is not what is advertised. It is managed by "Beachview Realty" who does not care for the guest experience. We checked in to find a non-functional toilet, water all over the bathroom floor, and a huge construction project (nail guns, sanders, air compressors and a jack hammer) next door, just feet from the patio and bedroom, operating all day for our 3-day stay. Being on the patio or opening the windows for airflow was impossible because we could not hear each other talk. Beachview Realty said it is not their practice to warn guests about construction projects (this was clearly a multi-month complete remodel with scaffolding , beams and studs) and they gave no refund on our huge bill. It was not peaceful or beautiful and what we planned as a relaxing family vacation was the opposite. The closets were cluttered with large plastic bins of supplies, a very dirty vacuum cleaner, leaving little space for our belongings. The trash cans had no lids and fruit flies were swarming. Also, no filters were provided for the coffee machine, and when we requested them, they delivered the wrong size. We had to wait for plumber to fix the toilet, and he left us with a dirty bathroom floor to clean. The worst part of this experience was having Beachview Realty not offer any discount on our stay. It is alarming and I would avoid this management company for any vacation.

The property was very nice! Great walking distance to the beach. The washer and dryer could use a good cleaning, but the condo itself were very clean. There was an issue with the dishwasher and lights in one of the rooms, both issues were resolved exceptionally fast! Communication was great.

The property itself was great, clean, good space inside and outside and was a great location for the beach. The physical property itself is as per the description and the photos. The significant issue is that there is construction going on either side of the property - starts @ 7:30am. Loud power tools, workmen shouting etc. This is ongoing, and is known about (they are significant projects). There was no transparency about this work or its impact. When I raised this issue Beachview Rental management basically said that it was allowed within city regulations / refused to take any ownership of the issue and that fact that ultimately the relaxing home they are marketing is not as advertised. Whilst this construction is going on I would not stay at this property. I would also be very aware of Beachview as a managing agent if there is an issue to deal with. It’s a shame as they were very helpful when we needed to leave bags at their offices ahead of the rental. Good communication etc. But when it counted they failed.

As neighborhood construction starts and finishes without notice to us, and the schedule for work changes without regard to our rentals, this is not something that we can confidently make guests aware of.
