The house includes a 4-seat golf cart for easy access to the beach, as well as access to a tennis and pickleball court, sauna, indoor heated pool, Gulf front pool, event spaces, and hot tubs. Surrounded by the Bon Secour National Wildlife Refuge, this quiet and peaceful area is perfect for families, relaxation, and adventure. It`s the ultimate retreat for those looking to escape the hustle and bustle of crowded tourist areas.

The home features 4 spacious bedrooms, including 2 king suites on the main level and a charming Crow`s Nest, providing ample space for up to 13 guests. The open-concept living room, dining room, and kitchen allow for easy entertaining and gatherings. The house has been recently updated and offers 9 ft ceilings across 3 levels, providing a spacious and inviting atmosphere.

PARKING:
Parking is ONLY for 2 total vehicles max that must fit in the driveway or/and garage. HOA STRICKLY enforces and No large trailers, heavy equipment, or RV parking. Parking passes are paid in resort fee and will be inside the house on check-in day.

BEACH SERVICE/RENTALS:
Suncoast Beach Rentals is on-site to reserve your rental beach chairs & umbrellas. Paddleboards and Kayaks are also available, but guests should call ahead to reserve or you can visit the Suncoast attendant at Martinique during your stay.

SNOWBIRD RATES:
Available for long term (30+days/monthly) between November-March. Rate: $3500/month (not including taxes or damage fees). Email directly to setup.

HOUSE RULES:
● Must be at least 25 years old to rent. Renter should be present at property at all times and responsible for other guest members.
● No 3rd party bookings. Must be a named person on booking. The name on booking must match the name of person signing rental agreement and name on credit card used for payment. Must sign rental agreement.
● No Pets! Only certified and vested service dogs in accordance with the ADA (American`s with Disabilities Act). Service dogs must be with the owner at all times and is not allowed to stay in the property alone.
● No smoking. No parties.
● Only 2 vehicles are allowed to be parked at house - HOA community rule and no exceptions!

DAMAGE PROTECTION
Instead of charging a security deposit, RPM Rentals charges a non-refundable $100 `damage/management fee` that covers up to $3,000 for damage at the property as a results of your acts or omissions. Please see house rules and the rental agreements when you book for outlined details about how the damage waiver works.

CLEAN BED GUARANTEE:
All beds are dressed with fresh, luxurious sheets AND fresh bedding/quilts/comforters before EVERY rental! We have partnered with Andrea’s Precise Cleaning, another local based small business to guarantee our guests have a completely fresh and clean bed!!! You will also find each bathroom stocked with oversized fresh bath towels, hand towels, wash cloths, bath mats and makeup towels! We have complete control over our property cleaning and maintenance.

WHAT WE STOCK:
As common for vacation rentals in our area, we provide one round of bath soaps, shampoo, conditioner, body lotion, and 2 rolls of toilet paper in the bathrooms. In the kitchen, there is 1 round of paper towels, laundry detergent, dishwasher detergent, dish soap, and trash bags. We also provide full coffee bar supplies and basic cooking essentials like salt, pepper, and cooking oil. These stocked amenities are intended to get our guests through the first night. We are not a hotel, so we do not provide housekeeping or amenity restocking unless there is an immediate need. Please bring the extra items you will need for your vacation.

-Guests must be at least 25 years of age to book. Guests under 25 staying at the property must be accompanied by a parent or legal guardian for the duration of the reservation. Age verification is required to book the property.

-Golf Cart: Only licensed and 16+ are allowed to drive the golf cart in the community. Any abuse of these rules will be enforced by the Martinique community security and the golf cart revoked use during stay.

-No pets are welcome in this home. No other service animals are allowed without prior approval from the Host. Discovery of pets at property will be grounds for forfeit of security deposit.

- The property shall not be used by more than the number of adults and children listed in your reservation.

- All guests shall abide by the community good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10:00pm to 8:00am.

- No smoking or vaping of any kind is permitted anywhere inside of the premises. Smoking will be grounds for forfeit of security deposit.

-No commercial photography or filming is permitted on the property. No large gatherings or parties allowed. Any parties will be grounds for immediate cancellation and eviction from the house, and no refund.
