Edgewater 1200 offers two bedrooms, two bathrooms, and some of the best views in Destin. The owners have done an incredible job of furnishing and decorating this vacation rental condo, not to mention the updates in the kitchen and bath. This condo features fresh paint, a new range, tile flooring throughout, and amazing new patio doors that lead out to the balcony from the Master Bedroom and Living Room. Relax on the spacious terrace and enjoy the most amazing panoramic water views.


The Master bedroom offers a king-sized bed and a master bath. The Guest bedroom features two double beds and an adjoining bath as well. In the living room, you'll find a queen sleeper sofa, so this lovely condo can easily accommodate up to 6 guests. With flat screen TVs in each room, dining at the counter top and at the table, and all the necessary kitchen amenities, you can enjoy the comfort of home in the luxury of your beach retreat.

Additional beach toys such as Stand Up Get Up Paddle Boards and Ocean Kayaks are also available for additional fees.

Edgewater Beach Resort is a gated community and offers several luxury amenities, including two Gulf front pools (one seasonally heated) spread out across multiple levels, a spacious sundeck, the poolside Tiki Hut Bar andĀ Grill, a hot tub, kiddie pool, full exercise room, propane barbecue grills, picnic area, playground, sports courts, a putting area, a private beach, high-speed internet, and a large 2-level parking garage, lower level 6' clearance, upper level 5'8" clearance. Oversized vehicle outdoor parking all along the rear and sides of the building.

The property was located on a private beach, so we did not have tents and loud music to obstruct the view of the sound of the waves. It was so relaxing. Great location to shopping and we could walk down the beach to the Surf Hut for a seafood dinner.

Perfect location on the beach.

We stayed on the 12th floor and our condo was wonderful. It was clean and updated. It has everything we needed in the kitchen and a washer and dryer to make things easier on everyone. They are in the process of updating the entire property, one elevator is being rebuilt and the will rebuild the other one when that one is done. Even being down an elevator, we seldom had a long wait. The pool area is wonderful, but it could use some more chairs around the pool. The beach is so close. We have a large vehicle so we needed to park outside the garage. There are a lot of spaces, but it gets full fast because some cars and smaller vehicles that could park in the garage park in these spots. There is a large grocery store and many shops and restaurants within walking distance or a short drive. The location of the condo and the condo itself are amazing.

The ice maker doesnā€™t make enough ice for one glass a day so we had to buy bags of ice. There were zero hangers in any of the rooms. I bought some at Dollar General so hopefully they are still there for other guests. Beautiful view from the balcony. Rental company was very easy to deal with, would rent through them again. Overall, pretty good experience.

We absolutely love Edgewater, Iā€™ve stayed in various units since 2008. We loved the location, right next to the elevators which was really nice with our little one. You couldnā€™t hear anything from inside the unit at all! They provided everything we needed for our short trip, I knew to bring our own spices for when we cooked. The only complaint I have is that the ice maker inside the freezer does not work, it appears theyā€™re switching it out maybe because there was 2 full size fridges in our unit so we used the one that was more so in the living room than in the kitchen. But with me breastfeeding we had to have ice for the bottles we needed to take to the beach so we just went and bought a bag of ice. Hindsight, no big deal but it was an inconvenience. Overall we would stay again, great condo!

(Flight cancelled and lost a day and then no luggage for 4.5 days) But the room was nice. Great location! Really came into play with the outstanding outlet shops right across the street! Onsite management team was quite helpful. Loved the 2 pools and gated grounds. Always a parking spot underground and carts available on every floor. Grocery store and chick-fil-a was also right across the street. The published photos with ocean views are legit. I did do some handyman things during a rain storm but that's what guys do. (trimmed and cleaned the plants containers on the balcony, wd-40 all doors and fixed the freezer magnetic trim). We would stay here again in a heart beat. Book it now and enjoy!

Great Trip!

