By booking and/or staying at J&J’s Happy Place(stanhope PEI), the guest (“Guest”) and any member of their party agree to the following legally binding terms on behalf of themselves and all individuals included in the reservation.

1. Guest Eligibility & Responsibility

The primary booking guest must be 25 years of age or older and must remain on the property for the duration of the stay.

The primary guest accepts full responsibility for all individuals on the property, including children, invitees, and any other occupants associated with the reservation.

Third-party bookings are not permitted.

2. Assumption of Risk

Guest acknowledges that use of the property, surrounding grounds, and any provided amenities or equipment involves inherent risks, including but not limited to:

bodily injury
illness
drowning
disability or death
property damage or loss
environmental risks such as weather, tides, terrain, and other natural hazards

By staying at the property and using any amenities or equipment provided, Guest voluntarily assumes all known and unknown risks associated with the property and its use.

J&J’s Happy Place, its owners, operators, employees, and representatives shall not be held liable for injuries, damages, losses, or claims arising from the Guest’s use of the property, grounds, amenities, or equipment.

3. Fire Safety & Approved Outdoor Fire Use

To reduce the risk of fire, injury, and property damage, all guests must follow fire safety rules at all times.

Smoking, vaping, candles, incense, and any open flame are strictly prohibited inside the home and near doors, windows, decks, or combustible materials.

The BBQ and designated outdoor fire pit are the only approved flame-producing amenities permitted for guest use.

Guests may use the BBQ and fire pit only in a safe and responsible manner and only for their intended purpose.

The BBQ and fire pit must never be left unattended while in use.

All flames and embers must be fully extinguished immediately after use.

Fireworks, sparklers, burn barrels, propane heaters, turkey fryers, and any unauthorized flame-producing or combustible devices are strictly prohibited anywhere on the property.

Guests must not use the BBQ or fire pit during unsafe weather conditions, including high winds, fire bans, or any condition that increases fire risk.

Any misuse of the BBQ, fire pit, or any unauthorized flame source, or any violation of these fire safety rules, may result in:

immediate eviction without refund
full financial responsibility for any resulting damage, loss, or cleanup
charges for structural damage, contents damage, excessive cleaning, and loss of rental income
additional recovery pursued through Airbnb, VRBO, and/or legal action where necessary

4. Equipment Use

Guests are responsible for the proper and safe use of any equipment or amenities provided by the property.

Where safety equipment is provided, its use is strongly recommended.

All equipment must be returned in the same condition in which it was provided.

Guest accepts full responsibility for:

injury or accidents resulting from use
damage, loss, or misuse of property equipment or amenities

Repair or replacement costs resulting from damage, loss, or misuse will be charged to the Guest.

5. Safety Guidelines

Guests agree to use all amenities, equipment, and outdoor areas safely and responsibly.

No use of equipment or amenities while under the influence of alcohol or drugs

Guests are responsible for assessing weather and environmental conditions before use of outdoor amenities

Guests must comply with all applicable local laws, bylaws, and safety regulations at all times

Stanhope Cottage for our family vacation.

Cottage was very cozy, comfortable and clean. It is at a nice location, close to Covehead Harbour, P.E.I. National Park and beaches. There were a lot of nice touches, such as napkins, spices, fresh sponges, dish towel, and othe rmiscellaneous items. We used the fire pit only for a short time in the evening, but the mosquitos drove us back to the cottage. The BBQ was not working properly and need servicing. Overall, we enjoyed our stay at this cottage.
