The Space:

Experience comfort and luxury at our brand new modern and spacious lakefront home on the Private Side of Lake Anna. Enjoy the blue water lake views from the large dock and boathouse, while relaxing in the Swim Spa / Hot Tub, atop one of the many decks, or from the comfort of inside the home through many of the large windows. You will love the entire property including the private beach and waterfront shoreline with a gently sloped naturally sandy bottom, and warm freshwater. We provide lots of water toys including kayaks and paddle boards. Roast some delicious s'mores outside using our outdoor fire pit, have a BBQ using our outdoor gas grill, or swing out front under a beautiful tree. Some of our outdoor yard games include Bocce Ball, Ladder Toss, Horseshoes, Cornhole, and Croquet. Inside, this expansive home has plenty of space for everyone with 8 bedrooms and 7.5 bathrooms, an open floor plan and multiple living areas. Relax in the spacious main great room with water views through the huge bright windows, large French doors, a gas fireplace, and 4K Smart TV. Hang out in the huge lower level game room and play pool, ping-pong, foosball, or family appropriate games. We also have 2 Xboxes, just in case you love video games. Kick back in our Home Theater room with 12 super comfy recliners and a 100" 4K Smart TV, or watch one of our 100+ DVD & Blu-Ray movies. This is one of the few homes at Lake Anna with Gigabit Fiber High Speed Internet and a dedicated workspace, so you could work remotely if necessary. Alternatively, you could use the High Speed Internet and Free Wi-Fi network throughout the home to enjoy your time off and stream your favorite shows while you FaceTime everyone!



Guest Access:

You have full access to our entire house, and our property. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner (DV Rentals LKA)!

Rock Island Landing is a new premier waterfront residential community, so there is ongoing nearby construction of new homes and docks. Rock Island Landing is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue water surrounding this property, it is perfect for boating, swimming, fishing and water skiing.

This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay.

Our fully equipped home is ready to go with a spacious gourmet kitchen that easily accommodates a large group or entire family with lots of countertop space, new stainless steel appliances, and all the tools you need to make your own world famous super secret recipe. Outdoor enthusiasts will enjoy our plentiful outdoor spaces, oversized beach, huge dock and boathouse, Swim Spa / Hot Tub, multiple decks, amazing patio, large porch, grill, and yard games. We have all kinds of fun activities including water toys, smart TVs, board games, books, and an assortment of toys. If you want to use a Boat or Jet Ski during your stay, you have access to a nearby boat ramp. We also offer everything you would need for an extended stay including a washer & dryer.

**Additional Information:**

- All guests shall abide by the good neighbor policy and shall not engage in illegal activity.

- Quiet Hours are from 10 PM to 8 AM.

- Free Parking for up to 7 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed without specific prior approval.

- No Pets Allowed without specific prior approval.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

 - $45 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

 - $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.

We use Yale keyless entry smart door locks and give you space but are available if you have any questions or need anything.
