Within this charming area, lies Oak Tree Cottage, a pretty cottage with its own sitting-out area ideal for al fresco dining in summer.. All on the Ground Floor:

Bedroom 1: Double (4ft 6in) Bed

Bathroom: Bath With Shower Over, Toilet. Gas central heating (£35pw Nov-Mar, payable to owner on arrival), electricity, bed linen, towels and Wi-Fi included. Travel cot. Welcome pack. Lawned garden with garden furniture and BBQ. Private parking for 2 cars. No smoking.. Situated in a charming area of Devon, these properties are ideal for those seeking a comfortable, practical holiday base whilst spending lots of time exploring this great part of Devon. Grove Cottages consists of two holiday properties, The Swallows (ref HRRA), a single-storey barn conversion, and Oak Tree Cottage (ref HMMY).



Nearby Instow is an unspoilt seaside village with a large sandy beach and dunes, fishermen’s cottages, village shops and a good selection of pubs and restaurants. A fabulous location that has something for everyone, the area is a must for water sports, sailing enthusiasts and fishermen. Walkers and cyclists can enjoy the famous Tarka Trail. North Devon has wonderful beaches and is well positioned for visits to Exmoor, Dartmoor and North Cornwall. At Croyde and Woolacombe, discover some of the best and cleanest surf beaches in the country, as well as many smaller coves and bays. Exmoor and the South West Coastal Path are located close by and there are NT properties at Arlington and Knighthayes. Shops ½ mile, pub, beach and restaurants approximately ¼ mile.

Really excellent stay in oak tree cottage.

Really excellent stay in oak tree cottage.It was perfectly set up for our family of dogs and a small person. The totally enclosed garden gave us peace of mind that we were secure and all could roam. The cottage had great touches with DVD’s for when the weather was less than perfect. We hope to return soon!

We really enjoyed our stay at oak tree cottage despite the wet weather and were made to feel very welcome. The cottage is private whilst being at the end of the owners property. The children loved walking past the chickens everyday. The cottage is possibly more suited to slightly older children as our 17mth old toddler was quite interested in the stone fireplace. The cottage is beautiful, clean and such a lovely place to come on holiday and relax.

The cottage is beautiful, clean and such a lovely place to come on holiday and relax. There is so much to do in this area with only a short walk to the beach. The owners Nic and Dave are so friendly and make you feel at home with a home made cake on arrival and fresh eggs from thier ducks and Chickens.

Great location and lovely little hidden cottage. Everything you needed, just like home from home. Homemade cake on arrival plus fresh eggs. Will definitely be returning and would highly recommend.

a stunning little gem, hidden away. perfect for a relaxing getaway in a perfect location for walkers or cyclists. the cottage has everything you want or need with extra little touches like a home baked cake on arrival and home farmed eggs form the chicken coup in the basket. the only reason I haven't given it 10 across the board is the spiders in the cottage not that they bothered me or my wife but my son has a phobia so we had to go round and hoover them all away before he would sleep there apart form that it was excellent and would happily recommend and return

The welcome was excellent.

The welcome was excellent. We were greeted by Dave who explained everything whilst showing us around the cottage. Although we parked just off a busy road, the traffic could not be heard. The location was quiet and peaceful. It is an excellent place to use as a base for visiting the surrounding areas. There are some wonderful places to eat with most being within walking distance from the cottage. Nik and Dave are very friendly and nothing is too much for them. They are excellent hosts. Overall we really enjoyed our stay there and strongly recommend others to book it. You will not be disappointed. Thank you Nik and Dave, we will be back.

Very comfortable, well equipped cottage in a great location.

Very comfortable, well equipped cottage in a great location. Easy walking distance to beautiful beach, shops & restaurants, short drive to bigger towns, and, while parts of the beach only allow dogs at certain times of the year, there are numerous dog friendly footpaths (including the Tarka Trail) within easy reach. It’s a lovely cottage, definitely worth a visit and I’m sure that we will be booking again in the future.

Had a lovely relaxing holiday at Oak Tree Cottage, helped by lovely weather. Very warm welcome by owners for us and our dog. Nothing too much trouble. Would recommend. Lovely beach at Instow in walking distance.
