Welcome to your spacious Cocoa Beach retreat, a comfortable six-bedroom, four-bath home designed for families, extended families, and group getaways. With generous sleeping arrangements, multiple gathering spaces, and private outdoor amenities, the home makes it easy for everyone to relax and enjoy time together without feeling crowded.



The private, fully fenced backyard is one of the home’s main highlights. Spend the day cooling off in the private swimming pool, relaxing outdoors, or enjoying a laid-back afternoon between beach trips. =



When you are ready for the ocean, the beach is approximately a five-minute walk away, making morning walks, beach days, and sunset visits easy to enjoy. Guests also have access to a shared riverside dock, offering a peaceful place to take in the waterfront setting. Please note that the dock is shared with other guests staying on the property.

Guest Access:

Guests will have full, private access to the home, private fenced backyard, and private swimming pool. You’ll receive a unique door code prior to arrival, which will activate at check-in time for easy, contactless entry.



Your Guest Portal will include your door code, Wi-Fi details, parking information, and other helpful stay information, all in one convenient place. If you have any questions or need assistance during your stay, our Guest Services team is always available.

The dock is shared with other guests staying on the property. Please be respectful of others while using this amenity.



The Neighborhood:

Located in laid-back South Cocoa Beach, the home offers a quieter coastal setting with convenient access to both the Atlantic Ocean and the river. The beach is approximately a five-minute walk away, while Downtown Cocoa Beach, local restaurants, live music, nightlife, parks, and waterfront activities are a short drive from the property.



Getting Around:

A vehicle is recommended for exploring Cocoa Beach and the surrounding Space Coast. The beach can be reached on foot in approximately five minutes, while restaurants, shopping, Downtown Cocoa Beach, and nearby attractions are easily accessible by car or rideshare. Walking and biking are also enjoyable options for shorter trips along the beachside area.



Other Things to Note:

To ensure a comfortable start to your stay, we provide an initial stock of the following essentials:

• Paper towels

• Toilet paper

• Tissues

• Coffee pods, creamer, and sugar

- Light cleaning supplies (please note: NO LAUNDRY SOAP PROVIDED)

• Garbage bags

• Sponges

• Dish soap

• Dishwasher tabs

If you need additional supplies during your stay, please plan to replenish them as needed.



PLEASE NOTE:

• Mailbox access is not available for guests

• While we love all furry friends, ONLY dogs are allowed at this property, with a fee of $100 per pet, per stay.

• All reservations require either a refundable security deposit or the purchase of a damage waiver.

• The riverside dock area is shared with other guests staying on the property.

• Adult supervision is required at all times when children or guests who cannot swim are in or around the pool.

• There is no lifeguard on duty. Guests use the swimming pool at their own risk and are responsible for closely supervising children.

• Some amenities may occasionally be unavailable due to maintenance, weather, HOA requirements, or circumstances beyond our control.

• Florida's warm climate means insects, lizards, geckos, and other local wildlife are occasionally seen. The property is professionally serviced, but encounters with local wildlife are a normal part of the environment



**Hot Tub Heater works, but JETS DO NOT.**



If you would like to heat the pool, you must give us 24 hours notice, and pay in full prior to us turning the heat on. We charge $50/day for the pool heater to be turned on.
