9 family members, 7 nights, 1 small hurricane! Our stay was phenomenal! The property is more beautiful in person! From start to finish -we couldn't have asked for more. Terri the host, Jen the property manager, and all the hard workers on the property were wonderful! Clearest beach, beautiful white sand and coconuts galore! Loved this property! Thank you to everyone who made our stay so wonderful!

A Wonderful Week

Our family of ten, spanning 3 generations, all enjoyed our week at Crossing Palms Villa. The grounds were impressive and well maintained. The grounds keepers did a great job keeping the pool clean and the beach and grounds immaculate. The kitchen was well stocked and Terri was wonderful in responding to any questions we had. We recommend the villa heartily to anyone looking for a relaxing week off the beaten path. We made several visits to Grace Bay and environs, but were always happy to get back to the quiet of our very special villa. Many great memories! Thanks!

Family Vacation

My family and I have just returned from a fabulous visit to Crossing Palms Villa. We are 3 generations and the Villa was perfect! My two married children each took a bungalow and the grandkids and I (Nanny) were in the main house. The Villa is gorgeous and Jen and Joseph were prompt and helpful with our questions. When we were able to tear ourselves away from the pool and beach we enjoyed the close proximity to shopping and restaurants. We had yummy dinners at Coco Bistro, Mango Reef, and Embers. After an amazing snorkel trip on the Atabeyra we enjoyed a private chef by Sea Salt, Becky came to the Villa and prepared dinner. The outdoor kitchen was so much fun for cooking and making drinks while never having to leave the pool. We all look forward to returning for a visit in the future. I would give Crossing Palms Villa at 10! June 15, 2025June 22, 2025.

Expensive Mosquito Bitten Week!

Description Deceptive! ONLY the bedrooms are AC. The entire living area is NOT air conditioned and the big glass doors they describe only shut if you want to swelter to try to get out of mosquitos , otherwise, plan to live and cook and play games with your grandkids in windy, humid, open air conditions. You have to wear bug spray 24/7. We tried to get mosquitos out of bedroom (Yes, we kept doors shut! That's what they tell you when you complain.). My poor family woke up with bites all over face, scalp, ears, fingers, toes....any part of body that stuck out of sheets. It was disgusting what my poor grandkids had to go through with the bug bites. The sink is falling away from counter. The dishwasher soap dispenser doesn't open so you have to throw pod in bottom and hope stuff gets cleaned. Had to run numerous times. Wheel broken on bottom dishwasher rack. AC in one of the pods dripped water on my son, they came to fix that one. We had to have yard and bedrooms sprayed daily! The washers aren't balanced and you have to go in twice every load and adjust clothes, plus there are so many mosquitos in the laundry room, my husband had to do it as mosquitos don't bother him as much. It was disgusting. In main part of house, don't try to shower all at once as on departure day because the master ran out of hot water and we had to take cold showers. Kitchen equipment cheap, dull knives, not enough coffee cups for 8. Broken beach chairs, Pool not heated!! HAVE FUN/NOT!

Paradise

Beautiful property! Direct access to the beach and pool with lots of games to play…we did not find we needed to plan much else but did enjoy renting jet skiis and a snorkeling expedition. Main area is open concept and the breeze was great. Bedrooms well air conditioned. While we saw a few, was pleasantly surprised at the lack of bugs. Jen was highly responsive and helpful!

Absolutely Beautiful

We visited in the spring of 2024 - a group of (ugg I do not like writing this) mid-fifties women. The house and grounds are as advertised. The house is clean and comfortable and on the most heavily blue body of water. The staff was attentive and helpful. Just note that not every taxi driver can find the house in the dark. We hope to return.

Private oasis in paradise

The grounds and views are breathtaking! We had a group of 7 adults and more than enough room for both gathering together and for finding our own favorite spots. Can’t beat the location - beach bar a short walk away and easy driving to Grace Bay Area. Highly recommend!

Great Turks Vacation

Had a great stay at the Villa! Property was exactly as on the website. Had great weather. Location unbeatable. Found ourselves going from pool to beach to pool. Beach was fantastic! Pool bar was awesome feature for afternoon gatherings. Had private chef for two nights...easy to manage in the kitchen. Rooms were well laid out and cool. Not sure I would ever stay in a hotel again! Unbelievable Villa Vacation

This villa is so well thought out with the layout, privacy, the pool, kitchen, and beach access. It is absolutely beautiful and extremely comfortable. We had 3 chef dinners from Caicos Catering that were the highlight of any meal we had here. We highly recommend them! The pool is amazing here especially the swim up bar. We had a group of 4 couples that utilized everything this villa offered including pickleball, basketballs, bean bags, beach, etc. Jen and Joseph were unbelievably hospitable and kind. They were super responsive, friendly, and gave good recommendations. Terry the owner is extremely responsive as well and they all went out of their way to ensure our group had a blast and had everything we needed.5 stars!!!! We will be back!

Beyond Spectacular!

Where do we even begin? As you enter the gate you see the grounds are meticulously taken care of and relaxation sets in...then you come to the home...it takes your breath away! We were visiting with our young adult children and they were also in love from the moment we walked in! The open air concept isn't something we have experienced before and the breeze made it almost magical. The photos online do not even compare to the treat that awaits you! We enjoyed family dinners at the huge round table, long talks at the swim up bar and even a game or two of beach volleyball. This is the perfect place for families and couples to gather to spend quality time together. Jen and Joseph were available every time we had a question and the owner Terry, even from afar made us feel like we were right next door. This has become our favorite vacation ever as a family and memories will last a lifetime. Simply amazing...you will not regret renting this home...it is by far the most spectacular property on Long Bay Beach. Simply amazing! We also had friends come to visit and stay just down the beach, walking distance from Crossing Palms, in Swaying Palms! It too was spectacular and we are planning a visit soon...just the two of us! It's cared for and owned by the same amazing people! Danielle & Dave

Paradise in Turks

Stunning property all around. The pool was a pleasure when not on the idyllic beach. Ensuites and individual spaces were well laid out, while the open, shared great room and kitchen were ideal for family gatherings. The home is well-appointed and very well-kept, with daily maintenance and excellent communication from the property manager and team. Plenty for the family to do and still very close to Grace Bay if you want to venture out. One of our favorite family vacations all time!

Yes, you’ve arrived in paradise!

Amazing place. The pics do not do it justice. World class property and hosts. My wife and I hosted 10 people at this property for our 20th wedding anniversary. We had the time of our lives. The property encompasses several acres so there is room to congregate and spread out. Can’t beat it. Great neighborhood. Beach and pool were world class.

Amazing stay at Crossing Palms

We stayed at Crossing Palms in late February and words can not describe the amazing time we had! There were nine of us, my husband and myself, son & daughter in law, daughter and son in law and 3 grandchildren. The villa was beyond our expectations and our expectations were high! The Villa, the location, the beach were perfect for us. We used every amenity, basketball, tennis, volleyball, kayaks & paddle boards, and the stunning pool! We are definitely hoping to stay here again in the future. If you are with a group this place can't be beat!

great house, great location.

could not have been better. the location and property were fantastic. would recommend having a rental car, everything is close, but cabs are pricey for a large group. Terry was great and very responsive!
