This stand alone beach cottage in Maushop Village (New Seabury) is just steps to your own private salt-water ocean beach! This home offers 2 bedrooms, fully equipped kitchen, cathedral ceilings, 3 flat panel TV's, great ocean views with a large brick patio. New marble counters, new furnishings and so much more! This is one of the very best units in Maushop Village.

Maushop Village is a meticulously maintained private beach community in the heart of New Seabury, a short walk to all of the amenities New Seabury has to offer, including the New Seabury Country Club & the Popponesset Inn. This is a not a condo unit like most Maushop units but a private beach cottage!

Walk to Maushop's private beach, Popponesset Marketplace & Popponesset Inn. Charming classic Nantucket-style architecture with cedar-shake roofs, picket fences, clam shell walks & driveways.

New Seabury offers miles of beaches, walking paths and biking trails scattered among its 2000 acres. Walk to Popponesset Marketplace and enjoy free concerts, shopping, mini golf, restaurants, a coffee shop, a general store, bike rentals and a Ice Cream shop. The Raw Bar at the Marketplace is famous for the best lobster roll in New England. A short trip to Mashpee Commons where you will find many unique shops, restaurants, movie theaters, Starbucks, etc. Easy day trip to the islands from nearby Falmouth or Hyannis.

Please note: occasionally in late April into May the beach may undergo replenishment (adding sand) which may limit private beach access during the weekdays during this period. Weekend/evening access will not be affected and the near-by public beach is not affected and be used.

Thank you for the perfect place to stay as we got married at the Poppy nearby! It was a magical cottage steps away from the beach and close to everything you need. We will always remember this perfect weekend and hope to stay again soon. Communication, cleanliness, support and everything was perfect!

Pros: Close to the beach, cute and cozy. Cons: The initial picture makes it look like it is overlooking the ocean, it is not. The shower is incredibly tiny and not in great shape. Probably why it wasn't shown.

Highly recommend this property. We enjoyed every minute of our stay. Will never forget the breathtaking views of sunrise and the moonlit walks on the beach in the late evenings. The house was very clean and the area quiet and nice. They addressed all of our issues in a very timely manner.

Very good stay

The cottage was adorable. It was a tad bit dated as other reviews have called out, but, that didn't bother us so much as the weather we had was great so time in the home was minimal. Easy check in - got the code and we were in! The location was perfect! Easy walk to the beach, close to market, mini-golf, coffee, raw bar, etc. Perfect for a couple or a young family - would not recommend more than 4 people staying or it would feel tight on space. Perfect stay for a long weekend.

Comfortable and relaxing!

Was the perfect place for our first trip to Cape Cod and our family of 4. The location can't be beat. The space was bright and airy with nice ocean views. The short walks to the beach and to the local shops for food was perfect. Such a relaxing and beautiful place.

Perfect beach cottage

Very cozy cottage. Had everything we needed, comfy beds, great location, very clean and 3 minute walk to the beach. Quiet neighborhood. Owner was very responsive to any questions and report of a small repair was immediately addressed. We would highly recommend!

Wonderful cottage so close to the beach!

Everything was wonderful. Even a small view of the water right from our cottage! The only thing to note is that the beds could be more comfortable. A short walk down the hill and a stairway down to a beautiful beach. We loved exploring our area and all around the Cape. We had a wonderful stay and would definitely recommend this property to everyone.

Great Labor Day Weekend Stay 10/10

We loved staying in this cute cottage by the beach this past LDW. It was the perfect location for my daughter’s wedding at Popponesset. The cottage was clean and location great, just a short walk to the beach for my morning walks. Communication with Justin was excellent! The cottage had everything we needed. We had such a nice ocean breeze that we didn’t even need to turn on the AC. I’d highly recommend this property.

Offseason Paradise

I recently booked this vacation rental for my parents as a weekend getaway, and they had the most amazing time. The property was even more spacious than expected, perfect for them to relax and unwind. The area is one I’ve stayed in before, so I knew it would be peaceful during the off-season, but the gorgeous weather made their stay extra special. From the moment they arrived, they felt completely spoiled. The rental was clean, cozy, and perfectly appointed, with everything they needed for a comfortable stay. We’ll definitely be booking again, thank you so much!

There was a big gap trying to communicate w VRBO prior to trip. Kept on rerouting me to new destinations rather than connecting me to the propoper person, owner to answer my questions. Otherwise, the home was lovely

Good Location with Opportunities to Refresh

Cute cottage in Upper portion of Cape Cod. Positives: - Pleasant cottage in a quiet neighborhood community- Good location in the Upper Cape - Good view of the ocean- Good access to restaurants, markets and transportation- Highly responsive ownersOpportunities: - Appeared not to have been open for some time, with stale smell - Counters, fridge and appliances were sticky and required cleaning - No/little soap or cleaning supplies available for use (we purchased at market to further clean the kitchen) - Broken outlet, stains on window coverings, rusted utensils, broken door lock (second lock was available for use), chipped pain (in particular on doors and bathroom). We have photos but will elect not to post. Overall, the cottage was pleasant and met our needs. As an older property, there is always opportunity to refresh the property and address details which would have elevated our personal experience.

