Please park on the garage side; do not drive up to or around the gazebo. ►Connectivity: High-speed Wi-Fi, central heating, and AC. ►Laundry: Washer/dryer with supplies provided. ►Minimum Age: Renter must be 25+ with valid ID. ►No Parties or Events: Unauthorized gatherings, smoking/vaping/e-cigs/use of recreational drugs, or violation of house rules may result in substantial fees and immediate removal from the property. ►Guest Count: Please ensure your guest count is accurate. All visitors on the property counts toward the total. Undisclosed guests will incur penalties. The house comfortably accommodates up to 16 registered guests. Contact host if there are more guest. Extra charges of $100 per guest per night applies after 16. For safety, insurance, well water, and septic capacity reasons, only approved guests may be on the property at any time. ►Wildlife: We are in a wilderness area. Do not leave food outside. Bears, bucks, and other wildlife are active at night. To help protect our environment, we kindly ask guests to minimize waste and dispose off trash responsibly during their stay. ►Table Care: No drinks or open containers are allowed on the game tables (Pool, Poker, Arcade, etc.). Spills will cause permanent damage. ►Hot Tub Care: Please shower before entering the hot tub to preserve water quality. Oils and lotions can damage the system. Excessive cleaning due to misuse may result in additional charges. ►Septic System: The home is on a septic system. Please flush only the provided toilet paper. Any wipes, paper towels, feminine products, or other materials can cause blockages and significant damage. Plumbing issues resulting from improper use may incur repair charges exceeding $500. ►Early Check-In & Late Check-Out: Due to our mountain location and tight housekeeping schedules, early arrivals and late departures are typically unavailable. Guests needing extended access may book an additional night before or after their stay. Check-out is promptly at 10:00am PST. We allow 15 minutes grace period. Check-outs later than that will be subject to fees. ►Mountain Living: Being immersed in nature means you may occasionally encounter insects or small critters such as ants, spiders, insects, mice and cobwebs despite regular professional pest control. We take every precaution, including regularly scheduled professional pest control to minimize these occurrences, but they are a natural part of the mountain experience and may get past our defenses from time to time. If you do notice any of this during your stay, please let us know so we can promptly address them and ensure your comfort. ►No Pets Policy: To maintain an allergen-free environment, pets are not permitted. In accordance with applicable law, valid service animals are welcome. Undisclosed/unapproved pet will incur $300 per day per pet penalty. ►Power Outages: Mountain weather can occasionally cause power interruptions. While outages are typically restored as quickly as possible, we recommend guests prepare accordingly during winter travel. ►Winter Snow & Road Access: Property is at an elevation. During winter months, heavy or unprecedented storms may impact road conditions. Snow clearing services in Oakhurst are limited and may not be available on demand. In rare situations, guests could experience delayed access or temporary difficulty leaving the property during severe weather events. ►Insurance: We strongly suggest purchasing Travel Insurance, as we cannot offer refunds for last-minute cancellations due to weather, travel delays, or illness. ►Pre-Arrival Information: At least 24 hours prior to arrival, guests will receive their personalized door code, full address, and detailed check-in instructions.

Default rates are discounted for smaller groups. Pricing might differ with increase in number of guests.
