River Road Villas is one of the newest developments on River Road between the
2nd & 3rd crossing. It is located within minutes of Canyon Lake, historic downtown New Braunfels and Gruene. Enjoy the beautiful, relaxing scenic cliff side views from your front porch. This home has an elevated deck with stairs and covered parking. This 3-bedroom 2-bath upstairs and 1 bedroom 1 bath downstairs (4 Bedroom 3 Bath)
has an outstanding floor plan with granite counter tops, tile floors, full kitchen (refrigerator, stove, microwave, coffee maker, blender, dishwasher, dishes and cook ware) washer and dryer. Fully furnished with 70" flat screen in living room, 40" flat screen in master bedroom and 40" flat screen in downstairs bedroom. The House sits about 75 yards from the Guadalupe, with 100 feet of direct river access. Tube rentals are conveniently located on either side at Mountain Breeze or CaP’s Crossing (formally Gilligan's Island). Enter river here at The Villas and be picked up at a variety of places and be returned to property. Enjoy live music in Gruene or River Road Icehouse only a short drive away. Gruene has the oldest dance hall in Texas, wineries, antique shopping, and great restaurants. Boating, water-skiing and sailing can be found 10 minutes away at Canyon Lake. The drive up River Road to the lake is notably one of the most scenic areas in Texas. Watch for deer, turkeys and other wildlife along the way!

Something to keep in mind- WINTER FISHING TRIPS, this is the perfect place to fish or fly fish! Each November the river is stocked with trout up by the Canyon Lake dam and at several other places along the river. There are several guides in the area that provide lessons and float or wading trips...

We require all guests to sign & return a Rental Agreement & House Rules Agreement to us before their check in date. Once received we will provide access codes to the house.

Vacation Stay Review

Overall great experience. The overall house accommodations were great for our family vacation. However, there were a few issues that should be addressed. Dishwasher did not work well; left white deposit on cleaned dishes and utensils. Ended up hand washing. The fans on front porch did not work. Porch light at door acted strange so did not use. Although we realize that security system is good gor owner, light coming on every few minutes/seconds get very annoying. Thanks for sharing your place woth us.

River Trip

We had a fun long weekend. Enjoyed cooking in both the upstairs and downstairs kitchens. Liked the picnic table back by the downstairs kitchen. Enjoyed the cornhole boards after dark with the floodlights. Had plenty of beds for our two families plus a couple of our teenagers’ friends. River was very close. Used the shuttle company next door to take us upriver er and pick us up downriver (we stopped here at the house for a half way break). Downstairs room was a bit muggy and difficult to keep cool. But had a very convenient downstairs bathroom and refrigerator. We would definitely stay here again.

Great house

The house was great. The river was very low. The neighborhood is very nice. However there is an RV park right behind the neighborhood and there is no noise ordinance laws in the county. Therefore our last night the windows were rumbling the floors were shaking the bass was so loud. The music was totally inappropriate and could be clearly heard until at least 2:00 am. We had a small child in our group and it woke him up and kept him awake. The first 2 nights were great and the neighbors are awesome and respectful within the neighborhood! Just be aware there is no noise ordinance and the police can ask to turn it down but that it takes a couple of hours or when an officer becomes available! The Comal is still great for floating!!

Great place with river access!

This complex is one of the best places to stay on River Road. This house is along the drive but has a downstairs kitchen similar to the ones facing the river. I appreciate the upgrade. It allows a space for everyone to hang out without being inside the house.

2022 River Trip

We had a great time at #7. The house was perfect... couldn't get the TV downstairs to work but we weren't there to watch TV, lol. House was big beautiful and clean. Stocked with everything we would need... loved it all. Thank you so much... till next time!! 😉❤️

2nd time staying. As good as the first

James was very good to deal with as a property manager. We thought we were going to have a small air conditioner issue when we first got there, and they were very quick to get somebody out there if we needed it, but we ended up figuring out the problem ourselves. I feel like the pictures are very accurate. We actually stayed out there last year on Labor Day as well in the same house, so we obviously wouldn’t have come back to it if we didn’t like it. There’s a really good area outside downstairs to play corn hole and just hang out. He has boards there, and they’re really nice boards for cornhole, but you might need to bring bags. We were a group of four families with kids ranging from ages of 9 to 13. The property itself is safe and seems very secure, because it is a fenced in little community of houses and there is a gate and you have to have the code to get into the complex. There is a place literally next-door to rent tubes from, so we didn’t even have to drive there, and the tube rental place, caps Crossing, even picked up the tubes from our house. They have a two hour float starting up river that will drop you right back off at your complex, and you can hang out down at the river, which a lot of people do because there is a rocky shoreline there, or you can tube down the river further and caps crossing will come get you at those destinations. We do drink on the river when we’re floating, so we did not have to worry about anybody driving afterwords. That was a big plus. It’s little noisy at night, but we were also there for Labor Day, so we didn’t mind the noise at all as we were there to unwind and have a good time as well. People that stayed in this little complex community were families kind of like us, but also bachelorette parties, and stuff like that. If you’re looking for a completely silent place to stare at the river and take in the ambience, this is probably not your place, but if you’re looking for a place to have a good time at the river and soak it all in, it’s a really great place to stay with great access to the river, a tube rental place next-door, it’s secure, and the house is nice. There’s also a big deck that we spent a lot of time on upstairs, and it’s very nice in the morning because you are facing the mountain, so you do have some times of silence to enjoy your coffee and get ready for the day. Great place!

Nice stay

We have stayed at the complex for four years, each time a different house. We enjoyed the location of this home and the amenities for the outdoor kitchen. We did not like not having extra paper towels, toilet paper or trash bags. If we had known we needed to bring extra we would have, but we did have to make a run to the store for those items. We also had an issue with the refrigerator door shelves falling when we opened the door, causing everything to fall out and break, and cutting ones foot open. And we had an issue with the hot water heater pipe busting and flooding the closet and bedroom downstairs, causing one to slip and fall. Both incidents, I notified the owner with details and he was immediately responsive. Overall it was a fairly decent property to stay at.

We had an amazing time at this property close to all attractions between San Antonio, and Austin. River access was the best for all the kids, and adults we will defiantly be staying at this property on our return trips

New Years get away

We had a wonderful time at this property, perfect for walks and peaceful days, James is super host, he did replayed very quickly, we had an issues with the heather and he sent somebody to fixed it even though it was January first without any problem. The river it is super close, the house was amazing and super clean, it was spacious enough for a large group. Was a perfect place, we definitely will be back.

Family Time

We were looking for a place to fit 14 people comfortably and this house did it. The house was big, nice and clean. We had no problems The whole booking process was very easy .

Family Fun!

The house was PERFECT! Gorgeous, clean and great location. Both kids and adults had a blast! The owner was absolutely the best. Answered all my questions to better prepare ourselves. I highly recommend this listing. We made Long lasting mememories.

The beautiful view from the front porch over looking the cliff side is awesome. The front porch is great for spotting Goats throughout the day grazing.
