🚭 Strict No Smoking / No Vaping Policy

Smoking, vaping, or the use of any tobacco, cannabis, or similar substances is strictly prohibited anywhere inside the property.

This home is equipped with non-audio, non-visual air quality sensors that detect smoking and vaping. These devices are fully privacy-compliant and do not record audio or video.

Any evidence of smoking or vaping inside the home including sensor-detected events, lingering odors, or physical residue will result in additional charges for cleaning, deodorization, and any necessary damage remediation.

Minimum fee for violations: $500, or the full cost of remediation if higher. By confirming your reservation, you acknowledge and agree to this policy and understand that any violations will result in charges.

• Guests enjoy full private access to the entire property, including all kitchens, the seasonal pool, game room, theater, gym, outdoor entertainment areas, and the large yard
• There is no direct lake access from the property
• Guests may not walk to the lake or trespass onto neighboring properties
• Fireplaces may not be functional depending on time of year and insurance rules.

🚗 Parking Note:🚗
Parking for 8-10 vehicles is available in the driveway and the front circle drive area of the home. Garages are not available for guest parking.

🛠 Professional Care 🛠
Our villa is professionally maintained. Groundskeeping, outdoor cleaning, and pest control may occur during the day to keep the property pristine.


A refundable $500 security deposit is required for all reservations. This deposit helps ensure the home is left in good condition and may be used if excessive cleaning is required, if the grill is not cleaned after use, if trash is left inside the home, or if any damage occurs during the stay. The deposit is fully refundable as long as the home is left in reasonable condition, with no damage or extra cleaning needed.
*We do have a pet fee - contact us for questions.

*The pool is currently seasonal so ask about your dates to make sure it is open.

*The home does not have direct lake access or a dock. Do NOT trespass on neighborhing properties.

*Absolutely no smoking or vaping of any kind inside the home or garages. There is a large fee for smoking.

*Fireplaces may not be functional depending on time of year and insurance rules.