I took my daughter and some friends for a much needed girls trip. The rooms were just as pictured on the listing. Everything was clean and comfortable. The only thing we disliked was the ice-maker took forever to make ice. Minor issue. The rest of the stay was perfect. Would definitely stay here again.

Baby's First Beach Vacay

The condo was perfect for our family of 5. The kitchen was stocked with all the cooking necessities. So this made cooking family meals in the condo so easy. Make sure you bring salt, pepper, sugar, and any other spices you cook with. The pools and the baby pool was perfect for the baby. We were so thankful for the 2 complimentary beach chairs. This greatly lightened our load of stuff to carry to the beach. And, most importantly, the view from the room was amazing.

The AC wasnā€™t working properly, the WiFi took a few days to get connected to bc the network and password given werenā€™t accurate, killed a few bugs in the condo and the freezer in the fridge never did start working. Neither of the resort pools are heated and were very chilly the week we were there in June. Everything else was nice. Communication was fast and check in and out was easy. The view was beautiful. We also enjoyed the chairs and umbrellas on the beach.

Overall, I do not recommend this vacation rental. Reviewer Comments: Our condo at Edgewater 1200 was not a good experience. The staff at Edgewater were rude and unhelpful. Upon arrival we found 3 cockroaches in our condo, and an additional few more as the week progressed. The fire alarm went off multiple times a day most of the days we were there and the entire building had to exit. All false alarms. The third party property management company that we went through was helpful and even provided some free excursions for the inconvenience, but the Edgewater staff on-site was terribly rude and disengaged. The master bed is old and creeky and the mattress sinks in the middle. The building itself is old and rundown. The pool area is new and nicer. We will not return.

What I expected

We enjoy staying at Edgewater. Although every unit has different decor, the unit layout is typically the same. Everything about 1200 was good. Clean and comfortable. Some earlier reviews mentioned dishwasher problems. The dishwasher now appears to be new. Being close to the elevator is definitely a plus and thereā€™s no noise from the elevator in the unit at all. Even riding the elevator seems very quiet. Again, Edgewater is a great place as it is very secure and private while being located near many things. We will be staying here anytime we travel to the Destin area and would definitely consider staying in 1200 again. BTW, although fire alarms have been a problem in the past, the alarms did not go off, at all, for the week we were there, thankfully.

We so enjoyed our first trip to Florida and staying at the Majestic sun! The unit was clean and we had a most everything we needed. Whatever we didnā€™t have, we could just take a quick drive to the market. It was close to everything including the gorgeous beach it was on. I would recommend staying here.

Edgewater Amazing, but do NOT use Vacation Palms

This unit has a wonderful view and huge balcony. This is an end unit which is so close to the elevator. I was afraid of noise, but it was quiet and had no noise disturbance at all! Being close to the elevator was perfect! This unit is decorated well and comfortable. Plenty of room for my family of 5! Location is perfect and in walking distance to places to eat and tons of shopping. The dishwasher door really needs to be replaced. It slams open and falls to the floor when opened. My only complaint is regarding the agency that rents this unit. I called 2 days before leaving to make sure the pool was heated. They assured me it was heated and ready to go. They even put me on hold to call the Edgewater resort themself. Once we got down to the resort (an 11 hour drive for us) the heated pool was half empty (not working at all) and of course the other pool was too cold to swim in during November. I talked to the front desk and they said they have been waiting on a broken part since the end of October so the pool hasnā€™t been able to be used since then. I emailed back and forth with Vacation Palms and they said this wasnā€™t their problem and they cannot keep up with what is going on at the property. My issue was the lying 2 days prior about the pool being heated and ready. I wouldā€™ve expected either a small discount or even a name of a neighboring property where they would allow us to take the kids to swim. We had no pool use our entire visit. and the agency couldā€™ve cared less. As we were leaving, I talked to maintenance. They said parts and plugs had to be replaced which would take a few days. They said Edgewater was compensating their guests in some way but of course I had to tell them I was renting from an outside agency. Pretty disappointed. Iā€™ve stayed at Edgewater many times! Just stay away from renting from Vacation Palms.
