The Beach Edit features a carefully curated design with amenities to simplify your coastal vacation. No need to rent bikes or a golf cart because they are included.

Designed to accommodate large families or friend groups comfortably, it also provides plenty of smaller indoor and outdoor spaces too. The Beach Edit provides a comfortable home base for the beach, but with its large private pool and outdoor space, you might decide to hang out and listen to the ocean!

DETAILS: This Blue Mountain Beach home sleeps 17 and has 5 bedrooms, 5 bathrooms, 2 living rooms, a large swimming pool, and is super close to the beach, shops, and restaurants. It's located on a quiet cul-de-sac with quick access to 30A and the bike path.

OUTDOORS
The centerpiece of the spacious backyard is a large heated pool. (Extra heating fee Oct-May is charged.) The pool area has lux chaise lounges for enjoying the sun. Poolside umbrellas are available if you prefer the shade. The Weber propane grill is closeby to the covered outside dining area, which is set up for 8 people.

Around the corner from the pool is an outside shower, especially great for rinsing sand off when returning from the beach.

There are several outside areas to enjoy. The 3rd floor balcony features partial gulf views, a comfortable seating area and looks down to the pool. The 2nd floor balcony also features a seating area and looks down to the pool. The front porch is a great spot to leave your beach gear and sandals.

LIVING ROOMS (2)
There are 2 living rooms in The Beach Edit! The first floor living room has a sectional and TV, and is located right outside the large bunkroom and near the pool walkout. The primary living room is on the 3rd floor and is open-concept with the dining area and kitchen. It features comfortable furniture, vaulted ceilings, windows everywhere, scenic views, lots of sunlight and a large TV.

KITCHEN
The kitchen has dishes and utensils to accommodate 17 people. It’s well equipped for normal vacationing needs - pots & pans, grill tools for the grill person (and plenty of steak knives for the eaters), a blender for your green smoothie person, a french press for the serious coffee person. (Of course a normal coffee maker and coffee pod style maker are also stocked.) Charcuterie board, wine glasses - all there. The kitchen also has a large dedicated ice maker to make filling your beach cooler a breeze.

DINING
The 3rd floor dining area is open concept with the kitchen and living room. It has a dining table & 8 chairs. (A table leaf is in the utility closet if needed.) Nearby, the kitchen island has seating for 4. A door leads off the dining room to the outside balcony with casual seating.

BEDROOMS (5)
Bunkroom - A large bunkroom is on the 1st floor with 3 built-in twin over full beds and easy built-in stairs to reach the top bunks. A couple of beanbag chairs for hanging out make this space the perfect room for the kids, tweens & teens to sleep. Each bunk even has its own niche with power for charging phones or iPads.

King Ensuites (2) - One is located on the 3rd floor (and is the only bedroom on that floor). The other larger king ensuite is on the 2nd floor.

Queen Bedrooms (2) - Both are located on the 2nd floor. One features a balcony with a covered outdoor seating area and outside stairs that lead down to the pool. The 2 bedrooms share a hall bathroom.

LAUNDRY
The Beach Edit boasts a modern large capacity washer and dryer, allowing you to wash lots of beach towels all at once. The Beach Edit is stocked with beach towels so you don’t have to pack your own.

BATHROOMS (5)
Bathrooms are on all 3 levels. There are 2 ensuites, and 3 common bathrooms. Each bathroom has a modern glass enclosed shower. Please note, the home does not have a bathtub.

GARAGE
The garage is home to the 6-seater golf cart and 6 bikes available for your use. You can also find an assortment of beach chairs, sand umbrellas, boogie boards, floats, sand toys, etc. you may borrow. (Because items may break or go missing from stay to stay, I can’t guarantee specific items that will be there.)

- Another Guest Bathroom with Shower

Weddings are not allowed at this home. If this policy is violated, you may be asked to vacate the property and forfeit any rental payments as well as be subject to HOA & community fines.
