Come enjoy Southern Grounds, a home conveniently located directly north of 30A, on the quaint street of Montigo Avenue in the heart of Seagrove Beach! This strikingly spacious 3 bedroom, 3 bath property will sleep up to 9 people and is just a short walk or bike to the beach! This beautiful street is located less than one mile from both Seaside and Watercolor – only a short walk, bike or drive to fun family activities, delicious restaurants, and desirable boutiques in the surrounding communities.

1st Floor:
Large deck space, great for entertaining
Living area with a comfy couch and two chairs
Open Kitchen and Dining area, seating for 4 at the bartop, and 6 at the dining table
Bedroom 1: Full-over-full bunk bedroom with twin trundle, TV
Full bath with w/ easy access for all first floor guests

2nd Floor:
Bedroom 2: King master suite with sitting area and TV. Private bath with double vanities, glass enclosed shower, and large soaking tub
Bedroom 3: Queen bed with private bathroom. Tub/shower combo.
Both bedrooms have access to beautiful outdoor balconies for more relaxing or entertaining space.

Outside:
Enjoy the sunshine by the large pool. This area makes a great place to gather with a dining table, grill and plenty of lounge chairs. There's also an outdoor bathroom and mini kitchenette (sink and mini fridge). The private pool is perfect for entertaining and relaxing. There is plenty of seating outside and views of the pool from the balconies.

Your stay at Southern Grounds comes with Xplorie’s best activities! one ticket per day, per activity! (over $800 in nightly value) Tee off at Emerald Bay or Regatta Bay, zip through Baytowne Adventure Zone, and sail on the Sea Blaster Dolphin Cruise. Enjoy Big Kahuna’s Water Park, Black Light Mini Golf, and scenic bike rides with complimentary rentals. Explore 30A with ease and adventure!

* Parking for several cars both under the house as well as in the very long driveway

A Benchmark welcome bag and initial starter kit of amenities are provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, and 1 liner for each trashcan. For each bathroom it includes: 1 roll of toilet paper, 1 set of soap/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom, plus 2 washing machine pods.

Great for a family

We thoroughly enjoyed our stay here. It’s a convenient location to multiple shops and restaurants. I would advise those booking to realize the bike rentals should be booked in advance because we booked once we got checked in and they couldn’t deliver until several days into our trip. I would say it’s great for one family due to one living room area.

The house is 1.5 blocks from public access to beach, easy to walk or park. Centrally located between Seaside and Rosemary beach. We loved the location! The house is great, just noticed that its not being upkept well so things are starting to fall apart. The refrigerator was broken upon arrival, exterior wooden stairs and balconies are rotten and some planks were coming off and teh sprinkler system came apart and flooded the neighbors who were very upset. The rental company was very responsive over the weekend regarding the refrigerator; however they took a whole day to bring a temporary refrigerator and only reimbursed us for half of our groceries, so a little upset about that, especially with small kids wanting their food etc.

Loved the house and the location!

We loved the house. Would definitely stay here again. Each bedroom having its own bathroom was ideal for our group. Location is great. Easy walk to the beach. Pool and outdoor area are perfect for when you may want a break from the beach or just to grill in the evenings.

Great house

We spent spring break here, and it was wonderful—quiet street close to the beach, heated pool a huge plus! Will come back to this house.

House well decorated and appointed. We would stay again.A couple of small items to note to be honest...ice make did not work properly...needs to be replaced. Suggest adding some more forks, there were only 4. rest of kitchen was great. there are a lot of stairs, but didn't bother us. Loved the pool. Needed skimming but with trees around that is to be expected. Master bedroom mattress has a dip on one side. May need a new mattress pad toper. I think they had a 4" pad on it. Still had a great sleep.These are small items that can be easily corrected. It is a greaat house.

Great location

Other than it being slightly run down, our stay was just great. The dishwasher was broken when we got there, and it was filled with dirty dishes from someone else, but the management group had a new dishwasher installed by day 4. One of the rugs, had a hole in the middle, and some lampshades were broken/crooked/loose. The location was great for a quick golfcart ride into Seaside town. The beach was so close, very easily accessible by walk or golfcart. The street was quiet and set back, so was private.

Pool area is nice and the house has that southern charm. The property could use some TLC on the upstairs balcony. Dryer went down towards the end of our week that could not be repaired prior to departure. Otherwise it would be 5’s all around.

Spring Break/Easter 2024

I took my daughter and her 5 friends 16/17yr for Spring Break. Location was great if your want to be near Seaside/the Square. The pool is large with plenty of seating out side. It was a short walk with easy access to the beach. The house has beach chairs and a wagon with umbrellas underneath the carport for guests to use, however NO BEACH-TOWELS. Be aware.. There is no ground floor entry level so be prepared to carry all of your belongings and groceries up the front stairs of the home. Overall great stay, Thank you for Sharing your home.

Easy access to the beach

We lucked out with weather and had a great time. The house exceeded expectations. It was really clean and lots of fun to stay at. Hot water in the showers were quirky, took some figuring out. The pool heater never worked and we were refunded. Fortunately it wasn't so cold we couldn't use the pool. Our spring break was early March so temps are hit or miss, if it was cold and the pool heater didn't work we'd have been disappointed as that's was a main reason we selected this property. Everything worked out.