CONFUSED and DISAPPOINTED

Reviews and pictures of this property were excellent so I was quite happy to book one week here. For months, I looked forward to this vacation. I chose this property based on the reviews and pictures on VRBO. MISREPRESENTATION - Picture 1/27 is NOT the house you are renting. The house you are renting is Picture 2/27 which is located up a hill, and not as close to the beach as the house in Picture 1/27. Using Picture 1/27 as the lead photo is misleading. I wish I had realized these pictures are of two DIFFERENT houses. All other pictures seem accurate. COMMUNICATION - One issue brought to the owner's attention was met with delayed response and no resolution. Rather than the easy solution of providing a missing bed sheet, the owner argued. I do believe the owner tried to get a sheet brought over but had a miscommunication with the cleaning service providing the linens...and didn't care to resolve. After having two of my messages ignored by the owner, I followed up and was accused of making a 'big deal' about it. The sheet was never provided. We decided to abruptly leave after only three nights, as this was better than staying in this uncomfortable situation (interacting with the owner). Leaving was a good decision. This is a nice place and in total not cheap. I expected a better experience overall but have learned a lesson. I gain nothing by sharing my honest review. Readers make your own assessments.

Everyone once in awhile we get a guest who seeks reasons to complain, Christina’s complaints literally started before she arrived. She did not abruptly leave, we asked her to leave after three days of frivolous complaints. Look at the other 50 5-star reviews for a legitimate description of the property!

Cottage was cute. Very small room rooms. The bunkbeds made me a little nervous as they were wobbly and we had two active little kids but it was fine. Air conditioners were floor units that took up a lot of space so we just worked around them but overall the space had everything we needed. It was nice that there was a smart tv in every room. We went to the beach that was in walking distance once but given the amount of stuff we had to carry for two little kids. It was a far walk. We decided to drive where we could get much closer to the beach the other days. Had it just been my husband and I it would’ve been perfect.

Some dirty dishes when we arrived and a musty smell. House is not as nice as pictures make it look to be, very small, bathroom was very tiny. Sheets old and thin. Beach chairs old, yucky, one was broken, weeds over grown in the patio brick, fence old and needs paint. There is not really a view of the ocean, you can see a small view from a distance from the house. Pictures are deceiving, not quite beach front access, a short walk through a neighborhood to the beach. No one on the entire neighborhood property used the beach when we were there. Private beach doesn’t have the same upkeep like a public beach. You couldn’t swim because of all the seaweed. Adorable path to walk through the woods to the shops and community area. Place was clean. Host available and communicates well, excellent access on arrival date.

First Cape visit

Great first time visit to the Cape. Mashoup Village very quite in autumn - you practically have the beach (minutes walk away) to yourself. Took in a perfect sunrise one morning. Justin is a great host - very responsive. Found the coffee maker in the unit wasn’t working on first morning and he replied immediately with instructions to access a nearby property to take the one from there. Would definitely stay here again.

Nice cottage with spacious feel

The cottage has distant view of ocean & 2 minute walk down hill to beach. The open concept LR, kitchen & dining area makes it feel spacious & bright with large windows. BRs are a bit small, but to be expected in a cottage. Shower is tight, but bathroom has washer/dryer which is a nice amenity. Kitchen is fully stocked with dishes, pots, pans & utensils, and some herbs & spices to cook with. Dish soap & hand soap are provided, as are paper towels & extra toilet paper. The large LR TV offers many cable channels. We only had a few minor issues. Directions should tell people that the entrance code goes into black box on the door & not the white box that’s to the left of it. The TV’s in BRs seem to offer just a limited number of free TV programs, plus Netflix & Hulu, for which a password or sign-on is needed. There are 6 or 7 different remotes for the 3 TVs & no directions as to which TVs they go with or even if we needed to use all of them. At night, outdoor lights from neighboring houses shine into bedroom windows, which have blinds, but lights still illuminate the windows, so if you need a really dark bedroom to sleep in, you won’t find it here unless you bring black-out curtains or an eye mask. All in all, we thought it was a nice little cottage in a quiet, well-maintained village.

Beautiful Beach House

This beach cottage was the perfect little home away from home for our small family over Labor day weekend. The cottage was in the nicest little community with mini golf and a short 2 minute walk to the beach. We stayed with our two young boys and the bunk room was perfect for them. The cottage was well equipped with everything you needed for a week away from home. It was very clean and felt a lot more spacious because of the vaulted ceilings. We enjoyed walks out on the beach and dinners out on the patio each night. We have stayed numerous summers down in the cape and look forward to returning to this adorable home.

Picturesque Cottage

This picturesque cottage was everything we hoped for. The neighborhood was quaint and the house was a short walk to the private beach. The icing on the cake was being able to watch the sun rise above the ocean from the primary bed. Such a wonderful spot to stay for our first time to Cape Cod.