Very close to beach access and walkable to everywhere you need to go. House is perfect for 6 with 3 nice bedrooms and enjoyed the decks and protected back pool. A few minor issues with hot water supply if 2-3 showered within a few hours, and property management company is bare bones on supplies with no extra TP, towels, or any kitchen supplies (just salt- not even pepper). Should charge $25-50 more a week and provide a bit of extra back up.

It’s an uphill walk to the beach. We enjoyed staying at the house. I let the rental company know that there were fleas in the front yard and driveway.the house was good.the rental company told me we would have 2 bikes when I rented it, then they later said we didn’t get bikes. No welcoming bag.

Great house with a big pool!

We enjoyed our stay and the house is very nice. The pool is double the size of the neighbors. The grill had a spare tank, which was great. Full Fridge in the kitchen and a nice little Fridge down by the pool. Our only suggestions would be a few more towels considering its a minimum 7 day stay and you will likely shower twice a day. Also, starting off with TP in each bathroom and an extra this or that consumable would be nice (i.e. TP, Paper Towels, Trash Bag, Soap). The walk to the beach is short. We felt going to the public access entrance was easier (one house to the right of 30A). We also started going out to the beach around eight to put out chairs and our Easy-Up to nab front row space on the beach. Worked Great!

FABULOUS Location

Overall, I recommend this vacation rental. Reviewer Comments: They say the three most important features are, "Location, location, location" and this house has it. Access to the beach is FABULOUS! Not only is it a quick walk, there are no steps so we could pull our wagon right onto the beach. There were also showers at the top of the boardwalk. While there was a parking lot, it was just so much easier for us to walk! The house comfortably sleeps 8. Nice open floor plan downstairs. The pool and deck area downstairs are a real plus. Was able to park one of the cars under the house which helped. Had a few problems with the ice maker, microwave and one of the showers, but the house is under new management and there were so growing pains. I would expect it all to be straightened out in a month or two. Management was immediately responsive to my concerns.

Stairs, stairs, tetanus, and broken dryer and bad wifi

Rating Details: The property manager was adequately helpful. The vacation rental was very clean. I was somewhat unhappy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Warning, this house has alot of stairs that are rotting, falling apart, and potentially give you more than happy memories, like tetanus or broken ankle. The dryer was not functioning, which seemed to be an ongoing complaint from previous occupants. Also, be prepared to bring your own pots/pans. This house is equipped with a really abused set of Teflon pots and pans that will shed “pepper” flakes in all food. The house wifi was spotty at best, often dropping signal every 20-30 minutes and the signal did not reach the second floor bdr. Besides the negative comments the house was comfortably adequate for our stay and conveniently located within minutes walk to the beach. I would recommend this property if the stairs and wifi were remedied. I recommend Benchmark Properties for future vacation rentals.

Overall, I do not recommend this vacation rental. Reviewer Comments: Pros, location to beach. Beach was nice, plenty of room for family, house over all was great. Near by food was excellent.Cons, getting anything fixed from the management company. wifi worked off and on but mostly off. Always had to restart and reconnect. TVs would not connect to wifi or get satellite. Pool heater was broken but was told via text will still get charged since we approved it and it would take 24 hrs to heat. 3 days later still ice cold pool. Maintenance person told us he told them it was broken. Reviews from a month ago also stated it was broken at the time. Ice maker broken,said they would come out to fix but never did. Sent a maintenance person out but all he did was confirm that it was not working. Bikes were chained up and no one knew the code. Never got to use them. Beach wagon wheels were falling apart and couldn't pull or steer it.

Wonderful home

Overall, I recommend this vacation rental. Reviewer Comments: We travel to the 30A area at least two times a year and this home was one of our favorites. It’s a beautiful home and well maintained. The front porch with the bed swing was where I spent most of the rainy days. So peaceful.The house was spotless and well laid out. It was a perfect size for our family of four. I think another family could have joined us and it still would have been enough space.Due to Corona we spent most of our time cooking and the kitchen was well equipped. The grill was maintained with a full propane tank. Such a plus!The only cons that I can possibly say would be the pool area. It needs to come equipped with a vacuum. It had to be cleaned by us twice a day due to a pine tree. There was also a huge ant problem, so sitting on the pool deck or any of the patio furniture was not an option. And if you are looking forward to the outdoor tv like my husband was, it’s not going to happen. The internet connection is way too weak. Don’t let the above cons deter you. The house and the 30A area is worth overlooking those minor issues. Our children cried when we had to leave, so I know some great memories were made.Thanks for a wonderful week!!

Wonderful retreat

Absolutely loved our stay! Beautiful house and so close to the beach. The pool was an amazing add on and my kids loved it more then the ocean. Close to everything but private. Can not say enough great things about our family trip.

Overall, I recommend this vacation rental. Reviewer Comments: This is a great spacious house in a very nice location. The house is a short walk to a beach access. The backyard pool is huge! We loved spending mornings at the beach and moving to the pool in the afternoon with our kids. If you have alot to haul to the beach, I would recommend bringing a wagon for transport. The only complaints I have with the house were:1) lack of towels and wash clothes. The management company says you will have one set per guest and the property sleeps 8. We did not have one per guest and in fact only had about three wash clothes total! 2) the kitchenware was lacking. We had plastic spoons for table ware!The property really could use an update on all kitchenware and table ware. We usually do a lot of eating in and cooking while on vacation.Also if I could suggest an improvement it would be installing hooks for wet pool and beach towels and swimsuits. There is so much outdoor patio space for this minor convenience. It would be a small expense for a very useful upgrade. Overall, I would highly recommend the property. Even with the two complaints, I would go back again.
